South-facing cottage with gardens and parking

Primrose Cottage is a charming pet-friendly home within Dittisham Court. Peace and tranquillity reflect all around – from the soft furnishings in the living space to the soothing bedrooms. French doors open to overlook the communal orchards and gardens. Plus, there's patio seating for summer lunches and suppers. Park the car on-site and take a short walk to the village shop and pub, as well as the quayside where you can catch a boat to Dartmouth, or picnic in the riverside meadow.


Accommodation:

The front door leads into the hallway with space for coats and boots. Straight through to the light and airy sitting room with sofa and armchairs, and a TV with DVD player. French doors fill the room with light and take you out to the sunny patio with garden furniture. At the near end of the room, there is a dining area with a table and chairs for 4. Primrose Cottage benefits from a well-equipped kitchen with modern cream cupboards, an electric oven and hob, microwave, an integrated dishwasher, an integrated fridge-freezer, a washing machine and DAB radio. A serving hatch connects the kitchen to the living room. On the ground floor there is also a small cloakroom and WC.

Upstairs there are two bedrooms. The master bedroom has a kingsize bed and views across the orchard and village, with a built-in wardrobe and an en-suite shower room with power shower. The second bedroom is a twin room with two 3' beds and a built-in wardrobe. There is also a family bathroom upstairs with a bath, electric overhead shower.

A travel cot and highchair are available upon request.

There's central heating throughout.

Primrose Cottageis part of a group of properties that can groups. So, if you are planning a trip as a family and are looking to accommodate a larger family we may well be able to help you. All properties are within a short walk of each other (some neighbouring). Please do contact us to discuss dates and availability.


Outside:

Primrose Cottage benefits from a sunny patio that extends around the side of the cottage accessed via the French doors from the living room. With garden furniture and views across the shared orchard, it's the perfect spot for a peaceful al fresco meal or a quiet spot to sit and read. The orchard is accessible via a few steps at the end of the patio area.

Guests also have access to the four acres of communal ground on Dittisham Court which include large grassy areas with vantage points over Bow Creek and over towards The Quay, as well as the orchard at the bottom. Guests are welcome to exercise dogs on the grounds however we ask they are kept on leads.


Parking:

There is a private parking space for one car outside the front of the cottage. Please note you need to drive under an arch with a height restriction of 7'6".


Nearby:

The village pub, The Red Lion Inn, is a 2-minute walk around the corner. The Red Lion also hosts the village shop and Post Office. A 10-minute walk will take you to The Quay where you will find the Ferry Boat Inn and The Anchorstone Café as well as ferries to the National Trust's Greenway house and gardens, and Dartmouth. Blackpool Sands is the closest beach - a 10-minute drive away.

Primrose cottage review

The cottage was very nice,clean and an excellent position for us. We throughly enjoyed our time there. Would recommend dart valley cottage’s to family and friends. Will be returning in the future.

Tired house but pleasant location

This was our second visit, and on our arrival we were dismayed to see the house looking so tired and dirty outside. The interior was clean, but the kitchen was very disappointing. Cooking equipment was in some cases greasy and not properly washed, items were broken including the kettle. Kitchen cupboard interiors were dirty. This time we couldn’t use the garden furniture because the grass was long and hadn’t been cut for some time. We contacted Dart Valley staff, who said they would pass on our comments to the owners. Nothing happened despite their written assurances about high standards in the house manual. We cleaned the kitchen cupboards and kitchen utensils we needed to use. We phoned again half way through our stay and asked about a replacement kettle. The member of staff said that she still hadn’t heard from the owners, but that she would have a working kettle delivered to the cottage. We enjoyed being once more in Dittisham but would never stay in this cottage again, nor trust Dart Valley Cottages.

Great location, cottage needs some TLC

Cosy and well equipped. Beds comfy. All linen clean and good quality. Pretty garden and communal orchard well kept, ideal if you have a pet. Garden not secure however. Areas need addressing. Some interior damp, water damage staining. Lawn table leg broke. En-suite shower no pressure. Outside rendering dirty, gives poor first impression, would be a quick job to fix. Informed Dart Valley of issues, they were very quick to reply and forwarded info to owner. Dart Valley have been very professional throughout booking and rental period.

Great location and very comfortable

The cottage is quiet with lovely views across the orchard towards the river, and to the church. It has a nice garden and terrace. It was clean and comfortable with pleasant furnishings. However, it needs attention to the damp, possibly rot, in the downstairs toilet, as well as some blown out double glazing units. The parking was really convenient. We would happily stay again if visiting the area.

