A typical Umbrian Farm with magical views across Lake Trasimeno
RONCONE
A typical Umbrian farm with ample proportions, Roncone comprises several buildings: a farmhouse, a hayloft, a pigsty, a storeroom, a henhouse with connected bread oven, and a well. The farm was built and expanded in different phases between the end of the 18th and the beginning of the 20th century. The buildings are constructed on a sandstone rock spur that rises from the ground and are arranged to form a little hamlet.
Each structure has been lovingly but rigorously restored honoring the local building techniques and materials: antique terracotta tiles and "pietra serena" stone slabs, river stones and walnut timber. In the interiors these materials were combined with African woods, steel, iron, glass.
The aim was to bring out the existing structure, and to handle new construction, furnishings and details with a light, non-invasive hand. Antique family furniture, comfortable sofas, lamps and lighting fixtures by renowned designers, all contribute to imbue the house with a warm and welcoming atmosphere. Each space is made special by the unique views framed by the windows.
FACILITIES
THE MAIN HOUSE
The main house is built on two floors in an L shape with windows looking out to Lake Trasimeno, and inwards on a quiet garden courtyard. It can accommodate 10 people, there are 5 bedrooms, 5 1/2 bathrooms, 2 vast living areas, 2 fireplaces, 1 full kitchen and housekeeper's quarters. The house is beautifully appointed, with an elegant and relaxed mix of modern design and antique furniture.The upper level of the house is accessible from the wooden staircase or from the exterior entrance.
The living room: sunset light, beauty and relax
The large and elegant living room is divided into different sitting areas and a dining area. It opens onto the terrace on the side overlooking the lake and on the other onto a covered pergola for al fresco breakfasts and lunches.
The kitchen: very spacious and fully equipped
Very spacious and cleverly designed it has all the professional equipment you will need to practice your cooking skills while chatting with friends. You can also just sit back and enjoy the services of a local cook who will prepare all manner of delicious Umbrian delicacies.
The bedrooms are cozy and tastefully decorated
All bedrooms are tastefully decorated and well appointed and each has its own style and design. All of them but one have en-suite bathrooms. There three four double bedrooms and two twin bedrooms, two have air-conditioning, the upstairs rooms also have ceiling fans.
THE DEPENDANCE
The annex is just a few meters from the main house and can accommodate 2 people: it comprises a living room with fireplace and dining area with a table for 4, a kitchen and, on the upper level, a double bedroom (bed size 170cmx200cm) with air-conditioning and an en-suite bathroom with tub.
OUTSIDE
The outside kitchen and BBQ for unforgettable dinners
The outside kitchen (the old henhouse) is situated between the two main buildings and has a unique view over the lake, is fully equipped and gives you the opportunity to cook al fresco and to barbecue under the pergola covered in wisteria.
The pool is exceptional
Set in an ancient olive grove and surrounded by a neatly tended lawn, the pool
reflects the sky and gently blends into its surroundings, without the blaring contrast that is typical of swimming pools. From the pool you have unparalleled views of the Castel di Zocco, of Lake Trasimeno and its Polvese Island.

Conceived in collaboration with a British landscape architect who is a friend of the owner, it utilizes native fragrant plants, with a few well-founded exceptions.The compound is approximately 20,000 square meters (5 acres) and is completely fenced in, with an electric gate.All around there is a 900 meters path where you can walk, run or even bike.
The table tennis area
You can play table tennis just down the house in a shaded area viewing the lake.
