Turn down Sands Hill off the A46 – the main road rolling across the Cotswolds from Bath to Cheltenham - and you'll quickly find yourself in a stunning rural landscape, with a view down to Bristol, the River Severn and the Mendips stretching away into the distance. A farm track leads you into Sands Farm courtyard where you'll find the owners' family home and their two fabulous holiday barns, The Bull Pen (sleeps 2) and Middle Barn (sleeps 6), separated by a large farm courtyard.

Outside, the Bull Pen's patio area overlooks a large farm courtyard, which leads to an enclosed garden, with a BBQ, and a children's play area. Guests are invited to explore the farm's 500 acres of land and 70 acres of woodland, walk the owner's dogs, swim in the freshwater pond and sign up for on-site art experiences. Just a short stroll down the farm track is the entrance to one of the Cotswolds' most beautiful National Trust properties, Dyrham Park a fabulous late 17th-century mansion, garden and deer park – perhaps recognisable to many as the filming location of several films and TV shows, including Poldark, Remains of the Day and Sanditon.

Step inside the Bull Pen and you'll instantly be impressed with the space. This may only sleep two, but there's room to really spread out and even invite another couple over for a drink or meal – perhaps family living close by. Step through the front, bi-fold doors into a double height barn with exposed stone walls and original A-frame timbers, which have been beautifully combined with a stylish, modern kitchen, dining area and living area that looks out over the courtyard and is bathed in light and sunshine. Slide back a thick oak door and you're into the equally spacious and stylish bedroom furnished with a king-size bed. Directly behind the bed is a custom-built, three-quarter-height wooden wall concealing a fabulous en-suite wet room-style shower room.
Ground Floor
The Bull Pen is on one level, with no internal stairs and a walk-in wet room-style shower, so it is ideal for guests with limited mobility. (However, please note that is one step up from the parking area at the front onto the patio.) The property has underfloor heating throughout, beneath a beautiful, polished limestone floor.

Living-Dining-Kitchen Area:
Step through the double, bi-fold doors into the beautiful, open-plan living-dining-kitchen area, with its double-height ceiling, exposed stone walls and original A-frame timbers. Light pours in through the length of this south-east facing room, making it an uplifting space. This lovely retreat's living area is furnished with a smart TV, three-seater sofa, armchair and high-back church pew. The dining area is beside the kitchen and has a square table and four chairs. The fully equipped kitchen runs along the back wall of the barn and features a Carrow Phoenix stone sink, oven/hob, dishwasher, fridge/freezer, microwave, washing machine, Nespresso coffee machine, and all the kitchenware needed to prepare delicious meals.

En-suite Bedroom:
Slide open the impressive, oak door in the living area and step into the stunning studio-size bedroom where there's room to workout, stretch, relax, and accommodate a baby in a travel cot too! This dual-aspect bedroom has a stable door with a window to one side, overlooking a grassy knoll and the patio, and a very high window (with a blind) to the far side from which all you can see are clouds scudding by or the stars at night.

The bedroom is furnished with a king-size bed with bedside tables and reading lights, a double wardrobe with shelves and hanging space, and a full-length mirror. Just behind the bed is a custom-built, half-height wooden wall, concealing a toilet, and a three-quarter-height wooden wall concealing a fabulous en-suite wet-room style shower room, featuring a shower with rainfall and hand-held showerheads, a hand basin with a pretty, ornate mirror and shaver's point, and a heated towel rail.

Outside
A visit to The Bull Pen is as much about exploring and being immersed in the immediate natural surroundings as it is about the stunning interior. There is a patio directly outside with seating, overlooking a large courtyard, which leads to an enclosed garden, with a BBQ. Beyond that guests may explore the farm's 500 acres of land and 70 acres of woodland, collect hen's eggs, interact with the farm animals (donkey, goats and horses), walk the owners' dogs, go wild swimming in the pond, and even fish for crayfish. As a security measure, please ask for the owner's or farm manager's permission before heading into the woodland, and visiting the animals.

A short stroll up the farm track to Sands Hill brings you to the rear entrance to Dyrham Park, a late 17th-century mansion, garden and deer park, one of the Cotswolds' most beautiful National Trust properties. To enter the Park this way (rather through the main entrance on the A46), guests should go through the gate and head to the shop and let the Park staff know they are on the premises. National Trust members can sign in here and non-Members can buy their entry tickets at the shop. (Check before going for any entry restrictions).

