Hither Hills - Pristine Guest House on private estate; walk to beach.

Elegant, private, pristine two bedroom guest cottage is located on 1.5 acre family compound in the desirable Hither Hills area on Montauk. Enjoy the peace and quiet of Montauk's gorgeous beaches without the noise and hassle of the summer crowds. Walk down the hill to the deeded access only Montauk Beach Property Owner's Association (MBPOA) beach path, or drive to the nearest gated lot (key and parking pass provided.)

Light and airy, the care and attention to detail in this home's design is evident in every room. Pyramid ceiling with skylight floods the main room with light during the day, and offers the stars to view at night. Bamboo floors, inlaid doors, solid maple kitchen cabinetry, central air and WiFi access all contribute to its unsurpassed comfort and beauty.

The cottage is located approximately 50 yards from the main house residence, and we are always available on site for any questions, advice or recommendations during your stay - but far enough away for your complete privacy. As the guest house is part of our single family residence, we fully comply with the Town of East Hampton rental registry regulation, which does not require resident home owners to secure a registry number if the home is owner-occupied during a rental.

Beautiful, clean and peaceful guest house w/ private beach!

My wife and I stayed at this beautiful, clean and spacious guest house for my cousin's wedding. The hostess was super friendly, and very easily reachable if we had any questions. She introduced herself when we checked in and we had complete privacy for our whole stay. She even left a chilled bottle of rosé in the fridge for us. The house had beautiful views of nature and even had a skylight. The AC worked beautifully and the big TV in the living room can swing out so you can watch from the dining room table. We used Uber to and from the reception and they found the house easily. The private beach was super clean and we basically had it to ourselves. Fantastic property, hostess, and stay! Would highly recommend.

Outstanding Guest House

This was a fantastic find. A 2BR, 2Bath guest house on a beautiful piece of property in Hither Hills community. Guest house was perfectly appointed for our needs, and absolutely spotless. Brought our bikes and rode to the lighthouse and to the town of Montauk. Location was great as it easily allowed access to Amagansett as well as East Hampton. Host Jennifer remained on the property in the main house. She greeted us on arrival, and was always available as a resource. One of the best vacation rental experiences we have landed.

Perfect All Around

I wouldn't hesitate to stay at this lovely property again and hope to do so next year. Jennifer was very easy to communicate with and the house is perfect. The location is great - it's secluded but within 5 minutes or less driving distance to the beach. The house comes equipped with everything one would need for a vacation. We tended to eat out all the time so we did not avail ourselves to the grill or use the kitchen much but next time I hope to stay longer than 3 nights and make use of the kitchen. The beds were comfortable and the house very clean. I loved driving the old Montauk highway into the adorable town of Montauk where there were ample places to find good food and do grocery shopping. All in all, we had a great time in beautiful Montauk and couldn't believe our luck in finding such a perfect house.

Perfect Hither Hills Vacation

We had a spectacular stay - it was a perfect set up for our family (myself, my wife, and our 1.5yr old). It would also be perfect for two couples. It's basically two nice master suites with a large living room/kitchen with a really big outdoor area. The space is really nice, clean, and couldn't be in a better location (walking distance to HH beaches, with parking passes for the private lots). The host was very available to meet all of our needs, of which there were none because the house was so great. We spent a lot of time there, at the beach, and in town, which is only a few minutes' drive. Will definitely stay here again!

Beautiful cottage in the woods

We really enjoyed staying at this beautiful, clean, comfortable and fully-equipped cottage. It felt secluded and quiet while being super close to the beach and town to enjoy everything. Jennifer was very responsive in answering our questions and helpful. Can't wait to stay here again! Our kids are already asking when we can plan to come back.

September beach weekend in Montauk!

We enjoyed a long weekend in Montauk in this beautiful guest house located in a quiet neighborhood. A beautiful private beach can be reached in less than 10 minutes on foot or 2 minutes by car, and parking pass is provided. Owner Jennifer responded quickly to all questions. Highly recommended!

