Main Description
One Grooms Cottage in Dunster is a traditional stone built property that has recently been renovated and modernised throughout to offer luxury holiday accommodation for up to 6 guests. The cottage is beautifully presented and includes the usual selection of modern conveniences, plus a number of smart technology items (including SKY, Netflix and Goggle Home) to give the property that real wow factor. (Further details provided under the Appliances and Amenties section).

The accommodation is split between two levels; entering through the front door on the upper level the entrance leads down a few steps to the kitchen area. Double doors open into the dining room with large oak table and chairs. The sitting room is also on the upper level. Downstairs are the three bedrooms, two double bedrooms (king-sized beds), and one twin bedroom. There is one en-suite shower room and one family bathroom. Outside there is a small courtyard which is accessed via one of the bedrooms.

Very well-behaved dogs are welcome by prior arrangement (strictly a maximum of two dogs only). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow your dog/s in the bedrooms or on any of the furniture and do not leave them alone in the property at any time, also please do not let your dogs off the lead around the outside of the property, these are private fields.

The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay.
Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Indoor Description
The kitchen has been completely refitted and is well-equipped with all new appliances, accessories, crockery, cutlery and glasses. The equipment includes an electric oven, induction hob, Nespresso coffee machine, ‘Hotel Chocolate’ Velvetiser, dishwasher, microwave, toaster, kettle. Ggle Home is also fitted in the kitchen (hands-free help from the virtual Ggle assistant)!

The sitting room is spacious and includes 55-inch Smart TV and Bose Soundbar with Sky and Netflix.

The large dining room has a solid oak table that seats 8 comfortably. Also in this room is a matching oak desk so if you have to catch up with work or just want to surf the net you can do so in comfort.

Wi-Fi is available throughout the property with an added feature of BT Home hub boosting the Wi-Fi to the max.

Downstairs, the master bedroom has a king-sized bed and is perfect for a honeymoon suite or brides’ room, Ggle Home is fitted as well as a dressing table and all home comforts. There is an en-suite shower room comprising of shower, toilet, and hand-basin.

There is a second very spacious comfortable bedroom with king-size bed. Ggle Home is fitted as well as a dressing table, double wardrobe and all home comforts.

The third bedroom is bright and cheery and has twin beds.

The family bathroom has a lovely free-standing bath with shower over, plus toilet, hand basin and features a bathroom TV so you can relax in the bath and watch your favourite TV programme. Both the bathroom and en-suite shower room are also fitted with lighting mirrors. The main bathroom mirror has Wi-Fi connection and built-in speakers. Toilet paper will be in both the bathroom and en-suite.
Further information about how to use these appliances will be provided in the cottage in case you need them.

There is a utility cupboard downstairs off of the hall which is where you will find an iron and ironing board and storage for suitcases. The washing machine and dryer are located in the back courtyard.

Electricity and heating costs are included in the price of your accommodation. Central heating is fitted throughout the property and can be adjusted to suit your preferences.

Bed linen and towels are provided for your convenience. Please bring outdoor/beach towels if you wish to take them with you on day trips.

Two very well-behaved dogs are welcome by prior arrangement (strictly two dogs maximum). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow your dog/s on the furniture and do not leave them alone in the property at any time.

Outdoor Description
There is a small courtyard area with a table and chairs on the lower level of the cottage, this is accessed via one of the bedrooms.

The medieval village of Dunster is just a short stroll from the front door, there is a great selection of restaurants, pubs, tea rooms, cafes, shops and galleries all worth a visit, and plenty to keep you entertained for at least one full day!

There is parking for up to two cars on the drive at the far end of the house. The area allocated to One Grooms Cottage is clearly marked with a sign. Please respect our neighbours by not using or blocking access to their parking area.

The region
Dunster is brimming with history and has been well-preserved as a Medieval village, the High Street is iconic with the Dunster Castle (National Trust) sitting proudly at one end, and the Yarn Market at the other. There's also the Tithe Barn to explore, the Dovecote, Butter Cross and the 15th century church. Dunster is also a bustling village with several restaurants, pubs and tea rooms, plus a varied range of independent shops and galleries. Many of the shops in Dunster are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops may also reduce their opening days and/or hours out-of-season.

Minehead is the nearest town, approximately 1.5 miles from Dunster. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town and have long opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.

The cottage had all the mod cons , our little boy loved the tv in the bathroom and massive tv in the living room . The beds were really comfy. The availability of washing machine and tumble drier was great to wash out swimsuits and towels after a day at the beach. The location was excellent , 2 min walk to the high street and a lovely coffee shop on the other side of the road out side the tourist info shop. We ate in several of the pubs and restaurants all good but the highlight was reeves for hubbies birthday which was excellent.

Everything about this cottage is superb. It really felt like home as soon as we walked through the door. Everything had been thought of and the selection of goodies was a great surprise. We were celebrating a family birthday and the space and ambience made it very special. The location was perfect for going into Dunster and we really enjoyed spending time in the town exploring. We did an Exmoor safari which collected us from the car park 2 minutes walk away. We would strongly recommend this lovely cottage and will be back.

Wow! This cottage was amazing! It is the first cottage we have stayed in that had thought of everything (and more) to make for a truly luxurious and comfortable holiday. All the furniture and equipment was good quality, top of the range stuff. There were footstools, blankets, flocked matching hangers in the wardrobes, Ghd hairdryers in the bedrooms, toiletries in the bathrooms, wine, cordial, tea, coffee, biscuits, milk, and butter to welcome us in the kitchen. Huge tv with Sky and Netflix in the lounge, tv in the bathroom, Google around the house, nespresso coffee machine, I could go on! They really had thought of everything down to the finest detail. We loved it and would definitely recommend it! There is also a large parking space, enough for 2 cars, right next to the property, which is an added bonus in Dunster.

What an amazing find!! I have stayed in many holiday cottages and villas over the years and this one was by far the nicest. Well equipped, beautifully decorated, attention to detail above and beyond. We arrived Halloween evening and the cottage had been decorated, treats left out for us to give out to any children who called or a note to put on the door (complete with blue tack) if we preferred not to answer the door. The welcome pack was gratefully received and a very thoughtful touch. My daughter is study at college in Minehead and we will definitely book again next time we visit. Dunster is beautiful with pubs and tea rooms aplenty while Minehead and the local beaches were in easy reach. Thank you
