Sunnybank is a modern 3 storey lakeside house set in a 550-acre beautiful nature reserve. It has excellent onsite facilities, with luxury spa access, swimming pools, water sports, fishing, bike hire, tennis, restaurant, bar & pizza shack.



Sleeping 8 adults & 1 child, is has 1x double ensuite & 2x twin rooms (both can be doubles & 1 has a kids' bed available) downstairs and 1x double ensuite on the second floor. The open plan living area leads to a large covered East facing deck with gas BBQ.

Excellent Water Sports - Paddle boarding, kayak, canoe & rowing boats


Somerford Lagoon can only be used for non-powered water sports between the 1st of April and the 30th of September


In order to minimise disturbance to overwintering wildfowl, the footpaths to the Southern and Eastern edge of Somerford Lagoon are not accessible from the 1st of October to the 31st of March


Spinney Lake is available for non-powered water sports all year.

Family holiday
We had a wonderful time at the house which was very spacious with a very well equipped kitchen. Little disappointed about the small amount of wood for the fire. We had problems finding the house, the directions were not clear and we had to go through a gate which needed a code. My son travelled later and could not see any signs to the house. The arrow said Orchid??? The dishwasher didn't wash well until we cleaned the filter. I feel that should be checked by the cleaners. If those issues could be addressed it would be an excellent place to stay and we are definitely hoping to return soon

A great time was had by all
The house was exactly like the photos, very clean and very spacious. Everything you could possible want was provided and the area the house is in was very quiet. We had the use of the Spa which was great and we were very lucky to find the two pools were empty most of the time. If you want any treatments at the Spa it’s best to book before you go as they are very busy. We had a meal at the Ballyhoo Restaurant and it was lovely and reasonably priced again it’s best to book before you go. This house is perfect for families or large groups and we enjoyed our time there so much we will be returning next year.

We have been to the Lower mill estate before and have absolutely loved it every time. This property is a great size, great finish comfortable beds and the area where it’s located has absolutely brilliant facilities m, it is well worth having a property in Lower Mill.

Lovely stay
Lovely stay and beautiful location. Great size house and all amenities included. Only slight issue was the facilities in terms of availability to use the pool. Thank you for a lovely weekend.
