Duffields House is a landmark property in the highly sought after coastal village of Brancaster, an area of outstanding natural beauty and a conservation area. One of the oldest properties in the village dating back to the 17th century, it was formerly the Manor of Brancaster before becoming 'Duffields' the village store, and has since been meticulously converted to modern day living. A wonderfully flexible property, ideal for multi-generational families, 2 smaller families, couples of friends looking to holiday together. The property is also dog-friendly, with a fully enclosed, south facing garden.
Spacious, light and airy, the house is beautifully presented, with four large bedrooms, a large kitchen/diner/living room, sunny lounge with log fire, a luxurious garden room/work from home office, plus fully enclosed south facing landscaped garden and large south facing private roof terrace. We also have a handy utility/boot room and walk in shower room on the ground floor. The main bedroom suite has access to the roof terrace, with dressing area and large ensuite. We have a further 2 full bathrooms and are perfectly positioned in the heart of the village with the rare addition of off-road parking.
We are walking distance to one of the UK's top 10 beaches (Brancaster Beach) and also walking distance to 2 pubs (The Ship & Bar 71) in addition to Gurney's Deli. We also have a large playground in the village with football pitch, tennis courts, table tennis and netball, in addition to pool tables and live music in summer.
We are on the coastal path and a walkers paradise. You can walk the boardwalk to neighbouring villages and pubs, including the The White Horse in Brancaster Staithe, or the family friendly Jolly Sailors. We have excellent nature pursuits including RSPB Titchwell (the next village along the west coast). Seals breed on our beach and we have a plethora of wildlife including our resident owl.
For watersports lovers, Brancaster beach is famous for kite surfing and we have stand up paddle boarding at Brancaster Staithe and a host of sailing options.
Brancaster and surrounding villages are a gastronomic delight. We harvest Oysters & Mussels, and the seafood in the area is second to none.
If history is your thing, then we are 30 minutes to Sandringham and multiple historic houses including Holkham Hall. These venues also make for super events and festivals in the summer.
Additionally there is so much for children to do apart from the beach and playground. Some of our favourites include crabbing in Wells, Bewilderwood, The Dinosaur Adventure Park, Sea life centre & crazy golf in Hunstanton and Pensthorpe nature reserve.

Why they chose this property
Huge sunny skies, amazing sunsets and dark skies at night. Vast, sandy beaches, superb watersports and incredible wildlife, from seals on the beach, to deer, owls and migratory birds. Brancaster and the North Norfolk coast are a seafood and foodie paradise. Our village is famous for Oysters and Mussels, and all restaurants serve the daily catch. Norfolk is home to wonderful produce, English wine and spirits and we are blessed to have multiple gastropubs. The region is also wonderfully rich in heritage, with large stately homes, national parks and a raft of activities for families, whatever the weather. We are also probably the most doggy friendly county in the country!
What makes this property unique
Duffields House is one of the oldest properties in Brancaster. Originally called 'The Manor of Brancaster' before being converted into the local village store. We have owned the house for the last 12 years, and sympathetically refurbished it, to bring it up to modern day living. We are in a conservation area, and an area of outstanding natural beauty. Our village is on the coastal path, walking distance to one of the UK's best rated beaches that is also dog-friendly all year round. We have 2 pubs in the village, a deli and a social club. We have a fabulous playground with football pitch, pay to play tennis courts, table tennis and pool table sand other activities in the social club. Brancaster also boasts a wonderful links golf course, and bird watching at RSPB Titchwell. In addition to this we are a short car or bus ride to neighbouring villages and a super base to explore all that Norfolk has to offer. We also have 2 off-road parking spaces available; a rarity in Brancaster!
