The Cottage is the loving conversion of the Victorian Dovecote at my family home, Rectory Farm. Renovation just finished so everything is brand new & sparkling clean. It’s filled with custom-made furniture, original art, premium appliances & fun gadgets. Luxury doesn’t have to mean squandering precious resources – we use Solar Power, Air Source heating & Well Water so you can enjoy your stay without feeling guilty.

If you are a bigger group consider also booking my 3 bed The Barn - Its an amazing Indoor/Outdoor Living space with a 10m glass wall and its own garden that sleeps 8, or The Loft, my 2 bed with dining balcony & private pond that sleeps 6. Put together, the 3 sleep 18 adults & 4 infants - amazing for reunions and get-togethers.

Amazing quality!

Beautiful getaway

We've had a wonderful stay, the cottage feels as gorgeous as it looks with stunning views. The modern lighting and entertaining system is great and I'd like to install it in my home! The grounds are beautifully maintained and the surrounding public walks is the perfect dose of the English countryside.

Fabulous stay

Our stay at the cottage was fabulous! We stayed two nights but I wish I had extended it to three. I have stayed at the loft before with a group of friends so have been eager to return to rectory farm. The cottage is beautiful! Every little detail has been well thought of for guests. 100% would like to return

An absolute fabulous place to stay with every home comfort you could think of

Relax in style!

The perfect retreat to enjoy some peace and quiet in a gorgeous cottage located in the heart of the countryside. The property is immaculate! Beautifully decorated! The ultimate wow factor has to be the bath! Attention to detail - my favourite was the decanter of bubble bath - is impeccable! Can’t recommend it more! Check in and correspondence with Susan was very easy and Susan quick to respond and assist with any help needed.

Amazing, would 100% recommend

Would 100% recommend. The cottage looks exactly how it does in the pictures and is honestly gorgeous. Checking in and out was simple and easy, communication with Susan throughout was fast. Me and my partner actually managed to get our car locked in a car park during our stay and Susan and her team came to our rescue twice which we were extremely grateful for. Despite being a little hard to find the grounds are amazing. The house was spotless and Susan really makes an effort with the little things, such as the breakfast left for us during our stay. My only criticism was not being able to stay longer!

The Cottage at Rectory Farm

We absolutely loved our stay at The Cottage. I have high standards and often feel disappointed if these don’t match with the reality. I’m pleased to say that I was blown away by The Cottage. The whole experience felt 5 stars and all the little touches were very much appreciated. We were made to feel very welcome, and the mince pies, fresh bread and relaxing music on arrival made us feel very at home. The cottage was immaculate and the lighting/ heating made it feel very cosy. We had a look round the grounds in the morning (see photos) and are already planning on returning to stay at The Loft with friends. Thank you for having us.

Absolutely faultless

There’s literally nothing else to say about this cottage other than WOW. Susan has thought of every little detail which makes the stay even more special. The grounds in which the properties are situated are amazing, Susan was always on hand to answer any questions we had both before and during the stay via WhatsApp and email and also emailed everyday with tips of places to visit and eat out. Market harborough was a lovely town with plenty of eating places and shops, and the local area is full of little villages, each with a cosy pub all about 10-15 minutes drive away. The little outdoor veranda was incredible, overlooking the fields and we literally couldn’t hear even hear a car, it was so peaceful and just what we needed to recharge our batteries. I wouldn’t even hesitate to book again, and you shouldn’t either! Thanks again Susan

Amazing Stay

I had such a lovely stay at the cottage, it had everything you could need and more and it was so clean! The roll top bath, popcorn maker, amazon Alexa’s around the house and the patio with fairy lights made it perfect, especially for a couple. We didn’t want to leave. The area was great too, we were told there were a couple of pubs within a 20 min walk away but due to Covid they weren’t open yet as it was the first day pubs could be but we got a cab into Market Harborough for £15 which was good as there were nice pubs around there to sit outside at. Overall a really lovely stay, the only comments I would make would be that check in was 4pm and checkout was 10am which doesn’t actually leave you with ages at the property but we spoke to Susan and we were able to check in at 3 and due to the extra cleaning required at the moment we understand why. I’d definitely recommend the property and would love to come back, thanks for having us!

