New Conversion of barn close to North Norfolk Coast

Harold's Barn is a conversion of a barn (completed May 2022) with far reaching views across the Norfolk countryside. It is a great spot for relaxing and the North Norfolk Coast is easily accessible. It is adjacent to Myrtle's Barn - making an ideal base for two families to come and holiday together while having their own living space.

Harold’s Barn (named after Edward’s grandfather) is located at the former farm in Briningham, just off the B1110 (Dereham to Holt road) and looks across the valley over fields and more fields. The barn sleeps six in three bedrooms, all ensuite.
The Master Bedroom is upstairs. It is a lovely large room with high ceilings. It has a Super King bed and a large ensuite shower room.
The Second Bedroom is also upstairs and again is a large room with high ceilings. It has a Super King bed which can be split into two single beds. There is an ensuite shower room.
The Third Bedroom is downstairs, next to the living area, up four steps. It has a walk in cupboard and a large bathroom with bath and walk in shower. It has a Super King bed which can be split into two single beds.
All the bedrooms and bathrooms are finished and furnished to a very high standard. All the bedrooms are fully carpeted. Upstairs bathrooms are also carpeted. The downstairs bathroom has a tiled floor. Each bedroom has plenty of cupboard storage for clothes and bits and pieces and bedside tables. All the bathrooms have electric towel rails, electric mirrors and shaver and toothbrush sockets. We provide all bed linen, bath towels, hand towels and bath mats. The velux windows all have powered black out blinds.
Entry to Harold’s Barn is in the new extension into a hall, off which is a downstairs toilet. There is plenty of room for coats, hats and boots in the hall. Also in the extension is a large glass fronted sunroom with doors opening out to the garden. This is filled with furniture from The Fairtrade Furniture Company and is an ideal place for that afternoon cup of tea – as the afternoon sun streams in here.
The hall leads into the kitchen which is partly open to the main living area. The kitchen is very modern in design. As with The Pig House – the kitchen has been designed by a local kitchen company (Arcadia) and the kitchen has been manufactured by Siematic in Germany. There is a large breakfast bar (three stools from Quadrtropi) with a Bora integrated hob (as in The Pig House). There is plenty of cupboard and drawer space. The kitchen has a bottle fridge, huge Bosch fridge freezer, Bosch integrated double oven and microwave and integrated dishwasher and a washing machine/tumble dryer. All of the kitchens in our properties are very well equipped with good quality cooking equipment. I used to be a professional cook – so think that self-catering holiday homes should have good cooking equipment and all that is necessary to make a great meal with!
The open plan living area is dominated by the enormously high ceiling with four striking pendant lights… suspended from quite a height! The glass sided oak stair case heads upwards to a glass sided bridge which links the two upstairs bedrooms. The dining table sits below this bridge and comes from Neptune. It is 245cm long and will generously seat 6 people and happily sit quite a few more! Adjacent to the dining area is the living area, slightly separated by two oak posts which help to support the upper floor. The living area has two large three seater sofas and a single chair and foot stool. There is a 50” television and a woodburner to help create that cosy feeling in the winter. (Wood is provided during the winter).
Outside Harold’s Barn there is a fenced garden and a large patio area with Bramblecrest outdoor dining furniture. There is ample off road parking, an EV charging point and car port.
Harold’s Barn is a perfect base for a family of up to six to come and stay. Harold’s Barn is located next to Myrtle’s Barn which also sleeps six. Taken together the two barns offers two family groups an excellent base from which to holiday together whilst having the privacy of their own property.
Out of season guests may choose to have one bedroom locked and receive a discounted price. Please contact Victoria for details. The barn is equally perfect for three couples (all super king beds, all ensuite) to get away for a week or weekend break. We are surrounded by gastropubs and other great places to eat, all within easy driving distance.
Briningham is ideally located for exploring Norfolk – especially the North Norfolk coastline – Blakeney, Cromer, Sheringham, Wells-Next-to-Sea, Holkham and equally well positioned for inland attractions such as Roar!!! (Dinosaur Adventure Park), Bewilderwood, Pensthorpe Natural Park as well as Norwich for city centre shopping and of course Holt (just up the road) for a more boutique shopping experience.