Modern Tranquility

A beautiful and modern cottage with a family friendly open floor plan and all the amenities you need for a beach getaway - on a private and quiet property. Less than a half mile from the beach and short drive or morning exercise walk into Montauk village. Great outdoor patio space with grill and outdoor shower. Our family rents Out East every year and this property was one of the most well kept and comfortable places we’ve stayed. Would definitely recommend..

Perfect Guest House Getaway

I cannot say enough great things about this property and the owner Jennifer. The guest house was beautiful, clean and met all of our needs for a beach getaway in Montauk. This guest house is immaculate and includes everything you need for a wonderful beach vacation. The beach parking passes provided enable you to visit several beautiful spots in Montauk. Jennifer was very helpful and was welcoming upon our arrival. I would recommend this if you are looking for the beauty of Montauk in a lovely quiet setting.

Wonderful property in a great location!

We loved our stay and highly recommend it. It was spacious and perfectly appointed. The weather was not great for heading to the beach but we loved hanging out in front of the fireplace and watching movies on the big screen. Jennifer greeted us on arrival and it was nice to know she was there if we needed her - which we didn’t!

Great place to stay in Montauk!

This house and it’s location is fantastic. The house has great natural light and a beautiful covered porch on two sides. The house is located close to the beach (and the owner provides all required permits for beach access!), it actually sits on a quiet, tree covered hill in a beautiful neighborhood, providing a very restful and quiet stay. From the porch you can see and hear the ocean and also see wild turkeys and deer in the well manicured yard. Owner Jennifer is very hospitable, friendly and helpful!

Perfect place for a weekend getaway!

What a PHENOMENAL weekend we had staying at this perfectly suited cottage in Montauk! My two friends and I fit perfectly in the well-apportioned two bedroom, cozy space. It was sparkling clean with everything we needed for a comfortable stay. Clearly attended to by an owner who loves this place and cares that her guests are comfortable and happy. Beautiful grounds, lovely sliding glass doors to let cool cross breezes in and a quick drive/walk to the beach. Close by a wonderful running/walking trail along the beach and to the adorable shops and restaurants in town. We absolutely LOVED it! Jennifer was kind and welcomed us as well as came by to say goodbye. Just a perfect weekend. :)

This house is perfect for a small family!

We had a great time staying at this home and we have been renting houses in Montauk for over 20 years. The cottage is big for a 2 bedroom home and immaculate. The craftsmanship is gorgeous. Perfect location in Hither Hills, with the owners providing passes to private Hither Hills beach, in addition to all other private beaches in town of East Hampton. Owner was extremely responsive, and always available to answer any questions. We will definitely stay here again!

Adorable cottage - excellent for young families

My husband and I decided to take our two young kids (a 3- and a 1-year old) to Montauk, which was a first for us. We stumbled on this cottage and it couldn't have been more perfect. It is very clean with minimal furniture, which is great when you have little kids. The fact that the home is all on one-level is also a plus--there are no stairs to worry about. The kitchen is fully stocked and there is a BBQ on the back porch, which is helpful. We cooked in most nights. The location is wonderful too. The home is on a cul-de-sac and we were able to play outside without worrying about cars or traffic. Also, the home comes with a key and parking pass to the Hither Hills beaches. The home is close enough to the beach that walking is doable if you prefer. We walked to the beach after dinner a couple of times to fly kites. Jennifer, the owner, is very kind and genuinely wants her guests to have an enjoyable stay. My family fell in love with Montauk and this cottage. We are already looking forward to next summer.

Lovely cottage, private setting

This is our 7th visit to this cottage. It has high quality furnishings, great beds, and all amenities. The kitchen is well appointed if you want to eat in, and house has all amenities you want - WIFI, Apple TV, etc. The beach pass allows keyed access to private beaches along Old Montauk highway, or you an simply walk down hill to beach. Montauk has great restaurants, har-tru town tennis courts, and of course all manner of water sports. Owners live on property in main house, and are very lovely people, helpful with questions or problems, but also respect your privacy. I would definitely recommend this cottage to family or friends.
