Ayres Cottage is excellently located in Burnham Thorpe, a mere two miles from the stunning North Norfolk coastline and the exquisite Holkham Hall, and just one mile from the popular Georgian village of Burnham Market. This cottage beautifully encapsulates peaceful and comfortable country living, blended with modern comforts.

Constructed from authentic Norfolk brick and chalk, this charming and cosy village hideaway is the ideal retreat for a family of four, or a couple or two. With the delightful village gastropub just a few minutes walk away, and the nearest coastline less than an hour walk, or six minute drive away, Ayres Cottage is a great base from which to explore this vibrant corner of North Norfolk.

On the ground floor, the very well-equipped modern kitchen provides a table for two, where a quiet early morning coffee can be enjoyed. With an electric Range cooker and plenty of worktop space available, this is the perfect stage for any keen cooks to rustle up a delicious feast made using the local produce that is available right on the doorstep.The L-shaped sitting room has been thoughtfully curated in a relaxed style, to evoke ultimate calm. A wood burning stove set in a feature fireplace adds extra warmth and ambience. French doors open out into the cottage garden, inviting the outdoors in on warm sunny days. With seating for four guests, the dining area benefits from garden views, making it an idyllic spot to create lasting holiday memories. Upstairs, two beautifully presented bedrooms are offered. The master bedroom hosts a double bed, with twin beds provided in bedroom two. With rooms decorated in muted colours, and bed dressed in fine linens, guests will revel in a comfortable deep sleep. This rooms are served by a good-size family bathroom offering bath with shower over.

Outside, the south facing private courtyard garden is the perfect spot to read a book, dine al fresco, or perhaps share in a carafe of wine to reflect on the day's exciting events. Allocated off-road parking is available for one car on the rear driveway, and Ayres Cottage features an EV charger.

Lovely cottage in a great location

We had a lovely stay at Ayres Cottage, although a little tired in places the cottage was warm, clean and in a great location to explore North Norfolk. We couldn’t fit our car through the opening to the parking, however there was enough space in front of the cottage to park. We would stay again, so we are hoping the new owners will keep the cottage as a holiday rental cottage.

Great location

A very comfortable cottage in a great location. Cottage well looked after with everything you woukd want in your own home (apart from a pizza cutter!!) Rural setting in a lovely quiet village but close drive to beautiful nearby beaches. Wonderful location to explore the North Norfolk coast.

Great location in North Norfolk

We spent a week at Ayers cottage in a very quiet location. Although there were no local shops in Burnham Thorpe, Burnham Market is only a few minutes drive away for all the shopping we needed. Lots of local dog friendly pubs with good quality food. The cottage was comfortable with a nice enclosed garden which was secure for the dog.

Summary of property

The property requires upgrading in most areas to gain maximum rental price. Bathroom is especially bad ,double bed is small and uncomfortable, sofas are uncomfortable too. Outside garden table needs attention.

Has potential

Property needs a good spring clean, we needed drinking glasses and towels, not great from Norfolk Hideaways. Good location and nice place to stay, but needs work on general cleaning and checking of items in the kitchen as crockery is chipped, no suitable drinking glasses etc. We needed towels on the first day as promised, not the evening before we left. Good location though and after having cleaned parts of myself, we had a nice time.

An enjoyable second stay

We returned to Ayers Cottage because it offers a comfortable place to stay in a quiet village, yet within easy access of Burnham Market and the coast. The cottage is furnished as a family home and is well above the normal standard for rented holiday properties. We highly recommend it and will be coming again.

Excellent for getting away after being locked down for so long

All excellent, especially the wildlife (deer, hares, fledging bluetits) included in the package! Sofas a bit uncomfortable (backs too low for comfortable sitting) otherwise everything fine. Getting in to the parking space a bit of a challenge the forst few times. Good centre for walks and exploring.

Delightful cottage opposite a brook

We found Ayers cottage to be very suitable to our needs, set in a quiet, pretty village with dedicated parking and good facilities. The garden is enclosed and not really overlooked. One poor point was that Norfolk Hideaways had left a note on the toilet cistern to say that they were aware of a cracked toilet seat and would try to order one. The seat was cracked and also not attached safely to the toilet making it both unhygienic and dangerous. This was reported the first morning we were there and quickly remedied by Norfolk Hideaways. The bathroom cold tap is a bit unresponsive at times but they couldn’t fix that. The garden table was encrusted with mould but I managed to clean that off before we used it. Overall we would happily return to this cottage. We spend quite a bit of time in N Norfolk cottages and this was one we would recommend. It looks like The Nelson pub which is a very short walk away is opening again so that will be great for future visitors. We walked in to Burnham market to visit Number 29 and Socius for some delightful meals.

Relaxing break

lovely, well equipped cottage. Really comfortable bed with good pillows & gorgeous feather quilt. Burnham Thorpe is so peaceful with lots of walks from the door, our dog loved it. Such a lot of great places to visit within a 20 min drive. Holkham beach is a must. There was an issue with the shower pump whilst we were there, but dealt with ASAP when we reported it, excellent customer service team.

Needs a good clean

A lovely place to stay in a lovely location however the cottage really needs a good clean. We split some water on the floors down stairs and use some kitchen towel to clean it up and it was black. The same was the bathroom floor. We ended up mopping them all to feel a little more comfortable. The back garden could also do with a tidy and the back gate needs fixing as any child could easily get out.

Ayes Cottage comfortable and cosy.

Very cosy, comfortable and well equipped cottage. Burnham Thorpe is a small village where Horacio Nelson was born. It is close to Burnham Market where there are nice restaurants and not far from the coast. We enjoyed our stay there over Christmas it was very quiet there which is what we wanted away from all the celebrations.

Can't wait to return

Lovely comfortable well equipped cottage with a secure garden in a quiet location, convenient for beautiful beaches and walks. Good off road parking but the access width was very tight!