Dreamy in every way

Location - If you wish to escape from the world, stay here! We did not see a single soul for 4 whole days (unless you count the pheasants who could be found on the surrounding fields each morning) and it was bliss. The Cottage - The attention to detail was second to none; every piece of furniture, ornament and book had clearly been chosen with a keen eye. Everything about this place screams luxury and the smart home features are a fun touch. *Warning: you will want to go home and redesign your house!* The Christmas tree was the cherry on the cake. Amenities - Everything you could need and more. Don't bother taking breakfast supplies, you will be greeted with fresh bread, butter, jams, cereals, milk and an assortment of tea and coffee. Host - Susan was on hand to answer questions before and during our stay. We also received emails throughout with recommendations of things to do and places to visit. 10/10 Overall, the perfect place for a romantic escape and no amount of time would be long enough to truly make the most of such a gorgeous place. I would recommend The Cottage to anyone, and would be keen to stay in Susan's other properties in the future.

Amazing !!!!

My family and I booked all three properties recently. The cottage is where my husband and I stayed and we couldn’t have been happier. Literally from driving in you could see how well kept the property is. The cottage in particular was just absolutely gorgeous, perfect for a couple. We received an amazing welcome by one of the staff and she showed us around, she explained where we could find everything and let us know if we needed anything she was available anytime. The bathroom in the cottage is unbelievable, a huge bathtub that had my whole family jealous. The bed itself was just like sleeping on a cloud. The best thing we enjoyed the most was how silent it was, we couldn’t hear a single car, it was just peaceful. We was able to walk around the property which had ample of land around us. As we booked 3 properties, we were given 2 complimentary massages, we ended up booking in 3 more. We had set up in the cottage and everyone absolutely loved it. It definitely made our holiday extra special. The other two properties were just as amazing, we spent most our time in the barn as that’s were majority were staying. We had a lovely bbq and made the most of eating outside in the beautiful garden. Just amazing and the service is honestly excellent, will not disappoint. This visit is definitely a must do. We most definitely want to visit again.

Fantastic Luxury Mini Honeymoon.

Wow! We were fortunate enough to have been given a voucher for a boutique get away as a wedding present and the only things we could find were pubs! Until, we came across Rectory Farm. We stayed at The Cottage. A lovely, quaint space. Perfect for a romantic get away. It had everything we needed plus much more! Susan and her team leave lots of little extras that you would never find in an hotel. Xbox, popcorn maker, toiletries, the fridge had necessities (milk, butter) a loaf of bread (bakery not sealed from the shop). Our children did not come with us, however they would have enjoyed the spaces and the games/toys available. The attention to detail is great and the girls who greeted us were brilliant! They gave us a tour of the place and explained the state of the art light and heating controls, shoes us how everything worked and left us to it :). We walked around the estate and then continued up (the very long drive) to the rural area. Being from the country ourselves, this was perfect. We spent 3 hours roaming the footpaths and country lanes before we found our way back. It was brilliant! We returned to netflix and hot chocolate with marshmallows! We didn't venture out further as this was our honeymoon get away albeit for a very short two nights. If you are looking for luxury, quiet, a nice peaceful location then this is the place for you. Not to mention a good night's sleep in a very darkened room, in comfortable beds. We also loved the fact the place was off grid and made us mindful of the water we were using etc. All in all, we just loved it. Highly recommend. We would love to return one day if we could. Lovely little gem hidden away in the countryside!

Just what we needed! A gorgeous little cottage in the countryside, lovely views, and fabulous accommodation. It had everything we required, and the owner's extra little touches of breakfast items for the morning meant we could relax after travelling and not worry about supplies. The air conditioning was an added bonus, especially as it was a very warm weekend! The owner was contactable at all times and responded quickly when we had a question. Amenities were a short drive away including supermarkets, cafes and pubs. Will definitely stay again, and would highly recommend!

Peaceful luxury bolt hole

The cottage is very well situated amongst Rectory Farm fuels within a small courtyard and the Loft is opposite. Very well designed and appointed with a luxury finish to the decor fixtures and fittings. Digital service is good for wifi / Alexa and control panels for heating and lighting. It feels secure and safe. Equipped well for a short stay. Comfortable bed and lovely bathroom and kitchen. Highly recommended.

This place has the wow factor

What a fantastic place to stay. Beautifully designed and in the most gorgeous of settings. Very, very clean & everything we needed was provided. Kitchen/dining full of the latest tech & appliances. Comy sofa & great tv in lounge area. The bathroom & bedroom upstairs were so lovely. The communication with Susan & being shown around on check-in by Gaia was superb. The driving instructions were spot on. A wonderful location, so quiet & peaceful with lovely views of the countryside. We thoroughly enjoyed our stay.
