Frio Déjà Vu River House is a 1,700 square foot 4 bedroom 2 bathroom home located on the Frio River. 12 miles north of Leakey in the Texas Hill Country. This is a private riverfront property with easy access to the Frio River, Garner State Park, Leakey and Concan. Nestled in the secluded area of Rancho Real and conveniently located on 336 of the acclaimed Three Sisters, one of the most scenic drives in the hill country. Wonderful home for making memories with family and friends. Nestled in the secluded area of Rancho Real where the stars are brighter and the whippoorwills are louder.

Bikers welcome but please take note there is a water crossing on the way to the house.

Relaxing family vacation.

We have stayed in several houses within the area and this one checked off every box. We were looking for a house where we could house alot of family members since we were celebrating my FIL just being told he was cancer free!As soon as we arrived and entered the home we knew it was the beginning of a great stay. Communication with Julia was amazing. We had a few hiccups(we couldn’t figure out the door lock or the thermostat ) and she was so nice to help us out immediately. The house is super clean, the beds were super comfy, the kitchen was fully equipped, and all the amenities provided were greatly appreciated. The weather was perfect so the kids were able to enjoy the kayaks(one had a few cracks, but we were able to"fix" it , so the kids were able to use it) and their tubes up/down the river. The adults did a little fishing and tubing as well. Being able to unplugg and enjoy the stillness and quiet days and nights was the best part of this trip. Thanks again Julia for allowing us to stay in your beautiful house and make some amazing memories with our family!

My family has been going to the Frio for 13 years now and this is this is such a great place to stay. Deja vu is private and couldn’t ask for easier access to river, just walk across the yard! Absolutely recommend this place to all my friends.

Great house in a great location.

I booked this property two years in advance for the 2024 solar eclipse. Unfortunately it was cloudy during the eclipse, but without we would have never discovered this awesome region of Texas. The house is located right next to West Frio River. My kids spent hours each day we were there wading, swimming, and playing around the river. They had a blast. The house itself was clean and well kept with plenty of room of the entire family. The owner was communicative and the entire experience went smoothly. Highly recommended.

Beautiful Property, beautiful scenery day and night lots of memories made! Kayaking was fun but only one had a plug to stop the water from coming in but we made it work. Pet friendly, after all day outdoors, we had a night of food and card games! My family all enjoyed our stay! Hoping to return again!

Place is very nice, accessible to Frio River unfortunately due to no rain, water was very shallow. Area and surrounding provides all the privacy you need. Our stay was comfortable enough and the host provided us with some sconce as a welcoming treat.

Perfect Late Summer Getaway

This property and house was just what our two families needed for some together time. The access to the river is private, and the community is very quiet and spaced out. Even with the Frio running low, the part that the house has access to was about as good as you’re going to find these days. The house itself was well stocked with both outdoor toys and everything you need in the kitchen to kick things off. Be sure to bring your own groceries. Five Adirondack chairs were perfect for us to sit out and watch the Perseid meteor shower. The stars and sky watching take your breath away. There was a comment in another post about music being a little loud. There is a property not too far from this one, but those neighbors were friendly and it was happy cumbia music we heard for a while in the evening, felt perfect us. Thanks for sharing your beautiful home!

We really enjoyed staying at Dejavu. Our boys loved having the kayaks and couldn’t ask for a better river access. Only complaint on Saturday would be the neighbors loud music. Other than that everything was perfection!

We loved staying at this sweet river house! We spent all day floating in the river and finding the swimming holes. And all night staring at the stars. Our dog had a blast too! Highly recommend this gem!

Great Stay

This house was wonderful. Plenty of room, cold AC, fully stocked kitchen and plenty of beds. River was wonderful, different areas within walking distance. The adult kayak, 2 kid kayaks, and tubes provided additional fun. Large front yard and porch. Upon arrival there were beautiful cinnamon rolls and some other snacks. Very welcoming. Would definitely come again!

Great Place

This is a great place to escape! No crowds, no lines, and no traffic, and BEST of all, we had water to cool off in. The house had everything we needed along with tubes and kayaks for the kids! Will definitely be going back!!

We are a family of 6 who love all things Texas especially the Frio River. We enjoy traveling and making memories at Déjà Vu. The cabin has been shared with many over the years and many have returned hence the name Déjà Vu.

Why they chose this property

This property was originally the home where a great family of five were raised. In 2016 we got together and bought the property to keep it in the family. After over a little over a year of hard work, blood, and sweat we have what you see now. We love to share this gem with others to make lasting memories with friends and family.

What makes this property unique

Probably one of the most unique things about his property is the seclusion. Out here the lack of light and noise pollution is amazing and hard to describe without experiencing. Having all that and the benefit of the Frio River and the proximity to places like Garner State Park, Lost Maples State Natural Area, and Concan make it all so appealing.
