Paradise on the River

A Beautiful fully furnished 2 Bed, 2 Bath home on the San Marcos River. The house has everything you will need. Full kitchen, washer, dryer, Propane grill , wi-Fi. 50 " TV, also another Smart Tv located in primary bd - Hulu Netflix, No cable ; lots of DVDs
Quiet neighborhood other than you may hear neighborhood peacocks whom roam around the hood.
There are many trees along with 6 rainscapes plantedwith all native plants on the one acre property. Down the hill is 80 yards to the river. It has a gorgeous view of the winding river, rocks and trees. There is a hammock and plenty of water to swim, fish, kayak, rest, float etc..
The cabin is comfortable and cozy for approx 5 people.
Please make sure that if you do have 5 in your group that it is the same 5 people that checked in together.
This is a quiet residential neighborhood with a few other short term rentals that reside in the hood and we want to have good rapport with all of our other neighbors whom are owners that live here long- term.
Being that this is a quiet neighborhood other folks living here in the neighborhood like to enjoy hearing wildlife and nature rather than loud disturbances from guests.
No loud parties allowed, drunkenness loud visiting outside after 9 on weekdays and 11:00 on weekends.
Please also do not play music from any devices down at the river and if by the house please keep it low. It’s much nicer hearing tranquility of nature.

The river is approx 75 yards from the house . There are 3 levels going down. You may park on the 2nd level just before the last one if you want but we just ask that you keep your vehicle parked there for that day for the most part as to not be driving up and down too often which might disturb next door neighbors .
You may access the river on our property . This is on a navigable river, where the public is allowed to use. Neighbors should also be welcome to come on our side of the river as well.
There are many laws pertaining to River rights to the public in a navigable riverthat is good to be familiarized with.
Our neighbors just downstream from our properties, adjoin ours and they like to have privacy so please be considerate of their spacewhen you are swimming or floating downstream, where they may be.
Your safety is important to us as well and hope that you are able to walk back upstream along the beds of the river to access getting back to our side.
Thank you also for being good stewards of the river and leaving no trace behind ; cleaning up any litter you may have on you.
There is a recycling area at the back of the house and several trash cans that you may utilize. My spouse and I are currently residing in the little tiny house addition that is connected to the main house where you are renting/staying . There is a chance that we may see each other somewhere on the 1 acre property During your stay, however, we value your space and privacy and will not likely be down at the river when you are hanging there or in any other spaces on the property where there’s picnic tables and grills and etc. so that you can have the place mostly to yourselves.

Perfect family vacay on the river

This will be our second stay at Paradise on the River. It was absolutely wonderful. The river access is private and just so beautiful. Many ways to enjoy the river. There are rapids, deeper spots to swim, and shallow spots if you just want to plop yourself down in a chair under rhe beautiful trees. The house has just about anything you would need and was very comfortable place to rest after a long day at the river. The hosts were very accessible by text if any questions. We only saw maybe 5 people float past us during our stay. Of course we rented it right after school started. Couldn't ask for a better place to get away. We will most definitely be back.

Peaceful River Getaway

We visited during Spring Break and expected a busy river, but it was quiet and relaxing. This section of river is lovely. There’s a shallow “pathway,” swimming area and mild rapids that are fun for tubing or kayaks (which are provided). We had a few issues that I won’t bother mentioning because it’s doubtful they would happen again. The important part is the hosts were quick to take care of the problems to the best of their ability. They are absolutely wonderful to deal with and their home reflects that providing for their guests is important to them.

Peaceful retreat!

This was our second stay at the property, and loved it just as much as the first time! The location is perfect with access to a beautiful part of the river. We are already looking forward to our next stay here!

We loved our stay here! Right next to the river with a beautiful property to enjoy. Close to lots of things in San Marcos and not too far from Austin. Great spot to escape for a weekend! We will be coming back!

Best location ever!

