As you approach King John's Barn across the rolling Cotswold countryside, it suddenly appears at the end of a track, off a quiet country lane, rising slightly above the surrounding fields. The Gallery forms the left-hand end of the Barn and is easily recognisable by its tall windows.

The Gallery is a super-spacious, light and airy holiday cottage. It has a fully equipped kitchen that leads through to an open-plan living-dining room, with a hugely impressive view through the floor-to-ceiling window to the immediate and distant fields and countryside. Just off the dining area and down two steps is an en-suite bedroom, while upstairs is the second bedroom with a super-king-size bed (can be twin on request) and a family bathroom. A delightful gallery landing runs across the width of the barn providing a magnificent view out to the fields and the living room below. Everything guests need for a comfortable, country retreat has been provided, from the maps to the games and the local pub recommendations to the dog welcome pack, complete with a bowl, treats and a ball.

Outside, the barn has a gravel courtyard garden that extends from the front all the way around the side to the back door into the kitchen. Enjoy drinks and meals al fresco at the large oval dining table, surrounded by sheep pasture, with an uninterrupted view to the Oxfordshire Cotswolds beyond.

Ground Floor

Kitchen:
Guests enter through The Gallery's rear door directly into a fully equipped country-style kitchen, with a lovely view to the fields behind the cottage. The kitchen has a cooking/preparation area, with an electric oven and hob, sink and worktops, and a utility area, with a fridge-freezer, microwave, washer-dryer, ironing facilities, hooks for coats and a shoe rack.

Dining/Living Room:
Step through the latched door from the kitchen into The Gallery's centrepiece - the enchanting, open-plan living-dining room, with its double-height ceiling, exposed beams and an amazing view through the floor-to-ceiling windows out across the Cotswold countryside. Look up and you'll see a gallery landing with a desk - an inspiring place to work or plan your activities for the days ahead.

The dining area is furnished with a long, wooden table to comfortably seat four guests. Behind the table is a handy bureau with local information, tableware and local information.

The living area is furnished with two comfy sofas, a rocking chair, occasional tables and a TV - the perfect spot to relax in front of a film or unwind with a book.

Bedroom One:
A half-height wall behind the bureau in the dining area conceals two stairs. Head down the stairs and through a door into the en-suite ground-floor bedroom, which is furnished with a standard double bed, on an ornate bedstead, with a small chest of drawers to either side, reading lights and USB charger sockets and a wardrobe. There is a wide windowsill, with a make-up mirror - and a view over the courtyard to the fields beyond.

En-suite Shower Room:
The shower room features a cubicle shower with overhead and handheld shower heads, washbasin with vanity unit and mirror above, W.C. and heated towel rail.

First Floor

Bedroom Two:
This delightful bedroom has a wonderful view over the fields from a low wooden window seat - complete with a sheepskin rug and cushion so that you can get comfy while enjoying the rural scene below. The double-height ceiling with exposed beams and an original tiny, triangle window are reminders of the barn's great age. The bedroom is furnished with a super-king-size bed (can be twin on request), a wardrobe, a bedside chest of drawers and chair, reading lights and USB charger sockets.

Family Bathroom:
Directly beside the bedroom is the family bathroom, with a full-size bathtub and shower screen with shower, washbasin with a wall mirror, shaving/make-up mirror and shaver point, heated towel rail and W.C.

Gallery Landing:
Head up two stairs from the bathroom to the gallery landing, an impressive area that sits up close to the cottage's exposed beams and wooden A-frame that provides a great view out to the field beyond and down to the living-dining room. The landing has a work area with a desk, lamp and power sockets, a storage basket and a bookcase stacked full of novels and children's books.

Outside

The Gallery has a wrap-around, gravel courtyard, with a large outdoor dining table, eight chairs and a parasol. The dining area is located near the kitchen back door, making al fresco entertaining easy and convenient. There is parking for four cars on the courtyard to the side and front of the cottage. A farm fence separates the courtyard from the surrounding fields, providing unobstructed views across this rural idle.

