Lasclottes Granary, 5 acres on the river Lot, perfect for up to 12 people
Lasclottes granary is a 19th century rural French property.
The living accommodation has been traditionally renovated and luxuriously furnished with an eye for detail.
Nestled within its own 5 acres of land, it is approached via a private lane with no near neighbours and gently slopes down towards the river and its 3 pontoons, tranquility surrounds the property.
The downstairs accommodation consist of a spacious kitchen/diner and lounge area which looks out towards the swimming pool and down to the river.
The kitchen includes everything for modern day living; an oven and a hob, microwave, fridge-freezer, dishwasher, washing machine and a large farmhouse table and chairs.
In the lounge area there are two comfy leather sofas, a coffee-table, a wireless radio/docking tower, English and French television and Wi-Fi.
The adjoining annex has a downstairs bedroom suite and is accessed via the gite lounge, it consists of a double bedroom, shower room with toilet and a second lounge area.
Upstairs there are 4 bedrooms; two double bedrooms (one with an extra bed for a child) with en-suites and a twin-bedroom which shares a large family bathroom with the third double bedroom (with an extra bed for a child).
All the bedrooms boast oak beams, exposed stonework and oak seating and have been furnished luxuriously. The bathrooms are all of a generous size with plenty of features and beautifully finished.
Outside is the 10m x 4m salt water swimming pool, with loungers and comfy chairs.
Under the barn cover there is a games area including a table tennis table, pool table, football table and gym equipment, there is also an area dedicated to playing petanque and another for badminton.
At the bottom of the garden is the Lot river, it provides a stunning location as it winds its way towards Penne d'Agenais with the Basilica perched on the hilltop, the scenery is breathtaking.
The river is 100m wide and is lovely for swimming for those who want to feel close to nature. The river frontage at Lasclottes is 150m and boasts three beautiful pontoons, where you can relax and enjoy the abundance of wildlife or try your hand at fishing.
The grounds are large, private and suitable for children, with a variety of fruit trees and shady areas. There are two patio areas with tables and chairs and a BBQ.
For the cars there is off road parking and an area to park under the trees to keep them cool.
The house is on the outskirts of St Sylvestre and Penne d'Agenais two quaint riverside villages which have a good selection of shops, bars and restaurants and a market twice a week.
Penne d’Agenais, is the other side of the Lot river where there are various shops, the road continues to wind up to the hilltop through cobbled streets while passing various artisan shops, to a 16th century Basilica, which is a stunning piece of architecture and with its own caves, the views from the gardens are breathtaking. The village of Penne is also renowned for art and there is usually an exhibition in the Mairie and sometimes the whole village takes part in displaying a variety of art works.
There is a boat company at Port de Penne, where they hire out boats and canoes from an hour to a whole day, there are places to stop along the river including a farm which sells local produce. There are also several bars, excellent restaurants and frequent music evenings, with eating and dancing on the menu.
For those who crave more entertainment, there is the larger, more vibrant town of Villeneuve 8kms away, which boasts an all day weekly market, shops, variety of bars, restaurants and music evenings, including a free weekly live band in the summer on a pontoon on the river Lot, there are also live jamming session evenings at Le Bistro, which are great fun and very lively. In the surrounding villages there are several swimming lakes, which are bordered by sandy beaches and many have restaurants/cafes.
There are also designated cycle paths catering for all abilities and there is often organised cycling days for those who prefer to cycle in groups and maybe practice a bit of French.
Twenty minutes from the property is the large town of Agen which has excellent cycling/walking routes along the canal and over the viaduct with breathtaking views across the countryside and the Garonne river. Agen also has plenty of shopping, bars and restaurants.
The region is well known for wine tasting from the red and white wines in Cahors to the sweeter desert wines of Monbaziac. Plums are another speciality of the region and well worth tasting, especially the ones covered in chocolate!
The west coast of France is an hour and a half away, the route is very scenic and the Dune de Pyla (the biggest sand dune in Europe) lays just south of Biscarosse and is well worth a visit for the day. It is also worth spending some time in Bordeaux, it has to be one of the most beautiful cities in France, it caters for all tastes and nobody could leave Bordeaux feeling disappointed. For those that enjoy site seeing, there are an abundance of chateau’s, farms and gardens to explore and for the more active there are plenty of golf courses, fishing lakes and rivers, tennis courts and playing pétanque with the locals.

Welcome to our beautiful French property, which we have spent 10 years lovingly restoring.
With all the mod cons of everyday living and with a tweek of modern design we have put our heart and soul into making it a luxurious accommodation where guests can relax and enjoy their time in rural France.
There's not a lot that I haven't tried in life, from starting with a nursing career and working in the operating theatres and a minor injury clinic in London, I then bought holiday cottages in Cornwall and then renovated and converted a Duchy house and barns on Bodmin moor, I then moved to France and started up a Property Management Company. I met Colin while I was renovating Lasclottes and between us, we have worked hard, learnt a lot and achieved what I often thought was impossible, but now I'm very proud to say that it was worth the heartache and tears and I hope you thoroughly enjoy your holiday here.

Why they chose this property
I love a challenge and when I saw the dilapidated state of the farmhouse and barns, I couldn't resist the temptation to restore it to its former glory. Had I known then what I know now, I may have not been quite so enthusiastic!
The setting is stunning, overlooking the river and up to the hilltop village of Penne d'Agenais, its so peaceful and yet the hustle and bustle of every day French life is only a kilometre away, everything is so easily accessible, there is so much to see and do locally or just hide away in the tranquility of the property.

What makes this property unique
For me its the Riverside location that is the jewel in the crown, to be able to wander out of the house and down to the river, sit beside the water and watch the wildlife go by, the kingfishers are in abundance here, the koipoo and the swans that elegantly swim past and the fantastic fishing opportunities available, whether it is from the riverbank or from a boat.
At the weekends the river comes alive with boats and waterskiing, the diversity of the river is very appealing.
