✨ Fully private: spacious Victorian conversion garden studio with parking ✨

Do you need a temporary base in London or fancy some quiet time from your typical lifestyle? This private (you do not share any of it during your stay), airy-yet-cosy studio space in Catford - with 12' ceilings and 9' windows - is a city-lover's home-away-from-home. It comes with an enormous garden, ample free parking and a short walk to the town centre where there are two train stations - in addition to restaurants, shops, entertainment, pubs and more - that take you to the heart of London within 20 to 30 minutes.

*About: duration of stay*

I'm ideally looking for guests for a period between one and three months at a time to act as my lodger/home-guardian - though shorter durations may be acceptable. This is ideal for a tourist, London-job-hunter, temporary worker/course-attender or recent transplant; someone who needs to move or travel to London and requires a base whilst they enjoy their time here or look for longer-term accommodation. It’s also handy for anyone in limbo between home-moves or while renovations are happening in their permanent abode.

All guests must have a personal photograph uploaded to their public VRBO account plus several verifications.

*About: the space*

The space is on the ground floor of a large Victorian property, within a conservation area, with a 12-foot ceiling and enormous sash windows. The largest windows have secondary glazing for extra security and to keep the warmth in.

All of the power points in the space have been upgraded to also have USB charging ports.

A professional cleaner deep cleans the space *between* guests’ reservations; bookings of 28+ days include 45 minutes' light-cleaning (surface cleaning the rooms plus vacuuming and mopping the floors) by a professional cleaner once per two to three weeks. Guests are responsible for keeping the space clean and tidy during their stays: there are a plethora of cleaning products in the bathroom and cupboard under the kitchen sink that guests are welcome to use.

THE LIVING-ROOM/SLEEPING ROOM

What is the living room is also the bedroom = a studio space. It was lovingly redecorated a couple of years ago and is still in beautiful condition.

It's approximately 130 sq ft with laminate wood floors and a view that spans the massive garden. It has a 47" LG LED HD SMART TV, powered by a NOW TV firestick, which can be used to watch catch-up/on-demand streaming services such as Netflix, Now TV, Amazon Prime, Sky, YouTube (user-generated content) and more entertainment services *provided you sign into your personal account*.

* A complementary NOW TV ‘Entertainment Pass’, with more than 300 box sets, is available until 17 April 2022. *

There's strong wifi, a big - ridiculously opulent, in my opinion - electronically reclining couch, a dining table/work desk and more.

Guests can either sleep on a recently purchased single Jay-Be folding bed (the mattress is 5cm deep) or the comfy sofa.

Full disclosure: some guests like the folding bed, some like the sofa, some don't like either - if you fall in the latter group you ought to personally purchase an a mattress topper or air bed rather than persevere with being uncomfortable for the entire duration of the reservation; as a remote host that's the quirk of reserving this space - you are responsible to find a way to make *yourself* the most comfortable as I'm not nearby to assist with it.

THE KITCHEN

The kitchen is a great size for a London studio space - it's approximately 90 sq ft. It's very clean and fully functional...and is waiting for someone to make better use of it than I have had the time to do!

It was also redecorated in Autumn 2021 in light (blush) pink, whites, coppers and silvers. It has a gorgeous, cream and red, textured feature wall. Beautiful coving and a ceiling rose were recently added as well, with all of it painted white, to emphasize the space's Victorian charm.

It has white cabinets (some will be locked to prevent damage to expensive crockery), black work-tops, multiple white floating shelves to carry glasses plus condiments and ingredients, cream floor tiles and two windows; one of which is above the sink and gazes out to the garden. It has a washing machine/tumble dryer, dishwasher, fridge/freezer, Nespresso coffee capsule machine, kettle, four-slice toaster, microwave, gas oven and four-pod stove. Although expensive/sentimental crockery/other items will be locked away, some basic cleaning products, utensils, everyday ingredients and general kitchen items will remain available for use - but some of this is subject to past guests replacing them if I am not in the country to personally do it.

THE BATHROOM

The bathroom is around 28 sq ft and is simple yet sophisticated; in autumn 2021 it was redecorated in dark green, whites and silvers. It has a stunning, cream and emerald green, textured feature wall. There are black floor tiles, a large heated towel rail, a sail shower screen, several mirrors plus lots of storage and shelf-space. You can enjoy the full bath or use it for a shower.

Beautiful coving was also recently added to its ceiling, plus a ceiling rose, with all of it painted white, to restore the space's Victorian charm.

THE BUILDING & GARDEN

The 120-year-old building contains five flats, but it is unlikely guests will see neighbours from any of the households as the space has its own private entrance/exit. Just like the majority of Victorian conversion buildings in London it is possible you may hear the other households as they pass through the communal hallway when the space’s TV isn’t switched on or music isn’t playing (ie: when you’re in complete silence).