We have stayed at this home several times and we love it! The home is clean and comfortable but the location is unbeatable with just a quick walk down the drive to the river. There’s a great little tube chute to the right and to the left there is a shelf where you can set up chairs and swim. The only downside is this puts us across from the neighbors, who are less than pleasant each and every time we visit. Just a short greeting to them is returned with a direct reminder about where their property starts and that we are not to step foot in their land. We have never walked onto their land and have respected their property but they post up to make sure of it. We catch them staring regularly and have seen them taking pictures of us as well. All that being said, as unpleasant as the neighbors are, the hosts are wonderful and we love staying here!

The property and house were fantastic. We enjoyed the short walk to the river in a meticulously landscaped yard. River living at it’s best (table / hammock / firepit down by the river; picnic table and grills behind the house; carport for parking the car; back porch for hanging out and unloading the car…). The house was spacious with everything you needed (utensils / cookware / nice television / jacuzzi tub / studio recliners…). The location was great : 6-8 miles to San Marcos with hiking trails (do not miss Spring Lake and Purgatory AND Canyon Lake Gorge Trail), 10-12 miles to Lockhart with farmer’s market and Black’s BBQ), about 20 miles to McMahan with the best pizza in Texas at Whizzerville Hall, 50-60 miles to San Antonio with the Riverwalk and the best French Restaurant at Mon Chou Chou and breakfast restaurant at Pancake Joes, and 30-40 miles to Gonzales with Palmetto State Park for hiking. The sky was great for observing the constellations in Martindale. Don’t miss the Matindale Cafe for sandwiches, Highway 80 Feed Barn for the best burgers, and the Red Barn for the biggest chocolate chip cookies known to man. The owners were great and always texted before coming over to attend to their place (covering plants during cold snaps and watering as needed). Great place to visit.

Quiet and homey

House was clean and comfortable. Really liked the outdoor restroom/ shower. Having access to the river was great. River was swift but shallow and fun to play/fish in. The neighborhood male peacock put on quite a show and we were enthralled by it’s beautiful train and shuffle dance. San Marcos is just a 10-minute drive but there are a few stores in Martindale for those last-minute purchases. Locals are very friendly as are the home-owners. Very quiet and relaxing stay.

Little slice of heaven on the river

I loved waking up and having coffee outside, smelling the lavender, listening to peacocks, and walking by the wildflowers. Especially enjoyed picnics drown at the river, swinging in the hammock, and playing the water. Fun seeing the kayakers go by every now and then. The house itself had what we needed, easy to get to San Marcos (glass bottom boat tour and night glow kayaking!) and Lockhart for BBQ.

Great Getaway

Our goal was to get away for Christmas, as we needed a change of scenery due to COVID quarantining. My husband, our dog and I arrived Christmas Eve afternoon, the house was unlocked and waiting for us as the owner had stated. Merilee was great in communicating information and checking in to make sure we were settled. The open concept was great. I could talk to my husband while I cooked and not shout from another room. We were able to watch Netflix each evening on the smart TV and enjoyed a different Christmas movie each night. The recliner love seat was very comfortable. Waking in the morning to have coffee on the back deck was a delight. The rooster and chickens next door made sure to tell you they were there. It was nice to sit and enjoy the peace and quiet of the area. The owl did his thing each night too! The river is a short walk downhill from the house. I am disabled and have trouble walking. I had a little help from my husband to get downhill, but came back up by myself, so it's not bad at all! The walkway down was well maintained, which made it easier for me. The river is beautiful. Too cold for going in or tubing, but the sound and tranquility of the whole setting was amazing. I sat on the ledge overlooking the steps down to the river while my husband and the dog went down further to the water. My husband and the dog went down that way probably 10 times a day, they loved it so much. We used the king size bed in the second bedroom, so I can’t talk about the master bedroom at all. The bed was comfortable and the bathroom was convenient. The kitchen is stocked with pretty much all you need. We did bring food and items to make meals, because we figured most places wouldn’t be open and we have yet to be in restaurant since this whole pandemic started. The propane grill out back came in handy for a couple of meals. There were plenty of spices, condiments, and all the kitchen items you would need. We spent ALL the days outside in the back. We only went in at night cause the temperatures dropped quickly once the sun went down. One of my brothers, his wife and our youngest daughter came to visit for a few hours on Sunday, since they live not too far away. It was great cause we could sit outside in the back and still social distance comfortably while enjoying their company. I told my husband if this pandemic goes on much longer we may be back in a few months…for another break! Thanks for this opportunity!

