Perched within the serene Cliffside village of Oia, Annouso villa offers a tranquil sanctuary where traditional charm meets modern luxury. Embracing the timeless architecture of traditional Oia village cave homes, our villa boasts all the modern conveniences while retaining its authentic allure.

Facing the majestic sea, volcano, and renowned caldera, our villa features a private yard adorned with patio furniture—a perfect spot to unwind and soon, luxuriate in a hot tub (under renovation, available from April 2024).

Nestled in the heart of the village yet tucked away from the main path, Annouso villa offers both convenience and seclusion. Accessible via stairs (not suitable for those with mobility disabilities), our location ensures easy exploration of Oia's famed sunset, charming cafes, restaurants, and boutique shops. The main square, with its taxi and bus terminal, is just a 7-minute stroll away.

Step inside our recently renovated abode, where a cozy living room welcomes you with a single sofa bed—a perfect space for relaxation. The fully equipped kitchen, complete with modern facilities, beckons you to indulge your culinary desires. A toilet is conveniently located in the living area for added convenience.

Retreat to the master bedroom, featuring a king-size double bed adorned with plush linens for a restful night's sleep. The open bathroom boasts a rainfall shower, offering a rejuvenating experience, while a private WC adds an extra touch of luxury.

Meanwhile, the second bedroom—privately situated—features a double bed and a freestanding bathtub, offering breathtaking caldera views. Perfect for unwinding after a day of exploration.

Whether you're basking in the dreamlike views from the private yard or exploring the picturesque village of Oia, Annouso villa promises an unforgettable experience where every moment is infused with beauty and tranquility.

Please note: The house is currently undergoing renovations, with new photos available from April 2024.

Our breakfast is served in the property between 8:00 - 8:30 am every day in eco- friendly breakfast boxes.

Kindly be informed that according to the new Greek law, which was imposed on all properties located in Greece, the city tax paid so far by the hotels’ guests, was renamed to Climate Resilience Tax. You may find below the relevant charges, which need to be paid by all guests that will stay in our properties from the 1st of January 2024 and on, as they occur according to each property’s category:

Location, Location, Location

Situated on the caldera cliffside of Oia very near and with a view of the famous Blue Domed Church, the villa allows you escape, with a bit of up and downhill walking, the crowds of Santorini while taking in it's incredible beauty & view. All four of us enjoyed this unforgettable experience although the villa itself had its quirks given its unique nature as a former cliffside cave. Porters carried our suitcases to and from the villa btw :) Highly recommended for those who won't mind the steps and can deal with a unique although comfortable and stylish villa interior.

The very best place to stay in Oia!

This villa exceeded our expectations. It has the BEST views in Oia. It is close to all restaurants and shopping. You are far enough down the hill to avoid the crows and enjoy a glass of wine while watching the best sunsets in the whole world. We will definitely stay here again when we come back.

The Authentic Santorini Experience

Just below the throngs of people waiting to take photos of the blue dome churches which are right next to the accommodation. Relatively quiet .Great view …Small bathrooms ….Quite a few Steps up to the main thoroughfare navigating through the throngs of people.

Outstanding!!!

We stayed here in July 2023. The location and host are amazing! Yes, it is Oia and everything you read and hear about the amount of people is true, but this location cannot be beat. You do have to navigate some cruise passengers on the way to the house, but they are not allowed to come all the way down to the property and the views from the property cannot be beat. I also cannot say enough about Mary, the Host. She is truly amazing. She arranged transportation, booked reservations and she booked a private catamaran for us, which was one of the highlights of our entire Europe trip. The boat was the Caldera II, Captain Yiammis, Crew Mimosa and Ada. HIGHLY Recommend.

Oia dreaming…

Our stay at this property was amazing! The location, cleanliness, and house were just as described and pictured. The hosts were amazing from arranging transfers and activities to escorting us to and from the property and helping with our luggage. They are experts and made our stay so enjoyable and easy. Highly recommend!

Heart of Oia

Nice enough stay, though just know that it is located in a spot that draws lots of people for photos, so we had people through various time of the day in front of our terrace doing photo shoots, so we didn't have much privacy. The host was very communicative and the place was comfortable for the four of us. The views were spectacular, and it is an easy walk into all the shops and restaurants in Oia.

We had an amazing stay at the Caldera house. View of the caldera and iconic blue domes. While everyone was fighting for a spot to see the sunset, we got the view from the doorstep. For 45 euro a transfer and porter was organised for us. Mary was very responsive and gave us great tips about the area. She even gifted us some wine and snacks. The property is private but a very short walk (less than a minute) from the main strip. Staying here was a highlight of our European holiday.

Excellent place to hang your hat

Our host, Mary, worked hard for us. We had millions of questions which she responded to quickly. She hired exactly what we needed to get us exactly where we needed, when we needed. When we hit land, she sent us a list of things to do that were spot on. This unit was authentic, beautiful and worth very penny. The extra outside room and bathroom were a welcome respite after traveling w 3 of us for 14 days. My advice: JUST DO IT!!!!

