Property Summary
East Harwood Farm Cottage is secluded, and set high up in Exmoor National Park above Timberscombe. It has a tranquil setting, with stunning views. Ideal for walkers, and close to the coast. The cottage is 200 years old and adjoins the owner's farmhouse. Sorry, no under 5's. Up to two dogs welcome.

Main Description
East Harwood Farm Cottage near Timberscombe is a pretty cottage with countryside views from every window at the front of the house. The property is stone built and is attached at one corner to the owners farmhouse next door. The farm has a unique vantage point across the valley, with barely another property in sight. Very quiet and secluded.

Sorry, but we are unable to accept children under 5 years, as this is a working farm with ponds and livestock.

Sleeps up to 4 guests in two bedrooms

Wood-burner in the sitting room plus central heating throughout.
Well-equipped kitchen with modern range cooker.
One king-sized double and one twin bedroom, both upstairs.
Upstairs family bathroom with shower over bath.
Patio area directly outside with table and chairs.
Picnic table and barbecue for guest use on a lower lawn.
No smoking in the cottage, but allowed in the area directly outside the cottage, as long as the windows are closed. No smoking near the stables.
Local pub in Timberscombe (approx 1.5 miles), currently drinks only.
Wifi - but being a rural area, this is not the fastest.
Wood burning stove available outside the summer period with a basket of logs included. Additional baskets available on-site for £5 each
Bed linen and towels are provided.

Up to two well-behaved dogs are welcome by prior arrangement and for a supplementary fee of £15 per dog. Dogs must never be left alone in the cottage. We suggest you keep an eye on your dog if they are likely to go exploring. There is access to the moors via bridle paths and footpaths.

To comply with the owner's insurance policy there is no access to the farm itself or the owner's garden. Please note that guests are not insured when outside the cottage.


Indoor Description
The entrance to the property is via the hall with space for coats and boots, etc. Then straight into the living room which has a wood-burning stove for cosy evenings on the sofa. The dining table comfortably seats four and is by the entrance to the kitchen. The kitchen is equipped with a large electric range oven and hob, microwave, cookware, cutlery, crockery, glasses, etc. and an under-counter fridge with a small freezer compartment. Some non-perishable items will be provided, such as salt, pepper, oil, etc.

Upstairs there is one double bedroom with King sized bed, and one twin room. The bathroom comprises a bath with shower over, toilet and handbasin. The 2nd TV is there in the King sized bed room.

Electricity and heating costs are included in the price of your accommodation. Central heating is fitted throughout the property and there is a wood-burner in the living room for winter use. One basket of logs and some kindling will be provided. Further logs can be purchased on site from the owners if required.

Bed linen and towels are provided. Please bring outdoor/beach towels if you wish to take them with you on day trips.

Up to two dogs are welcome by prior arrangement, for a supplement of £15 per dog. Please do not allow your dogs on the furniture or upstairs.

Wifi is available, but given this is a rural area, speeds are typically slow. There is poor mobile coverage at the cottage itself, with some from EE and Vodafone.

There is no washing machine at the property, but the owners will do a load for any guests staying for a week or more.

Sorry: No children under 5, as this is a farm with ponds and livestock.

Outdoor Description
The property is approached via a 3/4 mile private drive.

There is a patio area directly outside the cottage (not enclosed) with a table and chairs for enjoying a drink or soaking up the view. In summer there is also a private picnic area by the lower barn, which gets sunshine until early evening.

The lower barn has room for up to 3 horses in stables with rubber mats, with feed room, wash rack and more.

For insurance reasons, guests are asked to keep to the driveway, from which a number of footpaths can be accessed. One leads up onto the moors and Dunkery Beacon, while another leads down into the valley. There are several options for walking directly from the door.
NB Please note that guests are not insured for injury when outside the cottage.

The village of Timberscombe is approx 1 mile from the cottage. The local pub currently does not serve food, but is dog and family friendly.



Parking
Please park as close to the cottage as you can to unload, and then re-park by the railings. This is to make it easier for horses to pass.

Pets Description
All dogs need to be house-trained. Up to two well-behaved dogs are welcome for a supplementary fee of £15 per dog. We suggest you keep an eye on your dog if they are likely to go exploring. There is access to the moors via bridle paths.

Timberscombe is a charming village, which has a pub (drinks only), church and Post Office.

Dunster (3 miles from Timberscombe) is generally recognised as one of the most perfectly-preserved medieval villages in England. There are many attractive and historic features, including a 17th century watermill (which still grinds flour), a pack horse bridge and of course Dunster Castle, owned and managed by the National Trust.

The coast can be accessed at Dunster beach or Minehead, or further west at Porlock Weir or Lynmouth (shingle beaches). North Devon's sandy beaches are an hour away by car. The South West Coastal Path starts at Minehead, some 15 minutes away by car.

East Harwood Farm is in the heart of Exmoor National Park, which has numerous walks and longer trails, including popular beauty spots like Tarr Steps, Webber's Post and Landacre Bridge. Dunkery Beacon, the highest point on Exmoor, can be reached on foot, or in 15 minutes by car.

In recent years a wood in the valley has become famous for the abundance of snowdrops, hence the area has become known as 'Snowdrop Valley'. The snowdrops bloom from the end of January for about three weeks. The Valley is a 25 minute walk from the Farm.

Heerlijke plek!

Wij hebben een fijn verblijf gehad bij Jane en Brian. Het huisje is heel leuk, mooie plek en prachtig uitzicht. Veel konijntjes en een vos gezien en in de omgeving is er genoeg te zien en te doen. Aanrader dit huisje, wifi is alleen heel traag. Zorg ervoor dat je tiener films download van tevoren;-)

Lovely cosy property and a warm welcome

The property was exactly as listed - perfect and cosy. The weather was unkind but this did not spoil our stay. The cottage is a great place to stay to explore Exmoor and the coastline, and then return for a warm log fire in the evening. Jane and Brian were the perfect hosts - on hand when needed for suggestions/recommendations, but unobtrusive even though are living next door. We would definitely recommend!!!

You can do some lovely walks without the need to drive but if you're not up for the big hills then a short drive takes you to the edge of the moor and lots of beautiful walks and views that are accessible for most people. The owners, Jane and Brian, are most excellent hosts and on hand whenever you need them.

Absolutely wonderful cottage and equally wonderful hosts! The cottage has recently been refurbished to a high standard, but still feels very cosy and homely. The area is absolutely lovely - a bit like Cornwall without the hordes of tourists - with both tranquil and spectacular walking routes. We'll be back as 1 week was not enough to explore the beauty of Exmoor, and, if available, we'll be booking the same cottage for sure. Highly recommended!

The rural location is fantastic with beautiful views from the cottage door, the secluded BBQ/picnic area is a nice touch and adequately compensates for the lack of an enclosed garden (though that might not suit some dog owners). Access to the countryside is great from the front door whether cycling, walking or running though you will need a car for the shops and pub. The location is also good for access to the coast and Exmoor in general. The hosts were very welcoming and a few welcome provisions and fresh flowers a nice touch. Would definitely go there again.

The location is idyllic and you will be assured of a very warm welcome from Jane and Brian who are on site. They were very helpful just getting us oriented in the area and making a few suggestions to help us get the best out of our week. Why go all the way to Cornwall fighting the traffic when you could come to this area which is so much closer and actually more dramatic landscape? The cottage itself is beautifully appointed with every comfort that you might expect. The peace and tranquility you experience is immediate and so good for your wellbeing. There are many good walks all around and quite a variety of restaurants and tea rooms in the locality. Fly fishing also available an hour a way at Barnstaple for those interested.