Fabulous Location

This was an amazing get away for me and my two dogs. No you cannot see or hear the water from the house. The river is literally .13 from the back deck. You hear and see so much more than water. The stars are mesmerizing. Hummingbirds fly around like any other backyard bird. The landscape of the property is charming. You hear birds and owls and peacocks. The host are absolutely very accommodating and you can tell great care is put into your stay in their home. This was my first VRBO stay and I over packed. So many things were were provided that I brought. Do not pass up this location because you can’t see the water. Again, its right there. Kids a furbabies will enjoy the Very short walk. I will definitely go again to this same spot.

Feuding Neighbors

The good. The property and home are excellent. Kitchen had everything you need to cook, grill had full propane tanks with spares, plenty of linens and bathrooms were clean. Great spot on the river which is enjoyable. The bad. property listing was inaccurate as I brought 4 dogs (well behaved ones) and we later found the property is only for 5 guests when the original posting said 6. How was this revealed you ask? After walking the property line you can see the neighbor has cameras pointing along the fence line into the rental property. My guess is these neighbors let the property owner know we had dogs and said we were being loud (we were not, nor where my dogs near their chickens). I for one dont want to be on camera while on vacation let alone at all. The rental owner then shows up un-announced twice, once to water plants (it rained the day before so why water again?) and again the next day to take out trash. Ive rented places lots and have never had that happen. We were clearly being checked on. That said there is clearly some bad blood in the neighborhood that this property is being rented out on VRBO. This was also documented in the guest book when a previous guest stated there were issues with the neighbors. All in all a great stay and weekend but be aware you will be on camera (some high fence would fix this) and there neighbor issues. The property owner and neighbors feud shouldn't be so obvious to guests and should be resolved

We were looking for a great place to have a mini vacation with our 2 teenage boys while staying socially distanced during this pandemic and we were NOT disappointed. We loved everything about it and we never go to a place twice but would return to this lovely perfectly located on the river home.

Paradise on the River!

The name of the property says it all. They have a truly amazing spot on the river. The house was very clean and comfortable. The owners did everything they could to make sure we had a great stay. It was nice to be at a spot on the river past all of the tubers and we mostly had the river to ourselves. I would stay here again!!!

River Paradise!

We arrived late at night, the house was unlocked and waiting for us as owners had stated they would leave it. They were great to communicate with the whole time. Very clean and spacious! Very small, quiet neighborhood. We were awoken in the morning by a neighborhood peacock, the kids loved it! The river is a short walk downhill from the house. The path was mowed and well maintained. The river is absolutely amazing! There is a shallow bend you can wade or just sit in, there are some rapids on the other side of the bend and the teens loved riding it on tubes provided by the owner. The rapids end up in a deeper area where they could swim then they would paddle back up and go again. Wore them out but they had a blast! All of the kids and my husband loved skipping rocks. We had a picnic at the table by the river and enjoyed the hammock near it as well. The walk back up to the house isn’t too steep and I loved the handrail they added to actually access the river. We also used the handrail to hang our towels and bags. The living/dining/kitchen is an open concept which we loved. WiFi worked great and we were able to watch Netflix that evening on the smart TV. The recliners are awesome and so comfortable!!!. We didn’t sleep on the futon but is was comfortable to sit on. Both beds were super comfortable. My three girls shared the king. My husband and I loved the convertible queen bed in the master as well as the new carpet, so soft!!! The girls all had to take a bath in the master whirlpool bath. Plenty of spices, condiments, and all the kitchen items you would need. Tons of movies, games and books to look through. Back porch was great to sit on and listen to the river. We saw a bbq pit and lounger but did not get a chance to use them. Can’t say enough good things about this place, we loved it!!!

Cozy Cabin on a Beautiful River

We enjoyed our stay here very much. The private river access and peacock friends made the stay extra awesome. Perfect for 2 couples or a family with kiddos. Off the beaten path but close enough to Walmart and Dollar General. There is a fulltime neighbor next door that has the cutest goats.
