Capanna, an old stone farmhouse in Umbria, offers a unique blend of period features & modern comforts. Half of the bedrooms have large vaulted ceilings, adding to the charm.
.Meticulously renovated over 30 years from a total ruin by its owners, we’ve kept the classic vaulted ceilings, exposed beams and terracotta tiles, whilst installing modern-day features such as a large, private pool, seamless Wifi, central heating, dishwasher, washing machine etc.
The house is all yours for your stay. There is no one else on the site. The 4 bedrooms comprise one King and one Queen with ensuite bathrooms, one normal double and one twin. There is one additional large family bathroom in travertine marble with bath/shower. Two of the bedrooms have walk in wardrobes and all rooms have cupboards/drawers etc so there's plenty of storage space.
The house's robust, meter-thick walls and terracotta-tiled roof maintain a comfortable atmosphere throughout the year. Even during sun-drenched Umbrian summers, it offers a naturally cool environment that renders air conditioning unnecessary. We do have fans available if you need them. The thick walls also mean the house is super quiet so you are guaranteed peace and tranquility.
All amenities are 4 km away & you are close to Perugia, Assisi, Florence, Cortona, Gubbio, Sienna, plus many other villages which are a joy to explore. Our local town has three excellent supermarkets, all of which would rival their UK counterparts. There’s a twice weekly market, plus dozens of bars and restaurants for coffees, aperitivi and bigger meals.
Multiple terraces around the house offer dining tables for alfresco meals and lounge areas for relaxing. The garden features further seating and resting areas, including a swing and benches, amongst breathtaking views and surrounded by olive trees, cypresses, rosemary bushes, lavender, roses, and oleander.
The kitchen is very well equipped so that keen cooks can make the most of the local produce. It has an oven, dishwasher, hobs, kettle, fridge, freezer, Nespresso machine, Magimix etc. There will be basic food bits and bobs (oils, vinegars, herbs, spices, sugar etc) so you don't have to spend a fortune buying new stuff.
The large, secluded swimming pool is for your sole use. The lovely garden has many different areas for enjoying the sun or shade. At night you can turn off all the lights and enjoy the vast expanse of starry skies. There's a large BBQ too. There is a private parking space right next to the house or you can park on some of the grassy areas around the house.
The Wifi is excellent and can easily handle those doing conference calls, whilst others stream videos or games. There is TV (but no TV service at the moment) and a DVD player, or bring your cables and plug in an ipad etc.We also are well equipped for babies, with two cots, a high chair, changing mat etc. Our children have left toys, books, puzzles which your kids are most welcome to use.
We probably won't be on site but we have a lovely helpful housekeeper who can also cook for you and a gardener/general manager who are just 5 minutes' away.
The views, the food, the people, the weather- life is truly beautiful in the Italian countryside. If you can manage to tear yourselves away from the house, garden and pool then we are ideally situated to enjoy the traditions and delights of both Tuscany and Umbria. There are the unrivalled treasures of Perugia, Florence, Assisi, Sienna, Gubbio etc. or you could watch the hustle and bustle of market days in one of our more local towns, while enjoying a cappuccino in one of the many cafes. For the more active, there are the beaches and boats of Lake Trasimeno, you could canoe on the River Tiber, or head off for a walk in the surrounding hills. We have been coming here for decade and so will provide you with many recommendations.
Perugia is the nearest airport- a 25 min drive away. Otherwise, Bologna, Ancona, Rome and Pisa are all around 2 hours away. There are several main train stations within 30-45 min and a small local one 15 minutes away.