There's direct access to enjoy the enormous - approximately 50 feet long and 30 feet wide - garden, which a professional gardener maintains a couple of times a month during decent weather. There's a courtyard area where I tend to enjoy sitting and relaxing with a cup of coffee in the morning/afternoon or with a cocktail with friends in the evening. The garden's west-facing so the sun sets over it, which can be quite picturesque.

Guests will use the building's alleyway door to enter and exit the space via its private side-entrance, where every room within it is accessible except for my locked bedroom. I encourage guests to use the communal garden; it's such a special area to have in London!

There is a door within the living/sleeping space that is locked. It leads to the foyer of the property where my post is delivered and the other householders of the building access their homes. No one else in the building has the keys for this door; it is completely secure and remains locked during guests' reservations.

Please respect the home as you'd respect your family's. If anything goes wrong or breaks, just let me know; I'm sure we can take care of it. Remove your shoes at the front door; it will ensure the space stays as clean as possible. Replace anything you use or damage, like-for-like. Stay organised and tidy to enjoy your stay.

*** Breaking any of the following rules will result in reservations being terminated without warning and without a refund of the remaining duration: ***

* No one other than the sole Airbnb account holder is allowed inside the property.

* Illegal activity is prohibited.

* The space is for general living; no type of party or business activity is permitted.

* The address cannot be used to receive post; it will go missing and I do not accept any liability. Please do not ask me to make an exception.

* No pets or other animals (including service or emotional support; due to the allergies of other occupants) are allowed inside the property. If there is evidence of this - such as, but not limited to, fur, damage or smell - in addition you agree to pay a £500 cleaning fee.

* Remember to lock the space's front door and security door behind you - the former needs the key to lock it, the latter should be pulled shut and jiggled until you hear the lock ‘click’. If you lose the keys in addition you agree to pay a £200 lock-change and new-keys-cutting fee. Please do not lose the keys! There is not a spare set so you may have to spend the night elsewhere at your own expense until I am available to authorise and organise for a locksmith to visit the space to give you access, change the lock(s) etc.

* Smoking substances of any type inside or outside the property is prohibited. If there is evidence of this - such as, but not limited to, ash, burn damage or smell - in addition you agree to pay a £500 cleaning fee.

* Do not eat or drink anything while sitting or laying on the sofa.

* The driveway has three comfortable parking spaces without hindering each vehicle, however my car occupies a space as does other people’s in the building. You are welcome to infrequently (once or twice a month) use a spare space or block my car *for up to an hour*. For parking of anything longer than an hour you can use the free street parking on Penerley Road, which is directly across the road from the space’s building.

Please keep all written communication with me in Airbnb's system. Please remember I am typically five hours behind the UK's time zone so, unless it is an emergency, do not contact me between my quiet hours of 9pm and 9am ET (2am and 2pm GMT/BST).

I spend a few months a year away from London and have explored 39 of the US's 50 states thus far. I also celebrate my birthday in a different part of the world each year; it's a little tradition I started in 2005.

Why they chose this property

The studio space offers longer-term accommodation-seekers flexibility with not having to sign a 12-month tenancy agreement if less than that duration is needed, plus all bills and furniture are included in the costs.

The property is a splendid ten-minute walk from two train stations (Catford and Catford Bridge - both are in zone three), where you can typically travel to London Bridge, Waterloo East and Elephant & Castle in 15 to 20 minutes; Cannon Street, Charing Cross and Blackfriars in 20 to 25 minutes; City Thames Link in 26 minutes; and Farringdon in 28 minutes - just to name a few destination options.

You can travel quite quickly to Lewisham Station to use the Docklands Light Railway (DLR) if you want to access the more eastern parts of London.

In a few years the Bakerloo underground line will be extended to Catford, which is very exciting!

More than 10 bus routes are available at bus stops that are between 30 seconds' and four minutes' walk away from the space. They travel all over London so I can't begin to tell you where you could visit using them!

Catford is a leafy and peaceful neighbourhood. Its town centre is just over a five-minute walk away, with banks, supermarkets, great countryside-esque and hipster local pubs (the Catford Constitutional Club, Ninth Life, the Catford Bridge Tavern, the London & Rye), a post office, gym, yoga studio, library, pool hall, bakeries, off-licences, restaurants/takeaways (Chinese, Japanese, Turkish, Indian, Italian), fast food, pharmacies, opticians, pound shops, grocers, butchers, coffee shops, bars and more.

Several cinemas have recently re-opened in the town too!