Photos are misleading

In my opinion the photos showed a more desirable condition of the accommodations than they actually are. Unfortunately, during our stay demolition was taking place on the property next door so it was not the quite serene get away that I had anticipated. Lovely grounds and in close proximity of Witney.

Comfortable and warm barn down an unmadeup lane surrounded by farmland

We booked this barn at fairly short notice and chose it as there were 2 double bedrooms and a bath or shower room for each bedroom. We also brought our two labradors and found a few pleasant walks from the Barn on a quiet country lane. Barn is lovely our shower was scorching hot and sadly didn't get fixed until after we had left. The Henry Hoover at the property was so badly blocked up with hair it wouldn't work and even when it was cleared it was next to useless at removing the dog hairs before we left. There was a rubber broom and that was much more efficient than the hoover! Barn was well equipped and warm and cosy. There was no DVD player (as advertised on website and in literature at the property). Found a couple of good eateries locally and although the weather was disappointing we enjoyed our visit, despite the points mentioned above.

Location, Location, Location

The Gallery at King Johns Barn is perfect in terms of location. It’s an ideal base for your Cotswold holiday. Beautiful views and we loved seeing the Cows in the field. We are a couple staying with our little dog Poppy for the week. There was a lovely welcome bag when we arrived with some lovely goodies and lovely farm fresh eggs. We also arranged for a Tesco delivery which helped massively. Two great sized bedrooms, we used the room upstairs as the bed was huge and comfortable. Kitchen was well equipped and had everything we needed. Great open plan living/dining room. WiFi was poor but we had good 4G signal. But please be aware The Gallery does have an earwig problem which I wasn’t comfortable with at all. At night they came out in force. They were crawling up the walls, they were all over the front door & windows. If you are not comfortable around creepy crawlies it could spoil your holiday. This is our only negative which I’m sure can be addressed easily by the owners. I did read some reviews about a bug problem so was aware but sadly I wasn’t aware to just how bad it was. Thankfully I had my husband on bug duty in the evenings. We didn’t let it spoil our holiday too much though and apart from the earwig problem we had a great week exploring and The Gallery was in an ideal location.

Summer break

Fabulous week away with the family. Ideal base for exploring the Cotswolds. Owner (Vicky)very friendly and helpful. Everything you need has been thought of . Really easy check in / out clear instructions for using all equipment/recycling/rubbish and information on places to visit/eat. Lovely welcome gift on arrival - thank you for a great stay

A lovely location and relaxing cottage however spoilt by infestation of bugs

We were impressed with the location and size of the cottage. It was nice and relaxing and a great setting to be able to sit outside and enjoy the beautiful scenery and location. The cottage was well equipped and lots of information is given about local restaurants and places to see. We enjoyed some lovely walks around the area. Unfortunately, our stay was cut short after 4 nights (of 7) due to an ever-increasing number of earwigs/bugs within the property. We tried to take measures ourselves to get rid of the bugs from day 2 but we believed it was time to vacate the premises when we found earwigs in clothes/suitcases, towels and on our child's toothbrush as well as on the carpets, sofa and upstairs walls. We contacted the landlady to explain the situation and that we had decided that we couldn't stay any longer and at the time she seemed to agree and understand. The landlady asked us to contact Bolt Hole retreats who she thought may have some insurance towards this. Having contacted Bolt Hole retreats that morning to explain the situation and to confirm we were not willing to stay due to the bugs, we were advised to send in some photos and someone would be in touch at some point. Apparently, we should have been advised at that point by BoltHole retreats that they would move us to a different property but we were not told this so we took the decision to proceed and book alternative accommodation ourselves at great expense. We did not hear back from Bolthole retreats until the next day. We have received a small 'goodwill gesture' from the landlady but both she and BoltHole retreats are refusing to accept any responsibility for the problem and are refusing to refund the nights lost. My recommendation would be to first check with the Gallery / Bolthole that necessary pest control measures have been taken and secondly be very careful with regard to Terms and conditions. I have sadly been waiting 7 days for a manager from Bolthole Retreats to call me to discuss but after my second request I have given up.
