Our beautiful apartment has just had a very modern make over. (Bedroom 1) with double bed, Bed Side Cabinet, reading lights ,1 door wardrobe, mirror, hair dryer and travel cot. (Bedroom 2) with twin beds, bedside cabinets and reading lights. (Bathroom) tiled with electric shower, toilet and hand basin. (Kitchen) Modern and fully equipped with dishwasher, oven with grill and ceramic hob, microwave, Toaster, Kettle, coffee machine, washing machine, fridge/freezer and High Chair. (Dining room) white gloss 6 seater table with 6 chairs. (Decking Area from Kitchen) With Picnic Bench. (Lounge) with two sofas one with a bed, TV, DVD Player , Patio doors leading on to the balcony and 2 chairs and a small table. (Upstairs toilet). Towels and linen are provided, please bring beach towels, property cleaned and linen changed weekly. you also have free Wifi.
If you arrive before 6pm we meet and take you and your luggage over the sandy beach to your apartment, If you arrive after 6pm we leave the key in a key safe out side the apartment.



Sandunes apartments have been graded 4 star by visitEngland. Situated on the sandy beach of Camber, from your first floor windows you can look across the bay of Rye and see the cliffs of Fairlight or some of many fishing boats leaving or returning to Rye harbour.

What a wonderful time we have just had at Sandunes 2. The property had everything you will need to have a comfortable stay. The location is superb! The welcome basket is a delightful extra. We cannot wait to stay again soon.

Schöne Wohnung in toller Lage
Tolle Lage direkt am Strand. Absolute Ruhe morgens und abends. Unter der Woche auch tagsüber relativ wenig los (Mitte August). Die Wohnung an sich ist recht gemütlich und ordentlich Könnte speziell in der Küche etwas sauberer sein. Für 4 Erwachsene ist die Wohnung perfekt

An Annual Treat
Each year we book a long weekend in early July to celebrate our anniversary. Weather the weather is good or bad the location is magical. The apartment is perfect, to be on the beach is such a treat, the staff are lovely, everything you need has been thought of. I would recommend for anyone wanting a moment away from the real world!

Overall very good. A couple of small improvements would have helped a lot. The shower does not drain very well and overflows, there were only two part used toilet rolls in the apartment. There was no washing up liquid. There is a dishwasher but we were only left one dishwasher tablet for our 3 night stay. Also, this is advertised to sleep 6 people. The camp bed in the living room is not very good at all. Luckily there were only 5 of us so 4 of us had a bed, and the fifth just slept on the sofa.

Last minute booking
Weather forecast was great so last minute booking. What a gem of a place! Roll out of bed onto the beach! 3* for neighbourhood only because of drunk youths at night and the 5.30am wake up of the tractor and rake cleaning up after said youths and the idiots who leave their rubbish on the beach but DON’T let that minor inconvenience put you off because unless you’re loaded and can afford a house on the beach this is the next best thing. Comfortable accommodation even with 5 adults. Lots of places to eat and drink locally but also equipped well enough to self cater too.

Very disappointed
After two years of cancelled holidays we finally booked one we were looking forward to only to have a phone call the day before that we had been double booked. The host apologised and asked what we wanted to do but as we did not want to let the children down & was such short notice we agreed to go still. The host promised us a free dinner which we did not receive and we left a day early as we were too overcrowded. We were downsized from a two bedroom with three children aged 14 11 and 1 to a one bed which was completely too small for us all. Very sad that our holiday was ruined and we had to leave a day early as the children were too uncomfortable. I have contacted host about a courtesy stay but have had no response unfortunately so hope this does not happen to anyone else.

Perfect location, right on the beach with fantastic views. Sunrises were beautiful! Although this property is advertised as sleeping 6, we felt this would be tight. Small details like only 5 mugs and 4 seats around the table. A big concern was the lack of any fire alarms. Although communication prior to our departure day was non existent, Emma was more than helpful with a couple of issues we had once we were there. As an aside, be very cautious of where you park your car if the weather is bad.

Very good stay
We had a fantastic stay on the beach in camber. The rental is above the KitKat cafe which plays music pretty much all day. The car park where you park is about 50 metres trek over sand to the house. Alot of thing didn't work when we were there the blinds on most windows were broken so no shade from the sun. The toilet light blew on our third night and after a messaged landlord got no reply. Lots of bugs so of it's hot you'll have lots of bugs indoors with you when you leave doors and windows open. It was a lovely stay overall for when we were there nice beach and cafes but it gets dark ealry so be prepared.

Located on the beach
It's a really nice property right on the beach and has everything that you could need. Had a really lovely stay there. Owner kindly gave us a lift with our luggage from beach car park to the property (short distance) which was really appreciated. We used it as a base to go and do day trips around Rye, Winchelsea and walks on the 1066 Country Walk routes. Glorious to get up in the morning, see the sunrise and do early morning walks/runs along the beach. The property could really do with information pack and if can't have this physically because of Covid, then email visitors a Welcome Pack electronically with everything they need to know a week prior to a stay. Secondly, the cleaning team need to carry out better inventory checks to report issues and get maintenance fixed, or things that have missing from kitchen quickly replaced. This would save visitors time from having to report issues directly to owners, which would help them solve everything. Really hope you enjoy your stay there too.

Lovely apartment. Fabulous views. Emma the owner could not have been more helpful. Easy check in. Everything you needed was in the apartment and even a Christmas tree had been put up. The Kit Kat cafe downstairs has good food and very friendly staff and so convenient. I will definitely try and stay at this apartment again if they have vacancies. Overall a wonderful stay. Myself and my wife own and run the well know Kit Kat cafe at Camber Sands. In 2007 we decided to create holiday apartments above our cafe. After planning and construction the apartments are now up and running.
We have lived and worked in the tourism industry for more than 25 years and always look forward to greeting new and old friends.

The apartments sit right on the beach with approx
3 miles of golden sand to enjoy.
They both have Balcony areas over looking the sea.
They are both purpose built and are well insulated for warmth and sound proof.

What makes this property unique

If you arrive before 6pm we offer a meet and greet service. All you have to do is ring me when you arrive and I will meet you and take all your luggage to the apartments.
