Finest Retreats | Bretherdale Barn

Bretherdale Barn is a truly stunning property in a rural idyll with incredible countryside views across The Lake District National Park. It's a perfect property for large families and friends to stay together and enjoy each others' company amongst the green fields full of sheep and horses. The Barn has been lovingly refurbished using local materials throughout and it now perfectly blends the characterful old building with luxury, modern fixtures and fittings.

The barn sleeps up to ten people in five bedrooms and guests can also enjoy access to the sauna and games room with a pool table.

On the gournd floor can be found three bedrooms (all with ensuite shower rooms) along with a family bathroom with large bath. Of the three ground floor bedrooms, there is 1x king-szed bedroom, 1x twin room and 1x double. There is also a handy utility room and WC on the ground floor with a washing machine and tumble dryer. The ground floor has underfloor, central heating.

The primary living space is to be found on the first floor which is accessed via two staircases. The large, open-plan living, dining and kitchen area is ideal for socialising and is full of luxury touches. The impressive chandelier on the stairway, the engineered oak flooring and the hanging wood-burning stove all provide a sense of splendour. With guests staying in with a lit fire during the cooler Autumn and Winter months, there is also the widescreen TV with Sky package which can also be enjoyed. The kitchen is well stocked with al the amenities guests require to cook up a feast including a double oven and a large American-style fridge/freezer with wine chiller.

The fourth and fifth bedrooms can be found upstairs on the second floor, off a galleried hallway with small library area. One bedroom has a kingsized bed, the other a twin and both come with their own ensuite shower-over-bath.

Outside, there is a patio area and outdoor dining furniture to seat ten people so guests can enjoy their meals in the warmer summer months taking in the wonderful countryside views. There's also a BBQ available for guests' use.

The leisure building housing the sauna, steam room, showers and games room is next door. This facility is shared with Bretherdale Hall and there is a board provided for guests to book out morning, afternoon or evening sessions for their own private use. There is a separate drying room with spa towels for guests to use during their stay.


There is enough undercover parking for up to four cars with additional parking for at least another six cars on site. Please note that Bretherdale Hall is next door and both share the sauna and games room facility.

Bretherdale Barn is located only a few miles from Tebay off jct 38 of the M6. It's easy to get to if family members are arriving from different parts of the UK and the perfect location from which to explore the UNESCO World Heritage Site of the Lake District. Kendal, Windermere and Ambleside are all within easy reach and offer wonderful days out whatever the time of year. Kendal is the nearest town and is full of historic character, with its web of interweaving alleyways and cobbled yards. The town is home to plenty of passionate artisans - if you love food and drink, you’ll love Kendal. Guests can browse the farm shops, visit local bakers and brewers or check out the local delicacies at the weekly market.

Breatherdale escape

I was staying at the Barn with 5 friends as part of a walking holiday in the Lake District. The house is beautiful and is situated in a quiet, lovely spot. The beds were comfortable, the kitchen was excellent and the steam room and sauna were very welcome after our long walks. The dishwasher was a bit difficult, and the cutlery basket had seen better days, but that was a tiny blemish on an otherwise perfect stay. The road in was a bit harrowing for our Canadian sensibilities! We had a wonderful time and highly recommend this property.

The kitchen was amazing and bedrooms spacious. The beds were comfortable. The views are amazing. It was clear that the property had not been inspected recently, there were no darts for the dartboard and only one damaged ball for the table tennis. The table tennis table was covered in bird pooh! We had a chef on the Saturday night and had to clean the kitchen before he arrived as it was not particularly clean. The downstairs bedrooms are noisy in terms of people walking on the 1st floor, if you are a light sleeper not ideal. We enjoyed our stay but it fell short of being exceptional!

Great location and beautiful barn

Great location, approx 5-10minutes from Tebay Services and the M6. Remote location with plenty of privacy. Loved the open plan living room and kitchen facilties. The design of the barn, the games room and sauna&#47steam room all very good features. The design / decor were impressive and well thought out. Sauna was not quite as hot as expected but I guess it being a home sauna, this can be expected. The steam room had a seat which looked like it has some form of mouldrotting. Floorboards were quite squeaky. There were 3 bed rooms on the ground floor, all which were pretty much directly under the open plan living / dining / kitchen area, so you could be woken up by anyone who is quite heavy footed. There was a lack of flexibility with an early check in request. Had to strip the bedsheets and towels into one pile as well as get rid of your own recycling.

Lovely rural location. Very peaceful surrounded by lots of countryside, birds and even a few deer! The cleanliness could be improved (lots of cobwebs in the bathrooms in particular) but also the flooring on the middle floor. It was very creaky which made it almost impossible for those in the bottom floor bedrooms to sleep.

10 of us stayed here for our annual girls weekend and it’s was just perfect. The layout was ideal for entertaining. Beautifully decorated and the kitchen is one of the best equipped we have had. The views from every window were nothing more than spectacular. Very comfortable beds, just a beautiful home with everything you could want and need.

Great property for a family gathering

We were a family party of 10 ranging from the age of 13 to 93 and found something for everyone. The property is of a very high standard. The kitchen is very well kitted out, the indoor living space is excellent and bedrooms all felt luxurious. Yes, the floors are rather creaky but we didn't find it a problem for our group. Outdoor/leisure facilities could do with a little more TLC - e.g. garden furniture needs a varnish, couldn't play darts as all broken and bikes couldn't be used due to flat tyres. We really enjoyed our stay in this remote part of the Lake District. The barn was just perfect for our family.

We had an excellent weekend, lots of fun, but would need floor sorting before going back

Very remote property which we liked, excellent space, good size rooms, steam room & sauna great with showers/ toilets etc & 2 amenity rooms. Games rooms really good, but darts couldn’t be used. Lots of games in the main barn, full TV package, lots of utensils to use including coffee machines etc. really great place for large parties. The worst thing has got to be without a doubt, the floor on the 1st floor (main area & kitchen) it creaks so badly that for anyone sleeping in the 3 rooms below its sounds like torrential rain in the rooms, no chance you can sleep through it. 1 of the en suite bathrooms shower door was broke & the parts left on the toilet system, & couldn’t get the tap to open in the sink, shower couldn’t be used, reported it to owners, another en suite shower didn’t have a door on it at all. Also some of the seats in the steam room where broke, which you couldn’t see until you were in there & then not very well due to the intense steam which was brilliant, lucky only 3 of us used the steam room. Also having to take away your own recycling, but if that’s the council rules then nothing much you can do about that. The place is lovely, but it looking a bit tired in places, couch need a good clean as do places like round the tap bases & in cupboard etc.

The accommodation was well equipped, comfortable and very clean. It is located in a lovely secluded location with fantastic 360degree views. The barn is ideally located for walking and is within easy access for Lakeland amenities. Would highly recommend this property.
