***When we went looking for a second home in the Rockies, we fell in love with Breckenridge (summer and winter). When we went looking for a home in Breckenridge (and we looked at many, many million dollar homes) we fell in love with this home. It's the perfect set up with TWO true LIVING AREAS (just like we have at home) each with its own brick fireplace, tv's, and nice leather furnishings. Depending on who we took up to the mountains, the kids / our grandparents / our brother's family could have their own space to relax. Instead of a kitchen table crammed into a corner of the great room, we have a nice dining area with a large beautiful french country dining table--with plenty of room to walk around the table. Two banks of large panoramic windows showcase the incredible view from the dining area. The view of the mountains on this website were actually taken from the dining/kitchen area. Incredible.

***We also love the Den / Sunroom with double french doors that open right outside onto a small porch. Wow. Just open the french doors from the lower living area into the jacuzzi room, step into the sunken Jacuzzi for 8, and relax. This is a spectacular luxury... and also has a sauna room for those that want to enjoy the dry heat. All in the privacy of your own home.

***We've tried to include pictures of the bedrooms so that you can see that they've been outfitted with high quality designer furnishings--not your standard, worn out furnishings. When we went looking for a property, I visited many homes where there were exposed bed frames, cheesy artwork, and really worn out cheap couches. This is our true second home, so we wanted something nice that we could show off to our friends and family as well. We think you'll feel at home here too.

***Nice, extra large washer and dryer for keeping up with the laundry while you stay.

***Last, but certainly not least, enough hot water to operate four bathrooms.

**SUMMER IS AWESOME! Our kids are having an awesome time up in Breck, biking down to Main Street, playing frisbee, hiking in the National Forest (it's those same ski-in/ski-out ski slopes) and enjoying the weather (about 55 at night and 75 during the day). Of course, there's the Alpine slide, maze, etc on peak 8. Though we've got the playstation here, plus the computer and cable, they have chosen instead to PLAY!! All of the large wood balconies have been awesome too for charcoal grilling (our favorite), sparklers, and enjoying the weather. As I type, Grandpa is actually in the lower level taking a nap, the five kids are on the upper level playing hide 'n' seek, and I'm on the main level enjoying a light breeze at the kitchen table!

Unbelievably well stocked kitchen. Host super helpful. Ski in/out is an adventure, which some of us really liked... Others in our crew opted for the shuttle to the slopes which was still very convenient.Hot tub, sauna and fireplace were loved by all!

Great winter get away!

Great location. Conveniently close to shuttle to town. Plenty of space/ beds for large group. It was very easy to communicate with the host. Would love to stay here again!

We loved the location. It was close to the Breckenridege Beaver Creek base. It is NOT ski in/ski out. We talked to the neighbors and the only was to get to/from the runs was a large set of stairs. Apparently only a black run led to the stairs, so none of our group attempted to ski in/ski out. The hot tub did not work the entire visit which was disappointing. Amanda the host was very responsive to all my questions. The house was very well stocked with everything you would expect plus some other food/goodies. We did grocery delivery from City Market.

Great house for groups but not for ski in out.

We rented this thinking it was a true ski in out home but it was not. You can access by walking, and at 60 and 65 years old we are kind of done with that. It’s not an easy access either. You cannot ski across streets with no snow!! But it’s a great house but if you really want a ski in out location this is not it. Otherwise its a great house and size for a group of friends or family gathering.

Awesome views; convenient to Peak 9 at Breckenridge and 5min drive to downtown.

We were greeted with a welcome basket of treats and overall it was a wonderful property. We had a few small issues and they were all addressed in a timely manner by the owner Amanda. Although you can do ski-in/ski-out-- its a little bit of a walk/hike but the shuttle was super convenient and reliable. Takes you to the base of Peak 9. We stored our skiis at the base for the week so that made it even easier!! The beds are comfortable, the kitchen is extremely well-stocked and the house is spread out nicely to accommodate 8 adults or a large family. The hot tub and sauna were great for après-ski. Thanks Amanda and hope to "see" you next season.

Mireles 2020 Ski Trip

This property is great. Amanda has everything from codes to get in, snacks, fully stocked cabinets, utensils, great size pots and pans, great bedding, very clean and very convenient shuttle. My only complaint is that we left a day early since all ski resorts, bars and restaurants were closing, cleaned up likely better than most, and requested one day refund. Silence. A bit disappointed about that. Kim

Very comfortable and spacious

All the amenities were great including the hot tub and sauna. The ski in / ski out worked well for the black diamond skiers and the shuttle is close by which gave added flexibility. Nice view of the mountain when you wake up to get you excited for the day!

Nice, big, well stocked home but needs improvements

we stayed in this home with children from the ages of 3-15. the home is large and has plenty of room for everyone to stretch out and be comfortable. it also comes very generously stocked with food and everyday necessities. the ski in/ski out near the home was wonderful. however, the internet is so bad that the 2 people who needed to work at the same time could not do so. in addition the heat in the house is inconsistent. and unfortunately the oven broke the first day we got there and although a repair person came immediately, it could not be fixed as parts were required that would take time to arrive. we found that out from the repair person. we never heard from the owner. we booked the home expecting to cook dinner every night and that was challenging.

Wonderful home!

We had a very nice stay at this property. We enjoyed the three levels, so everyone was able to have their space! The large dining room table was perfect for all of us to enjoy meals together. AWESOME Family Ski Trip!

