Rose Cottage is the former gardener's cottage for Spital Estate House. It is an attractive two storey cottage set within its own garden in a very peaceful and rural location in the Scottish Borders. There is an abundance of wildlife just outside the front door of the cottage and guests can expect to see deer, badgers, squirrels and several breeds of birds.

A lovely, roomy, welcoming cottage set in a small, well maintained Estate with Woodland drive approach and wonderful border countryside.
The property was spotless throughout with all the necessary amenities required. All linen and crockery was provided and clean with plenty of storage room for clothes and Baggage.
There is so much space in the Lounge/Diner and kitchen and both the downstairs bedroom/ensuite and upstairs Twin bedroom and Bathroom.
We were up visiting friends for a long weekend and its close enough to main roads, but not too close, that we could get about easily to Eyemouth, Duns and Berwick On Tweed.
We would highly recommend this property to anyone thinking of visiting the area and would look to book this again if and when visiting our friends.
A real jewel of a property.
This is ur fhird stay in this quintessential cottage. It feels like home from the moment you come up the drive. Additionally, it is an escape to the country but allows for easy accessibility to the seaside and services. We will be back.
Lovely cottage, was expecting something quite basic but it was very spacious, comfortable and well-equipped. Garden is beautiful, very peaceful setting. We had a wonderful time.
Immaculate cottage and welcome pack was a treat. We previously stayed in Stable Cottage in July 22 which was also immaculate. You have everything you need here, even wildlife on your doorstep. So peaceful and relaxing but shops and visitor attractions only a short distance away. Lots to see and do. Our 7 year old granddaughter loved seeing the horses and can't wait to come back. Thanks again to all who made this a fab break. X

We had a wonderful stay at Rose cottage, beautiful cottage , welcome basket was lovely . Everything was provided, cosy with comfy beds. Lovely, quiet location, great base for exploring Northumberland and Scottish Borders Will definitely return.
Had a lovely relaxing week long stay at Stable Cottage. It’s in a beautiful rural setting and is perfect if you are looking for somewhere quiet but within an easy drive to Berwick and the attractions of the Scottish Borders and Northumberland. The cottage was spotlessly clean with spacious rooms and very well equipped. Bonus of a big comfy bed and nothing but peace perfect peace outside. There are stables next to it and it was lovely to see the horses. To sum up a really nice cottage and the location was so peaceful. I would highly recommend it.
Lovely cottage set in the grounds of Spital House. Beautiful! Fully equipped with everything we needed for our stay. Welcome pack was lovely and coffee tea milk etc provided. The cottage was spotlessly clean and very cosy, tastefully decorated with lots of nice wee touches throughout. A great base to explore the surrounding area and a short drive to Berwick. The Cross Inn Paxton was a short walk away, very friendly with delicious food, would highly recommend. Hope to return sometime soon.

The cottage was excellent and provided more equipment than we could use. Brilliant bed, shower etc. The situation was perfect, private and well off the road in the grounds of Spital House. We are happy to recommend it to others as we thoroughly enjoyed our stay.

The cottage was in a lovely rural location but with good links to both North and South. The cottage itself was in excellent order and the welcome gift from the owner was a lovely (and tasty) bonus.
