Manton Lodge Farm is a beautifully-positioned 18th-century stone farmhouse set in more than 100-acres of privately owned rolling grassland in rural Rutland. It nestles in a fold in the landscape and boasts far-reaching views across the Chater valley. The property lies on the edge of Manton village and is a short distance from Rutland Water.

The Valley View Apartment is located on the first floor of the modern southern wing of the house, overlooking the garden, and has unrivalled views. It is accessed by a separate entrance at the side of the property and offers easy access to the garden. The accommodation comprises: Master Bedroom – available as either a super-king double or with twin beds – with flat-screen TV; open plan ‘Suite’ with sofa-bed (available as a bed for an additional guest) and small dining/seating area; En-suite Bathroom with full bath and over-bath shower; Fully-equipped galley Kitchen with combination microwave oven, fridge, 2-ring electric hob, toaster and kettle; and washing machine. It is centrally heated throughout.

The Garden Apartment is located on the ground floor of the modern southern wing of the house, overlooking the garden, and has direct access to the terrace via a French door in the bedroom. It is accessed by a separate entrance at the side of the property. The accommodation comprises: a light and airy Double Master bedroom (available with either super-king double or twin bed set-up) with flat-screen TV; Kitchen-Diner with fully equipped kitchen including four-ring electric hob; microwave, fridge, wall-mounted flat-screen TV, armchairs, dining table and dining chairs; large modern en-suite bathroom with bath and over-bath shower. The Master bedroom has a French door opening directly onto a delightful stone terrace with seating area overlooking the garden and with wide views of the Chater Valley beyond. It is centrally heated throughout.

Free broadband Wi-Fi is included. The Garden Apartment offers wheelchair access.

A wonderful feature is the property’s acclaimed garden. Developed over more than 40 years by the current owners, it is open regularly as part of the National Garden Scheme and has been featured in Rutland Pride magazine. It extends to more than an acre of lawns, flowerbeds, York-stone terraces, shrubberies, stepped walkways, and kitchen gardens. Features include specimen trees, stone statues and urns, rose gardens, and an ornamental pond with fountain. With a dazzling array of different blooms it’s a blaze of colour throughout the growing season and of course acts as haven for birdlife. Beyond the gardens the landscape is grass pastureland – filled with lambs in the spring – which rolls away to the little Chater River at the bottom of the valley. Several thousand trees have been planted in the past few decades creating some interesting walks through the various spinneys and copses. The garden is easily accessed from the apartment.

For those with longer legs – or a bicycle – Rutland Water is a short distance (1km) away offering a network of trails and a host of other activities and attractions including sailing, fly-fishing, bird-watching etc. The property is within easy walking distance of the Horse & Jockey pub in Manton which serves excellent food and from here you can pick up the trail around the reservoir.

Worth it for the garden alone

We enjoyed a short stay in this cosy, comfy apartment that was spotlessly clean. Our hosts were friendly and helpful. The gardens are just beautiful. There are plenty of activities on the doorstep for a peaceful, relaxing break.

Wonderful location.

Lodge Farm is the most beautiful place to spend a few days or longer if you can. Surrounded by birdsong and sheep bleating in the adjoining field. The hosts were excellent and made us feel like one of the family in the way they shared their garden and play equipment.

Heavenly relaxing and restorative , despite very long walks!

Our second visit, in beautiful Spring this time. Blessed with good weather and magnificent sunsets. The house and grounds are stunning. Another warm welcome, even more horses and a new inquisitive cat. It is a lovely family atmosphere. We sleep so well, drifting to sleep with the call of owls and woken by birdsong. Feel relaxed, restored and very fit from long walks. Thank You!

Beautiful location for Rutland Water

Caroline and Hugh were very helpful and welcoming. Also enjoyable to meet the dog and horses. The views are wonderful. And the gardens a treasure. Heavenly sleeps and found it hard to get out of bed. It was so relaxing . Cosy apartment with plenty of amenities . Sadly the excellent pub was not open . So close to Rutland Water which is beautiful in December.

Beautiful rural location

Small apartment ideal for two in an excellent location. It was ideal for us enabling us to travel to the Burghley Horse Trials with ease every day. Caroline was very welcoming to us and our Jack Russell who got on very well with her own dog.