Location, Location, Location

This property is in a dream location. It’s located adjacent to the Blue Domed Churches of Oia. The view is spectacular! Mary, the property manager made our stay stress free. She booked our transfers to the airport, arranged for help with our luggage to the actually property site, maintained contact with us throughout our stay, and even gifted us a wonderful bottle of wine upon arrival. She is very professional, and I’m so grateful for her service. The actual property is very nice, but a little dated, which added charm. The two separate bathrooms were very small, but manageable, and shampoo, and soap was provided. Maid service was accomplished for all days of our stay. There is no microwave, but that didn’t present much problems. Overall all if you’re looking for an unforgettable experience, look no farther. I highly recommend the “Caldera House” for your dream Santorini experience.

Wonderful Villa in Oia

We just got back from holiday in Greece and stayed in Annouso Villa during our stop in Santorini. Great location, amazing views, and lovely villa. Perfect spot for our family of 5 to explore the island - we loved being in Oia. Mary was a fabulous host - arranged transport to/from ferry and stored our bags on our last day before we had to depart for ferry. I recommend you have that arranged through Mary/property manager, as it would be challenging to get bags through the streets and down to property without assistance. The location itself was amazing - and a popular picture sight, so during high season you have to get through crowds lined up to take pictures on steps leading down to the villa (which we found fairly amusing). Oia itself is vibrant and fun - lots of great shops and restaurants. We did the Thera-Oia hike - wonderful! And the Sunset Oia Luxury cruise - also highly recommend! The hike to Amoudi Bay was great, as was cliff diving from St. Nicholas church/island - kids loved it! The villa has A/C, which worked well and we just loved the cave experience. We had our three teens with us, and our daughter loved having her own little cave bedroom - and didn’t mind the fact that her bathroom was accessed by walking outside. Not an issue at all for us. Highly recommend! Great stay, lovely island, great people! Be sure to eat at Roka - one of our favorites! The view isn’t as great as some options, but the food was wonderful!

This place was awesome. Cooking was pretty primitive, like not even a knife to cut with 😮 But the view SO made up for it. It was quiet and away from all the hectic tourist traffic even if we had to squeeze by hundreds of selfie takers. This was a great find!

FIVE STAR STAY

We were a party of 6 women (two moms with four daughters) and Oia was our first of four stops. We wanted to experience Santorini and have an unobstructed view of the sunset so we opted for a cliff house. Our location was perfect and we loved sitting on the patio every chance we had. We didn't have any foot traffic in front of our place but the stairs down to our stay were always lined with people taking pictures (the location must be in a guidebook). The blue dome backdrop was beautiful so hard fault them and there was a rope across the stairs above and most people were respectful. I was so grateful for Mary and the whole team, they made everything easy for us. We had some real struggles with our flights and lost luggage but Mary was so helpful. When we arrived at midnight our driver was waiting and when we pulled into Oia we were escorted to our stay and our bags were brought down for us (same for our departure). Thankful for the porters!! It's true, there are LOTS of stairs but that's part of the charm.

Wonderful Place

We had a lovely stay. The views are incredible and the staff was warm and welcoming. Very much appreciated the bottle of wine upon arrival. Bathroom is modest but perfectly acceptable given you are staying in a historic traditional cave dwelling. Location is perfect- literally steps away from the shops and seaside restaurants. Air conditioning was great for cooling down after hours out in the sun. Highly recommend this villa!!

Beautiful spot in Santorini!

Me and my family had a great time staying here! The views were absolutely beautiful and it was so convenient walking to everything in Oia. Everything in the posting was accurate and there were no surprises. Mary, the property manager was very helpful as well! She helped us organize a ride from the airport and met us when we arrived along with the porters. She was very responsive to all my questions and was super friendly. Highly recommended!

Wonderful view but the unit leaves a lot to be desired.

First the view is outstanding and Mary was great and helped us a lot. The negatives are the lack of a micro wave in the kitchen, only one sharp knife, the bathrooms were horrible - you could not use the mirror as it is very small and low. The lighting in the bathroom was not good as well. You must note that the second bedroom is separate from the main unit and as well as the second bathroom. You must go outside of the second bedroom and enter the second bathroom from the outside.

