Y Lle Hysbys Guest Annexe

Y Lle Hysbys guest annexe is on the outskirts of Bala in a quiet rural location, and can sleep two people. Surrounded by hills and fields, it makes a cosy and peaceful little base across the yard from our home within Eryri National Park.

Y Lle Hysbys annexe is a separate detached building, and although we live on site in the main house, you can be assured of peace and privacy throughout your stay whilst knowing we're on hand should you need anything. Our guest annexe is in a tranquil spot, yet with all the convenience of Bala town within only a few minutes drive.

The accommodation is all on one level (no access to the crog loft), and consists of one main living area with luxury handmade double bed for ultimate relaxation after a tough day in the hills! Two armchairs and a dining table. It has a bathroom and small kitchenette off the main living area. The size is similar to a hotel room but with the added benefit of a kitchenette and outdoor patio.

It is a former 'beudy' ( cowshed ) from the time when the house used to be a farmhouse, so it has a high beamed ceiling and is full of character. It makes a comfortable, affordable and convenient base for couples or solo travellers and is an ideal weekend or short break property for people who like walking and exploring North Wales. The patio, with wooden dining bench and railway carriage garden room, is a lovely place to relax with a glass of something (or hot chocolate depending on the season!) after a day out in the mountains. Being south facing, the patio gets the sun well into the evening during the summer months.

Situated on the outskirts of Bala, it is close to Llyn Tegid, often referred to as 'Bala Lake' and you can walk into Bala in about 15 - 20 minutes or drive there in just a few minutes for a range of shops, pubs and restaurants. Bala is surrounded by the Aran, Arenig and Berwyn mountain ranges, and Cadair Idris is only a half hour drive away, so it is a walkers paradise with plenty to offer. Bala is on the final stretch of the Cross Britain Way so an ideal place to stay if you are following this long distance trail. Whichever direction you choose to explore is beautiful in every season. There are some lovely walks right from the doorstep. If you are looking to climb Yr Wyddfa, Llanberis is an hour away. This guest annexe is ideal for leisure walkers, hikers and bikers as well as anyone who likes watersports with it being close to Llyn Tegid. The National Whitewater Centre is also less than a 10 minute drive away for thrill seekers looking for rafting experiences along the Afon Tryweryn.

Devine cottage in Bala

Beyond Our Expectations

This was a lovely little cottage, so compact and self-contained. All equipment - kitchen, bathroom, bed - was first class. The little railway wagon fitted out with coffee maker and TV was just perfect. The hosts were marvelously accomodating, and the location is beautiful. We loved the welcome bonus of two little bottles of prosecco!

What a Gem of a find

Absolutely stunning property in a beautiful location with wonderful hosts. My friend and I wanted a little weekend away that didn’t cost the Earth. We both had an amazing weekend. Lots of lovely walks, the weather was gorgeous and we even managed a few hours at Barmouth beach. The old railway carriage on our patio was such a brilliant addition. Would highly recommend

A great place to stay

If you like nature and a great place in Wales. We were truly surprised by this great cottage and extremely warm and communicative hosts. The cottage has been refurbished with lots of nice personal details. We felt very welcome. Snowdonia is beautiful and the people very friendly. Please check for music festivals😄

A Wonderful Week Away

The 'Y Lle Hysbys Guest Annexe' is an excellent place to stay in North Wales, as the name suggests it's only a few metres from the owner's home, though entirely private. The annexe is a very clever conversion of an old outbuilding, I was glad the thick walls kept the interior cool in an unseasonably hot June in North Wales. The owners, Karen & Iestyn, could not be more welcoming and helpful, nothing seems to be too much trouble to ensure your stay is as smooth as possible. The only close 'neighbours' are a selection of wildlife, notably a selection of wild birds, and the occasional sheep. I used 'Y Lle Hysbys' as a base for visiting several of the narrow gauge railways in the area, the location means that none are more than an hour's drive away. The Bala Lake Railway is less than two miles away and worth a visit even if you are not a rail fan. However, for rail fans, the crowning glory will be the brilliant conversion of an old narrow gauge wagon into a summer house, complete with a coffee maker, on the south-facing patio.

SUPERB experience

A fab place to have a quiet getaway

If you see this accommodation and you wish to explore north wales,please do not hesitate to book it.the attention to detail to ensure ur stay is a lovely one is outstanding. 29th Wedding Anniversary

Our stay was amazing from start to finish me and my hubby really didn't want to come home we actually stayed another night and would still be there if we had the chance but work calls.. We will defiantly be returning to this little gem such a cute relaxing little place and Karen and her family should be really proud of the lovely welcoming approach they offer. Beautiful unique peaceful convenient comfortable

this beautiful little oasis in the green hills of Bala was just the relaxing tranquil piece of heaven I needed. I found hiking right out my front door for my evening walks and a patio equipped with my own rail car and flowers to return to. An amazing drive to Snowdon for a train ride and hike and my first EBike ride from Bob Roberts shop in town made my 4 day stay fly by. Could easily stay another couple weeks and still have more to explore. The hosts were so kind and helpful. Most comfortable bed I stayed in during my 14 days in the UK. You're going to love it.

Out of this World

You would never expect place like that existed in the middle of nowhere. The cottage is the most gorgeous and magical. Very clean, very well equipped and very comfortable. Outside space designed with such a details that you would like to spend every morning and evening out there. Very quiet green little heaven where you can hide from all troubles of your daily life. But at the same time close enough to shops, restaurants and lake. The owners make you feel like home. It was great pleasure to meet them. We would definitely recommend this place and will be happy to be back there one day ourselves.

Great Stay

Spent four nights at this charming annexe just outside Bala. The property is much better than the photos depict, and had everything for our stay. The narrow gauge railway carriage is a lovely touch. Watch your head if your tall. Found out the hard way! Iestyn, Karen, and lovely daughter Coral, are great hosts. Couldn't be more accommodating. Walk into Bala following public right of way was relatively easy, uphill on the way back though! Thoroughly recommend.

What a little gem!

What a wonderful place to stay to explore North Wales. Clean, well equipped, beautiful, peaceful and Karen and Iestyn are the perfect hosts. Welsh cakes and beer left for us on arrival and the garden the property is set in is gorgeous. A beautiful terrace on a sunny evening and a lovely quirky railway carriage to sit in if you prefer. TV, a fridge and coffee also provided in the carriage to enjoy which we did on one rainy evening. Stunning.

What a wonderful 3 night stay we had in this unique converted cowshed/barn with its lovely railway carriage to laze in the evening whilst the sun goes down.