Lovely farm stay

We stayed for 2 nights and had a wonderful weekend. The barn is beautiful and well equipped, the location is remote but easily accessible and provides a lot of privacy. Next time we would book for a longer stay as there’s so much to do and discover.

A stay in the country

Really enjoyed two weeks staying in this accommodation on a working farm which provides a great base for exploring the area. The property is comfortable and unique with everything you need and Tom and Kate are great hosts. There are many excellent places to visit nearby including Dyrham Park which is at the end of the drive. It is also a great place to relax and adjacent to the Cotswold Way for walking.

A lovely relaxing weekend at The Bull Pen. Visited Dyrham Park (the house tour very good for a rainy day activity) & dinner in the The Bull in Hinton was superb - relaxed atmosphere with great food. Will definitely be back to explore more of Sands Hill Farm

Perfect

Great location for us , peaceful and gorgeous views. Local pubs all great food and Dyrham Park on your doorstep. Accomodation perfect, clean and had evetything you needed nice touch was some fresh milk on arrival for a lovely cuppa after the journey, and a sizable TV(someplaces we have stayed the has been TV tiny) one small item missing would have been nice to have a couple of chairs outside however we didn't ask so more than likely we couldn't find them. Missing the lovely horses, Rupert and the very friendly dogs and cats. Would highly reccomend and stay again.

1/10 - don't stay here

Do not stay here. From having dogs barking all day long to having numerous people staring into the accommodation all day it isn't relaxing or a nice place to stay. It has potential- but the owners are clearly disorganised and unable to run the place properly. It has one of the most uncomfortable beds l've slept in & terrible pillows etc there are 100's of better places to stay. Not worth the money.

Exquisite, go for it !

After an exhausting ten days we arrived at the lane to the farm. We agreed after those ten days the coming week could be either a disaster or blind. Very quickly we realised it would be bliss and so it was. The Bull Pen is a fabulous place to stay in a wonderful environment . The cottage has all necessary facilities for a good stay. Our hosts could not have been more helpful. The countryside around is peaceful and enjoyable and the Bull is central to many enjoyable excursions within 20 miles without going into Bath. And the wild swimming is genuine as my daughter who visited us found to her pleasure strangely finding the water warm but then she is used to finding pools in mountains.

Great stay in lovely converted Barn Kate and Tom brilliant hosts will definitely be back soon.

Great location for cycling running and walking, with a naural spring lake to swim in. Really close to Dyrham house (fab) pub In walking distance lovely food. Not far from Bath we had a fantastic time. Loved the bifold doors the dogs are really well behaved. Can’t thank you enough.

Short stay

The cottage was great, fully equipped with everything you’ll need. I stayed with my 10 month yr old son & wife & it was a lovely little break. We had a few small walks and the surrounding area was beautiful. The gentleman who greeted us was a nice chap. If I were to be really picky all I would say is the mirror in the bathroom needs a light above it as the lighting is just ok in the wet room. Lovely having a shower in there by the way. Attention to detail is so important

It's a lovely building. Excellent bedroom and bathroom. Still the attention to detail needs some work. The TV is not a smart TV as advertised and despite several attempts by the owner to make it work as a Smart TV, it didn't. The wifi code had not been updated in the handbook. No TV instruction manual. Just one tea towel. Very good location with a short walk to a beautiful national trust property just down the road. More attention to detail would make it perfect.

Great property but lacking home comforts.

We arrived for a week’s stay during a mini heatwave in summer 2021. It was immediately noticeable how warm the whole property was. Unfortunately, to add to the heat, the electric towel warmer in the bathroom had been accidentally left on which made the bedroom swelteringly hot. We enquired about the possibility of a fan for the bedroom but unfortunately none were available. Even with all the doors and windows left open through the night, the temperature in the property made it very difficult to get to sleep throughout the whole week. The property itself has been done to such a high standard, the kitchen area and bathroom space are fantastic. However, the small comforts you’d hope for, in some places, let it down. The pillows feel quite well used and very lumpy. The hairdryer is a small travel one. The TV set is quite dated. We had no tea towels or oven gloves or hand soap in the kitchen. The grounds and space that the farm is set on is just beautiful. There are some very friendly dogs that stroll around and love being pet. The owners and farm manager were also very friendly and lovely to chat with. The location had very easy access to both Bath and Bristol in a car or taxi/Uber. Overall, as a base, the property was great. However, for the money paid, I think the home comforts need to be looked at and brought inline with the standard of the rest of the property. Starting with a tower fan for the bedroom!
