‘That One’ our new lakeside holiday home, this is a new venture for us so please bear with us whilst we gather reviews !

Hello and welcome to our new holiday home 'That One' perfectly positioned South facing overlooking Isis Lake set within the private beautifully landscaped development of 3 lakes comprising Windrush and Isis. This is a great place to relax and unwind or chose from an abundance of leisure activities catering for all ages and abilities right on your doorstep and at the end of the day, when you are ready to come back to your lodge, you will find all the facilities you would expect of a clean modern property and enjoy a private patio deck, overlooking the lake, just perfect for winding down into the sunset.

The lodge is constructed in a New England style, two story, open plan on the ground floor with 3 bedrooms upstairs and a bathroom on each floor.

The ground floor has a modern recently re-fitted kitchen off the lounge/dining area, fully fitted with quality appliances including an electric oven and induction hob, fridge freezer, washing machine, dishwasher and microwave. The kitchen is very well equipped for a comfortable self-catering holiday.

The large open plan lounge/diner has almost an entire wall of double glazed panes offering uninterrupted views out onto the lake with large patio doors leading onto a balustrade private deck with two small steps down to a large lawn leading down to the lake edge. Both inside and outside living areas comfortably accommodate 6 adults, with outdoor furniture for alfresco drinks and meals. There is a flat screen 55" ‘Smart’ TV with high speed wireless internet connection for Netflix etc. a DVD player, plus a selection of books, games and recent DVDs.

The lodge has a recently refurbished large downstairs shower room with wc and hand basin as well as a newly refurbished upstairs bathroom with a large bath with shower attachment, wc and hand basin.

The master bedroom has a large picture window with lovely views overlooking the lake, a comfy sofa to sit and chill, a king bed, double wardrobe and drawers.

The double bedroom, overlooks the front of the property, with a comfortable 4’6” double bed, plenty of storage drawer space plus a hanging rail.

The twin bedroom has a comfortable full size single bed with another 3’ single stored underneath which pulls out to the same height and a set of drawers. The room is versatile and can be set up as a large single, twin or double bedroom. Storage space is limited but can be adapted by us depending on how you want the room setup.

The Lodge is set in large well-tended communal gardens, with a 10pmh speed limit for vehicles and private security patrols.

On site you have free access to play on 3 tennis courts, one of which is flood lit, table tennis in a covered summer house, a volley ball net, golf net, 5 aside goal nets, croquet lawn, pavilion with two pool tables and a football table and an indoor small soft play area for the toddlers. Just outside the pavilion is an enclosed children's play park with swings, slides climbing frame and even a zip wire ride. Windrush lake is available to enjoy non motorised water activities like paddle boarding, kayaking and windsurfing. All 3 lakes are available for fishing, with each specialising in different forms, from fly fishing for trout, specimen carp fishing and general course fishing, all with the peace of mind of 24 hr on-site security.

Out and about you will discover the Cotswold Water Parks is an amazing place, more that 150 lakes over an area of more than 40 miles, with a huge diversity of leisure activities available for all ages to enjoy. On the water you can hire boats, canoeing/kayaking, inflatable rides, sailing, swimming, wakeboarding, windsurfing and waterskiing. On land there is angling, archery, fabulous birdwatching opportunities, cycling routes, walking routes, horse riding, paintballing, rally driving, golf, picnic sites and nature reserves.

The Lodge has ample parking immediately to the front of the property.

One set of bed linens, tea towels and towels for indoor use are provided for the duration of your stay, addition linen and towel changes can be arranged for an additional charge.

Changeover days are flexible, the minimum booking is 3 nights except bookings between July- September and xmas when the minimum is 5 nights unless advertised differently.

Arrival time is after 4.00pm and departure time by 10.00am, we may be able to negotiate these times, dependent on other same day bookings, it might be possible to arrange an earlier check in or later check out at no extra charge. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Airport: Bristol: 45 miles
Railway: Kemble: 4 miles, Swindon: 11 miles
By car (recommended):
From M4 or the South - Leave the M4 at Junction 15 (Swindon) and head North on the A419 for about 14 miles. Take the B4696 signposted Ashton Keynes / South Cerney / Cerney wick. Take the first left at the roundabout onto the Spine Road East. Follow this for just a few hundred meters, passing the Gateway Centre on the left, the De-Vere Hotel on the left as you do, prepare to turn right into the Windrush/Isis development, where you will immediately see the Security hut and barrier.

From the M5 or North – Leave the M5 southbound at junction 11A onto the A417. Take the third exit at the roundabout after a few miles continuing on the A417. Stay on the A417 / A419 for 15 miles passing Cirencester. Leave the A419 following signs for South Cerney and the Cotswold Water Park. Head right over the flyover and straight on at the second roundabout following signs for the Watermark and Cotswold Water Park. Follow this for just a few hundred meters, passing the Gateway Centre on the left, the De-Vere Hotel on the left as you do, prepare to turn right into the Windrush/Isis development, where you will immediately see the Security hut and barrier.

Fijn huis met veel voorzieningen, gastvrije verhuurders

Ondanks het overwegend regenachtige weer een fijne tijd gehad in de Cotswolds, mede dankzij dit fijne huis op een mooie locatie. Het huis is voorzien van een ruime keuken met allerhande en goede voorzieningen om een goede maaltijd te verzorgen. Rest van de vertrekken zijn ruim en aangenaam. Locatie is op één van de recreatieparken in Cotswolds Water Park. Mooi aangelegd en heerlijk rustig. Goed uitvalsbasis om de regio te gaan verkennen en om allerlei watersporten te beoefenen als je daarvan houdt. Hoogtepunten: wandelroutes zoals bij Woodchester Park, Dover's Hill en Blenheim Palace, struinen door oude dorpen en steden (Burford, Bibury, Oxford, Bath), afternoon tea bij Barnsley House (prachtige tuin).

We had a lovely time at this property, very nice views of the lake, and a lovely property! Lovely touch of having some groceries brought for our arrival too 🥰 would recommend, only down side was we thought we could swim and fish on our lake but unfortunately that wasn’t the case! Other than that was a great stay 🤩

The Heart of the Cotswolds

This charming lake house rests in the middle of the natural splendours of the Cotswolds Water Park and offers an ideal base for trips to surrounding sites of interest (e.g. Warwick Caste, Stratford, Salisbury/Stonehenge). The property itself is in pristine condition and chocked with amenities and the owner is responsive and friendly. Highly recommended.