Nice, but needs a small amount of TLC.

Lovely quiet location with a pleasant view across Dittisham and a small private garden. The property was generally very clean but there were a few small issues, basin plug not working, toilet lid not fixed properly and beware the dishwasher door that will crash down when you open it. The property although nice lacks a bit of soul, with no books, games or ornaments to give that nice lived in feeling.

Splendid holiday in Dittisham

We had a wonderful fortnight in Primrose cottage in Dittisham. The location is great , with a lovely view of the church and the communal garden which looks like it used to be an orchard. Easy parking and a lovely village , this is our 20th year of visiting!

5 days at primrose cottage

Very comfortable cottage although the bed could do with a few springs. Very well equipped with loads of hand wash/sanitizer and plenty of cleaning equipment. The location was excellent unfortunately the weather wasn't too good to make the most of the beautiful garden and outside. Excellent pub/shop/post office etc. We would certainly book it again.

Beautiful stay in Dittisham

Lovely cottage which was spotless on arrival. Cake and milk was a very welcome surprise. Our toddler loved the garden and orchard and we used the cottage as a base to explore not only the village, but to go kayaking, visit numerous beaches and the wonderful babbacombe model village.

Good location but...

The location is very good, in a quiet place in Dittisham. The cottage is part of a row of rental properties with a small garden and a larger shared plot. Walking distance to quay, pubs, village. The walk to Dartmouth is very scenic and you can return by river boat. The confirmation email we received stated to bring towels, so we did but we found towels at the property - communication issue? We found the property looked clean but there were cobwebs, dirty windows, sticky kitchen surfaces that imply a quick clean with lots of cleaning products rather than deep cleaning. The furniture is really outdated (the sofa really needs replacing, It is old and stained) and it feels like stepping back in time with polyester bedding. The welcome pack consisted of a packed Swiss roll and milk. The whole property feels unwelcoming and unloved. There is no attention to detail anywhere. Having been in several cottages in the last 15 years, this is ,in our opinion, very overpriced..

Very enjoyable stay at Primrose Cottage

We really enjoyed our stay in Primrose Cottage/Dittisham. The village is very quiet and relaxing. The cottage was just what we needed and we found everything there that we needed. There were cobwebs/spiders around the ceiling in the kitchen but other than that, the cottage was clean. The area to the rear of the property i.e. the orchard was ideal for the dog. It was lovely looking out over this during our stay. Overall, we had a lovely week and we would definitely return Thank you

Primrose cottage 2021

The exterior of the property was tired and dirty, windows need cleaning patio needs weeding bushes trimming, and perhaps a lick of paint, the garden furniture has seen better days. Interior was basic it was clean and overall ok but again needed some TLC, the bed has broken lattes, light bulbs out ,fire place has broken tiles and all the upstairs floor boards squeak when you walk on them so anyone going to the toilet in the night woke up other guest. There are crows living in the chimney which wake you up at 5am every morning. The cottage was ideal situated in the village and access was good. Value for money is a hard one to judge as all properties in the area have had massive price increases since covid

Primrose cottage.

Primrose cottage was known to be a clean well designed comfortable holiday home by the year’s of reports in the visitor’s book. We had rain every day but managed to visit friends and family for walks . This was the last week of lockdown so the well equipped kitchen at the cottage was so helpful. Super new fridge. Upstairs much comfort , super main bedroom with a very good King mattress and en-suite. Unfortunately we used the second bedroom single mattresses for one night only. Sadly the only poor night. We are sailors so we have been used to sailing past Dittisham. We should have stayed in the beautiful village way before now. Unfortunately there are no more weeks available at Primrose Cottage, so best wishes to all the lucky ones in 2021. Christopher and Lesley. Gloucestershire.

Beautiful location

It is a beautiful location. We loved the view of the orchard garden and Dittisham from the french windows. The well stocked village shop is only a couple of minutes walk away too. We found changing programmes on the TV difficult to negotiate, and couldn't work out how to download the subtitles option I need. Some instructions would be helpful. We enjoyed our stay very much, and would like to return sometime in the future.

Because of Covid19 all ornamentation and excess kitchenware had understandably been removed We had not been updated on where to find the house key or the new housekeeper's contact number but this was luckily resolved We reported that there were some broken tiles in the guttering and that the dishwasher seemed to need attention The fitted fridge door didn't close properly and there was a constant buzzing noise But the cottage was warm and comfortable with plenty of hot water , in a good position in the village of Dittisham with parking which is a bonus here!