A lovely place to stay

We really enjoyed our stay at Manton Lodge where the views are beautiful. We went for our friends' wedding at Hambleton Hall which was lovely. We also had a great time visiting Rutland Water Nature Reserve and seeing the ospreys. Also, enjoyed going to Barnsdale Gardens. Everything was nearby including the local pub which was just a short walk away.

Brilliant

Even in November when the weather changed this 4 day stay was brilliant. Good venue from which to tour Rutland Water and the lovely surrounding area. The garden was absolutely lovely to stroll around and travelling with 2 dogs the freedom to exercise (with respect for the livestock) was an absolute blessing. The nearby Local Pub was faultless for good food at good prices. I would fully recommend this venue as the lady was so helpful and friendly to chat too. D.V.James

Wonderfully relaxing holiday

A lovely quite homely apartment with uninterrupted views of the countryside from every window. My wife and I felt thoroughly revived after a week here. There is plenty to see and do around Rutland. We recommend Caroline's place if you want a real wind down from the rigours of everyday life.

Valley View apartment Sep16

Excellent accommodation, we booked the Valley View apartment as it was described as having stunning views. This was true, overlooking the gardens and away into the distance past the horses and sheep we saw some beautiful sunsets. We were a little concerned that being in the top apartment would involve many steps to climb but this was not the case as the driveway is on split levels, so not much difficulty taking in luggage. Ideal location for visiting Rutland Water, Stamford, Peterborough, Leicester etc. After visiting Rutland Water and paying the car park charges there, we recommend a few miles south visiting a place called Stoke Dry next to Eyebrook Reservoir, so peaceful and tranquil and free to park. Just imagine when the Dambusters Lancaster bombers did their practicing there! All in all a great holiday, great accommodation, friendly host etc. would highly recommend.

Lovely location if you want peace and quiet

Stayed for one week and immediately felt welcome. Apartment is rather small but views are tremendous. Amazing garden which you are free to explore or just to sit quietly contemplating nature. Very close to Rutland Water and Oakham where there are plenty of places to eat, however village pub is excellent. Perhaps the only negative would be that although provided with most facilities eg microwave,washing machine, felt some of the smaller kitchen equipment needs replacing as showing signs of wear.

Brilliant!!! Could not have asked for more!!

A very warm and comfortable apartment with panoramic views of rolling English countryside. The owner Caroline was communicative, helpful and attentive. The kitchen was well equipped and the apartment was immaculately clean and well presented throughout. Manton Lodge is very close walking distance to an award winning local pub and a very short journey to Rutland Water reservoir, Normanton, and the picturesque towns of Uppingham and Oakham. If the weather were to let you down there is a very comfortable sitting/dining area with a well stocked collection of books/novels which almost anyone could find something of interest from! I would recommend the area and definitely Manton Lodge as an excellent place to stay!!

Ideal location for Rutland Water.

My wife and I stayed at the Valley View apartment for a long weekend at the beginning of August 2015. The accommodation was absolutely ideal for what we wanted and lived up to the description in every way. We prefer to self cater/ eat out and the galley kitchen is very well equipped. We were only a10 minute ride away from Uppingham and the local pub is within easy walking distance.Comfortable sitting area and wonderful views. We took advantage of relaxing in the garden after a day exploring Rutland Water and watching the ospreys.

Beauty and tranquillity

A very comfortable and clean apartment in a most beautiful and tranquil setting. The owner's garden, to which there is unrestricted access, is Chelsea flower show standard. A perfect base for exploring the lovely countryside and historic towns and houses of the Rutland area.

Beautiful location with glorious views.

This is a rather special place. The views are spectacular and the garden is an absolute delight. The whole ambience of the place is one of peace, tranquillity and comfort. Relaxing, quiet, rural and lovely

The garden room was clean, bright and airy. Lovely fresh flowers on the tables as we arrrived. Beds very comfortable, views from the window delightful. The terrace and garden below it were the highlight for us - the perfect spot to sit and have a glass of wine in the evening. Caroline was around but did not intrude at all. Local villages interesting, and Stamford was especially nice, worth a second visit. Local pub convenient, but food not very exciting. The weather was wonderful too!
