Boutique, interior designed, historic property

Located centrally in historic Rye - regularly voted one of the prettiest towns in England - The Old Stout House reflects the amazing ancient character of the town, but is interior designed with a traditional meets contemporary twist. With furnishings from House of Hackney, Anthropologie and Abigail Ahern (to mention a few) the house is perfect for couples, families with older children or friend groups. Three stunning modern bathrooms and a mediterranean-style, south-facing garden filled with festoon lights for after dark, post-exploration, relaxing.

The Old Stout House was built as a pub in the 1700s so expect steep, twisting stairs, low beams in some rooms, wonky walls, sloping (original oak) floorboards and oodles of character. Every room is furnished in a glorious Georgian palette of colours with layers of pattern, texture and tone plus quirky finds and antiques everywhere. There is wood panelling in the sitting room, exposed beams in the top floor and lower ground floor rooms (which would have been the scullery, pub kitchen and beer cellar - still accessible, and with the baker's oven intact, but too low ceilinged for modern use) and original fireplaces aplenty. Unlike Georgian times, however, The Old Stout House now has gas central heating (with large, beaten gold, old school radiators in every room), double glazed multi-pane windows and fully insulated walls behind the beautiful black weatherboarded exterior. All the bedrooms are generous doubles, each with their own additional chairs/sofa for when you want a quiet moment. The bed linen is beautiful (in quality and design) as are the sheets and mattresses (memory foam on every bed) and there are two full bathrooms with shower, roll top bath and loo plus an ensuite shower room to Bedroom 4 and a cloakroom on the lower ground. The kitchen is very well equipped, whether for making a full Sunday roast for 8, a surprise birthday cake or mixing cocktails. The tableware is plentiful and lends itself to stylish breakfasts (maybe on the large garden table if it's nice) as well as feasts. There's a full sized 70/30 fridge freezer and a large walk-in pantry to store food (and more).

I am an experienced host with another established holiday let (Cloud Cabin in nearby Camber, also listed on Vrbo).

Rye itself is a thriving town with incredible history and a short drive from the stunning beach of Camber Sands (for swimming, SUPing, Kite surfing and most other water sports) and surrounded by incredible walking (and wine making) country. It's not far to up and coming Hastings in one direction or eerily beautiful Dungeness in the other. There's horse riding and wild swimming too.

But if you're feeling less active the dining and shopping scene in Rye just gets better and better with many fantastic restaurants and bars opening every month. The antiques hunting is legendary too. Rye is near many famous and historic castles, houses and gardens as well a multitude of pretty Sussex villages with thatched cottages, oast houses and beautiful scenery. Like most houses in Rye there is no parking (the Georgians preferring horses and carriages), however the station car park is just a 4 minute walk at £3.50 per day and there are also ar parks at £2 a day within a ten minute walk. You are only a three minute walk from the station itself and in the heart of Rye so it's quite possible to come with no car.

quirky but limited comfort

Beautifully decorated, lovely little courtyard garden but no comfy garden chairs to relax on. Rather dark inside and not suitable for very tall people as the ceilings are so low. Luckily the weather was pretty good so we were out all day. If the weather was not good, we would have struggled as there is no TV, wifi not great and no real comfortable chairs. Front of the house is right on the main busy road so can be rather noisy at night.

Lovely Stay at the Old Stout House

First let me start by saying this property has been beautifully renovated and the rooms have been designed and decorated impeccably in the Georgian style. Very cool, quirky and interesting. You can tell the pieces are all antiques and were carefully selected. The property is amazing for someone who loves history (like me) and always wanted to stay in an old Rye property. I am from the US and my husband is from London. Rye has always had such a special charm for me. This property certainly fits the bill for a unique historical property but also clean and comfortable. We had a little issue with check in but were able to get in touch with the host within a few minutes to resolve the issue and get in. The property has many bedrooms which were great for us since we were traveling with our 1 year old daughter and my mother in law. The house also has a pack n play for the baby to sleep plus a highchair. Do listen to the host's description of the property as far as the stairs go. They are winding and steep and are not meant for those who cannot handle them. There is a good amount of going up and down between floors to get around the house in order to access bathrooms, rooms, etc. I was calling it a "vertical" in jest as a contradictions to the traditional English "flat". Luckily our daughter is not walking yet so we didn't have to worry about her navigating the stairs. The stairs are part of what makes the house amazing so just to be aware of when booking for those who have trouble with stairs. The kitchen is expertly renovated with up to date appliances. Even the dishes and glasses were stylistically selected. The bathrooms are stunning, great and great plumbing which is not always a give-in out in the countryside. The location is also great - a short walk to the wonderful shops and restaurants in Rye. The one downside of the location is that the property is located on a curve where speed around and with the stroller and trying to cross was always a bit hectic and sometimes scary. The backyard reminds me of a cool urban backyard in Brooklyn but unfortunately we did not get to use it due to the weather. It looks great for family dinners and drinks. Beautiful outdoor furniture and solar lights to set a great ambiance. Our family had a wonderful stay here!

Family reunion in Rye

Family gathering to celebrate a special birthday. Lovely house, quirky and cool. Great outdoor space for both day and evenings with lovely outside lighting. Nothing was too much bother for our host who quickly responded to any queries we had. Thank you for a lovely time.

Beautiful house, full of character in a perfect location

My friends and I had a wonderful stay in the Old Stout House. The owner has done an amazing job of renovating this beautifully eclectic property - everything has been carefully curated down to the last detail and the results are stunning. The location of the property could not be more perfect - close to the station, close to the supermarket and close to the gorgeous shops and pubs along the high street. We were also lucky to have warm(ish) weather for the duration of the weekend and so were able to sit outside in the lovely garden. All in all, it was a brilliant weekend - thank you!