Norfolk holiday

Exceptional property - very clean, very peaceful, comfortable, occasional traffic noise but nothing to complain about at all. The best pre-visit info pack we have ever been sent, including using “what3words” location app. Many thanks for the treats. The lemon drizzle cake was great !

A beautiful, spacious countryside property

Wonderful stay in quiet countryside location a short hop away from the coast! The accommodation was excellent, clean and well equipped with everything you could need for a relaxing comfortable stay...there is plenty of room to spread out and chill out!! Tasty homemade lemon drizzle cake and marmalade was a lovely touch. Lots of countryside walks, barbecues and trips out...well located to explore in a haven away from the crowds.

Richard’s 60th Birthday

A wonderful property that gives you loads of space throughout the Barn, both inside & out on the patio. 3 couples stayed at Harold’s Barn and had a wonderfully relaxing time. This was helped by the great weather which allowed us to have breakfast outside on a couple of occasions. Another bonus was being able to sit in the sun lounge as well to get the last of the sun. Whilst you had to drive to most places this didn’t spoil our time in any way. One of the highlights was visiting Burn Valley Vineyard and doing a bit of wine-tasting & it was great that the sea was only 8-9 miles away too. Overall it was a fantastic break & well worth the money.

Beautiful home from home

Harold’s Barn is a beautiful home away from home. The kitchen is very modern with top of the line appliances and all the mod cons you could want. The dining room / lounge is a lovely open space so no-one feels isolated whether watching TV whilst others play cards at the table etc. There is a downstairs cloakroom with WC off the downstairs hall so you don’t need to go to the bedrooms when nature calls. All three bedrooms are of a good size with very well appointed en-suites to all rooms. One of the rooms benefits from being off the lounge area with only a very short (3 maybe) flight of stairs into the space. The outside space sits off the lounge area and also the gorgeous sunroom with its glass wall of doors which open up to the outside terrace. There is a huge 6 seater dining table outside with very comfortable chairs and a large wind-up umbrella for when the sun is really beating down. The barn is situated in Briningham which, whilst a very small Hamlet, is only a 9 minute drive from the big Morrison’s in Fakenham and is ideally situated for trips to the North Norfolk seaside towns such as Sheringham, whilst also being within easy reach of Norwich / Wrexham etc. All in all, a lovely stay in a beautiful property, thank you to Norfolk Rural Cottages.

Beautiful Norfolk barn

Beautiful barn conversion in rural Norfolk with lovely far reaching views. Extremely well equipped, stylish and comfortable only down side for us was that the stairs are very steep and floors were tiled at the bottom. We just had to be very watchful of the young children in our party but didn’t spoil our stay. The booking process was very easy and our host was extremely helpful and welcoming. Definitely recommend this property.

Lovely Barn Conversion

On arrival at this Superb barn conversion, we were greeted by a hand written card welcoming us from Victoria, the owner, along with a delicious Lemon Drizzle Cake and some great Home-made Jam, with was most welcome. The standard of equipment and quality of conversion was superb. Lovely large bedrooms, gave us plenty of room for 4 adults and our 5 year old Granddaughter. Very comfortable and kitted out with everything we could need. Apart from a little traffic noise at peak times from the adjacent road, it was quiet and relaxing sitting on the patio in garden. The barn is sited in a very good location for exploring the North Norfolk Coast, and further inland. Holt and its individual shops, is barely 10 minutes drive away. We spent a beach day at Overstrand on the lovely sandy beach. There are lots of nice Pubs, Restaurants and takeaways near at hand, so all in all everything you could need really. All in all we all loved Harold's Barn and the area and could quite happily have stayed far longer. Would definitely recommend this property and we would hope to return another time in the not too distant future.

Fabulous

We stayed at Harold’s barn as a family with three boys, what can I say other than the best accommodation I’ve ever stayed in, spotless throughout and everything you could want or need. I could have moved in ! Nice central location near to all the attractions will definitely be visiting again!