Our family of four had an absolute blast in this LOVELY and spacious home. Excellent communication with Owners made it easy to take advantage of the many amenities including cozy fireplaces on each level, hot tub, sauna, ski-in/out trails, and nearby shuttle stop. The kitchen is very well stocked with seasonings, cooking oil, coffee and other staples as well as pots/pans/cuttlery, etc. Though our plan was to search out Breckenridge's best restaurants for most of our evening meals, we ended up relaxing in the sauna and hot tub after full ski days followed by group preparation of family meals on all but one night...wonderful family time. The heated garage was awesome for gearing up before heading out to the shuttle which delivered us very near the Beaver Run lift. We tried the ski-out access on our first day but the path is VERY flat and narrow and the shuttle is really easier and required less hiking. We are hoping that this was the first of many annual family trips.

This home was the perfect location off peak 10 in Breckenridge with great access to the Burro trail

We had an excellent experience here. The home is in a beautiful section of Breckenridge called Warriors Mark. It is very close (across the street) from the Burro Trail access which is a lovely walk down to town or an intermediate ski trail down to Lehman’s during the winter. There are decks on each level and the view from the hot tub cannot be beat. There is enough parking for 3 cars comfortably in the drive and I suppose you could park in the garage although we didn’t. We had a large crew there and the large dining table was appreciated. As with most mountain houses I’ve been to, there are a lot of stairs. There is a main level queen room, but please note, there are still about 4 steps from that room to the living room kitchen area (in case you are traveling with anyone who has difficulty with stairs). This was our wedding trip and we just felt right at home with extended family and Amanda went out of her way to leave us a very nice welcome basket which we very much appreciated! I would recommend this house and stay here again!

Very comfortable home provided everything that we needed and more!

We stayed in this home with a group of 5 adults and 7 children. The home provided everything we needed and more! We loved the beautiful view from the decks, and the kids took advantage of riding the bikes in the neighborhood. There were plenty of towels to go around, for showers and the hot tub. I was curious about the bedroom layout before we arrived so I will share that here. Master suite and the bunk room are upstairs, queen bed room with separate full bath is on the mail level, and the second kind suite is on the lower level. The lower level also has 2 fold out sofas. One is right outside the king bedroom. The second is in a separate room next to the sauna. We did use those fold out sofas and it was nice that they have a little privacy from each other. There were quite a few homes occupied near-by in the neighborhood, but we were never bothered by any noise. Overall it was a great home for us and I would recommend it for your group!

Great for families with amazing views

This was a perfect place to stay for our group of four adults and five kids. The three floor layout provided plenty of space for the adults to relax and the kids to play – they loved the bunk bed room. Beautiful views of Breckenridge mountain provided the backdrop to the open kitchen, dining area and family room. The hot tub, sauna, and three fireplaces were great to warm up with after a long day on the mountain. We didn’t take advantage of the ski-in/out trail because it was just a little far for the younger kids to carry their skis, but it’s definitely doable.

Great Place!

We had a great week in Breckenridge. Beautiful house with every amenity (the kitchen even had a pastry cutter (!) that we used when we made biscuits.. and good quality/condition cookware and a multitude of pans/trays/measuring cups and plenty of cutlery/cups/dishes. Great kitchen/living room open concept common area where the 7 of us could comfortably hang out all together by the firefplace while some us us cooked. All the beds were comfortable with nice sheets and bedding. Nice set up for the 2 master bathrooms (with toilet/shower separate from the sinks - made for better efficiency for the ski mornings). Great set up with the outdoor hot top with Breck views AND sauna right there. Everything was spotlessly clean. The owners were very responsive and helpful throughout the booking process and the entire stay. Like when we plugged up the kitchen sink disposal filter with egg shells, they sent some one out right away to address it and later we blew the fuse on the washer. They were about to get repair people out - but fortunately we were able to figure that one out first. The ski in wooded trail is a bit tricky. The owners provided a binder with pictures and detailed instructions (we had stayed in the neighborhood before, so knew what we were getting into). One of our more beginner skiers had a bit of difficulty when the trail was icy. It does involve a flat bit (unbuckling and short walk for the boarder in the group) but is over all a fun little wooded trail (that is out of bounds from the resort - the resort put up some new signs saying you could die on those trails (that's a little unnerving) - but it's not that bad at all!) There is also a free shuttle bus you can pick up just around the corner. The house is in a nice quiet neighborhood just outside of the Main St area in Breckenridge with a short drive into town. It was so nice and relaxing at the house, we stayed in for dinner almost every night instead of heading into town as planned. Very happy with our stay and would highly recommend this property!

We've been bringing our three kids up to Breckenridge since they were little, so we've got a lot of experience with the best work-arounds for families and the ski resort. Ask us any questions, and we'll probably be able to give you a great first hand answer!

We get up to Breckenridge for about every six weeks every summer.....It's our true home away from home!

Why they chose this property

Amber Court is our true Home away from Home so it is actually full of amenities and updates that you wouldn't find in properties that are run as income properties by big management companies.

And we always stay in large VRBO properties when we travel. It give us great insight into the best (and worst) practices of vacation rental ownership.

Sometimes its the small things that make a difference: plenty of new pots and pans, multiple pillow choices in each room to make sleep better, plenty of clean towels, stocked coffee & coffee filters, stocked laundry supplies, big screen TVs in the two living areas, three fire places, (complete) family games, and more!

What makes this property unique

The Views and The Location....we love Amber Court, but seriously, we could never think of selling this home and moving up to a truly ginormous home in Breck...because we'd sacrifice the views and location!