Excellent Location in Oia

If you’re planning to stay in Oia, this is the place to stay. The owners have other properties, but this one is excellent for us. There’s a main bedroom they sleeps two. There’s two twin beds that are located in the living/dining area. There’s a refrigerator, sink and stove. We didn’t cook one day but we did keep water in the refrigerator. There’s a small room on the side of the house that sleeps two. There’s two small bathrooms, one inside and the other located in the outside. There’s a front sitting area that offers the most spectacular views of Oia’s sunset. Wow! I can look at these views all day and night long. There’s always a cool breeze at night that makes it less humid. Otherwise, there are mosquitoes. The location is awesome. It’s so good they many visitors and onlookers would go towards the entry way to take pictures. The property is located in the middle of the cliff so you will pass by all the onlookers. Even though there’s a rope and gate to block off the visitors, they still find their ways to capture the most beautiful pictures. Guess what? That view is right in front of you from the front yard of the house. Book this place early. The receptionist who does the booking is very attentive to emails. You will get a reply within 24 hours. Mary, who manages the properties and is our concierge, is the person who will help book all your tours and restaurant reservations. She’s very good with WhatsApp and she will reply back immediately. You need to let the Reservation desk know early to book a transfer to the property. Otherwise, it would be hard to find the place. Mary helped us book restaurants and arranged for us a private tour of the islands. But she’s able to arrange anything you want and she doesn’t pressure you at all. She does what you want. I offered her a tip and she flat out refused it. Mary is the best and honest concierge I have ever met! I still don’t know the address, but it’s located near Pelekanos Restaurant. Use that as your bearing. Make sure to book Pelekanos weeks ahead of time before you leave or else you won’t get a reservation. We waited until we got there and it was too late. It has good foods and an excellent view of the sunset. Another restaurant with a better view of the sunset is Tramonto Cafe, but the food isn’t as good. It serves mediocre pizzas. The best seafood restaurant with a nice sunset view is Ammoudi Fish Tavern. Again, make reservation ahead of time.

Heavenly Views and Amazing Stay in Oia!

We stayed in the lovely Annouso mudhouse in June 2021. We explored other options but decided to embrace a more authentic experience, so chose this amazing 2 bedroom, 2 bath villa. The host contacted us before arrival to set up a time to meet, after our ferry docked. Mary welcomed us and porters carried our luggage from our meeting point to the villa—located in the heart of white washed, cliff-hugging mud houses, below a small, traditional blue domed church on Oia‘s main walking street. Mary showed us around the villa and shared tips on local restaurants, best sunset views, along with an offer to organize tours. She booked a wonderful day trip for us with a local cruise company. We joined a dozen other tourists for a 5-hour catamaran tour—“…the chance to embark on an awe-inspiring adventure around the island, explore the most iconic beaches of Santorini, relax in spectacular natural surroundings and admire magnificent views in just a few hours.” Wonderful boat staff, a lovely catamaran, fun company, great views, and a delicious homemade buffet made this outing well worth the 100euro per person cost for our 5 hour tour! Our stay in Santorini was at the end of 3 weeks of travel in Europe, so we were happy to spend the rest of our days in Oia wandering the lovely cobblestone walkways and alleys, browsing in the many shops, dining at a number of delicious restaurants, and relaxing on our lovely terrace (with jaw dropping views!) or the nearby Lioyerma pool and bar. As other reviewers have noted, there’s a bit of a hike from the Main Street down—and back up. But the location and the glorious views make it worth every breathless step to get to and from the villa! We visited Santorini just as world travel was opening back up after Covid, so there were comparatively few tourists—and it was still sometimes annoying to have to scoot past visitors finding their way to the perfect shot of the iconic blue domed churches and quaint old windmills. Still, we’d happily choose this area again, if we ever return to Santorini! Also, this villa is a private home located in the middle of dozens of white washed resort owned houses, which may have slightly nicer accommodations and tiny pools for cooling off and watching the sunsets—but we paid about $200/night and the resort guests paid $600-800, for the exact same views! Our only negative was short, periodic power outages, but it’s an island-wide issue, so no reflection on the Annouso House.

Flawless location, unforgettable experience

We really wanted our kids to experience something other than a standard hotel for our trip to Greece and this cave home was exactly what we hoped for. Insanely great location, the pictures don’t even do it justice. Just like other reviewers noted, the location is so great in fact that the tourists line up all day and night nearby to take their photos. You will enjoy walking right by them to your home. :) the cave was quiet and stayed cool. The neighbor to your left is very very close but you still have plenty of privacy. Worth noting the guest house has a bathroom but it is totally detached. We had five guests, I think four would have been the perfect number. There are too many steps to haul groceries but there is a restaurant and bar at every turn. The hostess was incredibly responsive to anything we asked and the porters were also wonderful carrying bags up and down for us. We absolutely loved our stay and will treasure the memories. Thank you!!

Oia, pronounced Ia, is the most famous of all villages of Santorini. It is known throughout the world for its quiet life and fantastic sunset, and is certainly the most beautiful and picturesque village of Santorini. The village is also situated on top of an impressive cliff and offers a spectacular view over the volcano of Palia and Nea Kameni and the island of Thirassia. Oia is situated on the north of the island, 11 km away from Fira.

It is a traditional village with charming houses in narrow streets, blue-domed churches, and sun-bathed verandas. Its streets have plenty of tourist shops, taverns, cafes, and other shops. Oia is much more quiet than Fira and the busiest area is the main pedestrian that runs along its length. At the entrance of the village is a car park where visitors can leave their vehicles and enjoy long walks on the picturesque paths. The volcano from here is much less imposing but you can still get some gorgeous views.
