About this property

Two adjoining properties which can be booked together for up to ten guests.

Located in Shelley, near Hadliegh, Rose and Court Barn are two adjoining properties which can be booked together for a fantastic break for friends or family. The barns have wonderful open-plan living spaces, sleep 10 and have the use of a pool and tennis court.

The two barns are situated around a beautiful terrace and garden with swimming pool and tennis court which are available for guests to use. Rose Barn sleeps four guests, with a large open-plan living space and two mezzanine bedrooms at either end of the property. There are two shower rooms as well. Rose Barn has a wood burning stove to give a cosy feel in the cooler months. Court Barn is slightly larger, sleeping six with two bedrooms on the ground floor and a third bedroom on the mezzanine with views across the open-plan living space. The living space is dominated by a huge fire place with large wood burning stove which makes for a cosy space to return to. There are two bathrooms in Court Barn, one of which is en-suite. There is enough space in each barn for all the guests to sit down together for a meal.

Besides the beautiful accommodation, the Barns have fantastic facilities outdoors. The astroturf tennis court is available year round and the swimming pool is available between May and September when it is heated. Further afield, there are two golf courses at nearby Stoke By Nayland if you fancy a sporting holiday. Rose Barn opens out onto the swimming pool area which is unfenced, while Court Barn is secure with a fence between the pool and the house. The owners request that every care is taken to monitor children and use of the swimming pool is entirely at guests own risk.

Both barns can also be booked separately - Rose Barn sleeps four and Court Barn sleeps six.

Great place for a family/group get together

We booked the two barns for a family Christmas all together, and for a large group of people the choice of Rose and Court Barns couldn't have been better. There was plenty of space so there was always a 'quiet corner' that you could escape to if you wanted. We loved the cosiness of the open fires and it was always warm and inviting. Visiting in the summer you would have the benefit of the swimming pool and the tennis court as well, and surrounded by beautiful countryside the location is fabulous. A couple of small points, which can be easily rectified and would have improved our stay were: Rose Barn was far better equipped than Court Barns in terms of the amount of glasswear/china/cutlery/kitchen equipment, and we ended up moving alot of this over to Court Barn temporarily to save continual washing up! (this would not be an option if you only rented one property) It would have been helpful to have had a hanging rail and a chair in each bedroom - neither of the two downstairs rooms in Court Barns had either, and nor did one of the rooms in Rose Barn. One other small thing which was noticeable was that every single diffuser in both properties was empty and bone dry. A small thing, but we felt it just showed a lack of care and attention to detail.

Large family stay

A truly special location and wonderful barns and facilities for our large family get together. You - and the owners - need to be clearer on the use of the bar by the pool. We would have paid extra for its use if we had been able but the owners seemed reluctant before we got there and then when there. If private, it shouldn't be shown or mentioned/offered on the website. We don't think this place should be dog-friendly. The owners are very nervous about them so just take it off the offering. For a high spec self-catering rental, the kitchen utensils were very basic ad we had to borrow stuff from the other barn so we had enough in the larger one. Possible when you are renting out both, but would have been a problem if not. We had to ask for the BBQ to be cleaned as was left used by the last guests and hadn't been recleaned for our arrival. We found bags of dog poo by the bins...left and not picked up before our arrival. One of the bedroom doors would not shut as was broken. It was fixed having alerted the owners. So a few niggles but not enough to stop us having a wonderful week. Very friendly and accommodating family owners.
