Experience - The Area...In the heart of Cornwall, Dippers is nestled in a tranquil woodland setting on the banks of the River Par in the historic World Heritage site of the Luxulyan Valley, and yet only 10 minutes from Cornwall's south coast, an area of sandy coves and bays, fishing villages, historic harbours and sub-tropical gardens. Luxulyan village is 1.5 miles from Dippers with a local shop, church and pub. Enjoy some wonderful walks direct from the door of Dippers through the leafy Luxulyan Valley (an Area of Outstanding Natural Beauty), stumble across some of Cornwall's mining heritage, visit The Saints Way and enjoy what nature has to offer in this magical valley. Fowey, Charlestown, Lostwithiel and St Austell are 15 minutes from Dippers where you will find a variety of shops, cafes, pubs and restaurants. The famous Eden Project and its sister, The Lost Gardens of Heligan, are 1.5 miles and 11.5 miles, respectively. There are several beaches to choose from in St Austell Bay including Porthpean, Carlyon, Par and Polkerris.The North coast beaches of Polzeath, Daymer Bay and Rock, with Port Isaac, home to Doc Martin, all around 20 miles from Dippers. Dippers offers a location full of adventurous walks, cycle rides, nature spotting or a place to relax, unwind and enjoy time with family and loved ones. Stay - The Accommodation...From the narrow country lane an ungated entrance opens onto a narrow gravel driveway passing Dippers smaller sister cottage, Cider Press, and continues through the woodland garden alongside the pretty River Par opening into the gravelled parking area in front of Dippers. From the parking area (with cycle rack) walk along a gravelled patch through the garden to the terrace and entrance. Built as a renaissance of ancient granite ruins and designed to very high standards with sustainable materials with the environment in mind Dippers has solar panels, underfloor heating and has incorporated locally sourced recycled granite in the construction.This stylish new cottage provides a ground floor with attractive and practical limestone floor which is warm underfoot, an airy garden room with dual aspect bi-fold doors making the most of the meadow, boulder strewn river and woodland setting. The sitting room has wood burner which sets the scene for cosy nights in with two sofas and a swing armchair with a wall mounted smart TV. The ground floor bedroom, also with limestone floor, an external door with step down to a side terrace, a king size bed and a 3ft bed with truckle bed beneath offering a versatile bedroom set up. The en-suite bathroom/WC with roll top bath, separate cubicle shower, plus infrared switched heated mirrored bathroom cabinet hand basin and heated towel rail. The utility room houses the washing machine and tumble dryer.From the living space a dramatically lit carpeted glass and stainless steel 12 step turning staircase takes you to the first-floor accommodation, with engineered oak flooring and modern column radiators ensuring a cosy and welcoming space. You are greeted with a thoughtfully and well laid out cook's kitchen/dining room where the family can gather round the large kitchen table, relax on the sofa in library corner, chat and make use of the built-in facilities including a wine cooler, dishwasher, American fridge/freezer with ice maker/water cooler, Aga range cooker with a five-ring gas hob, 2 electric ovens and grill and built-in microwave. There is also a Nespresso coffee machine (please bring your own standard bucket shaped pods). From the first floor is the external door to the rear terrace with pedestrian gate out onto the lane and direct access to the Luxulyan Valley. Opposite the kitchen is the master bedroom, with a king size bed. The window overlooks the woodland garden, a pair of internal stained-glass windows commissioned by the owners to celebrate the wildlife river setting (in particular the river nesting of the rare Dipper birds, after which this property is named), plus an en-suite shower room WC with a large walk-in glazed shower, hand basin with illuminated and magnifying shaving mirror plus infra-red switched heated and mirrored bathroom cabinet and heated towel rail. Dippers' sister accommodation is secluded and set to one side of the property, private from Dippers yet close enough for a larger party booking both and making the most of this wonderful location with generous gardens to enjoy. Dippers is set in a beautifully maintained woodland garden, with a lawn fronting the River Par and a terrace part covered in front of the property to enjoy, listen to the wildlife and the water meander down the river. Given the close location of the river children and pets will need to be supervised. Wi-Fi is available at Dippers via a satellite link, providing internet and email use only, due to poor un-improvable internet speeds in this remote location, no movie or large file downloads are possible. Don't forget...- Dippers can be booked with Cider Press (159)- River location, pets and children will need supervision- This property welcomes one medium sized dog only at £25 pppw paid on arrival
