The Villa stands high on a hill in 7 hectares of land with beautiful panoramic views of surrounding countryside. The house was built with great care by the owners for their young family. With many windows, this 150m² house has a great sense of light and space. It has two double bedrooms one of which has en-suite bathroom, the other with bathroom adjacent ,the third bedroom with twin beds is on a mezzanine reached by steep stairs. Large open plan kitchen/dining/living area fully equipped, comfortable sofas, big open fire and long dining table. The front of the house has furnished covered patios leading to a big garden with the mountains of Monte Limbara as a backdrop. The property is reachable by car and the last km of the road is unsurfaced and can be rough especially on the last 400mt. Best suitable for SUV , 4x4 or cars with a good ground clearance.
This house has been built in the vicinity of a smaller cottage situated in the same property . Both houses are holiday letting keeping their privacy and can host together up to 10 /11 guests. They have been built by the owners with great care for details and design to fit in the natural landscape of the Sardinian countryside.
There are ceiling fans in both bedrooms and in the living room . Mosquito nets on the opening windows. An outside shower is on the outside of the master bedroom and can be use during the summer months in hot weather .

We had such great holidays at this wonderful, peaceful place. The house itself is equipped with everything you need including many things for children and has been kept with so much attention to detail, the surrounding garden is huge and great for children to play and adults to relax.
The communication with Federica was also great, she sent us a lot of information about the area wich was really useful. Marco who welcomed us at the house was also wonderful and extremely nice and helpful with additional tipps around the house.
We'll visit again!
Having stayed here first in 2019, we couldn’t wait to come back - this time as a family of four and for a full 2 weeks, and found everything just as peaceful and perfect as we remembered. Our girls loved the space to roam around and play, whilst we spent a lot of time relaxing on the terrace with the magnificent view, appreciating the feeling of space and total tranquility that is so precious when spending most of the year in an urban environment. Das ruhig gelegene Haus von Fede und James ist wundervoll und liebevoll und perfekt ausgestattet. This is a beautiful and well equipped home in a stunning setting. We really enjoyed staying here and extended our stay. We appreciated the support and information provided by Marco who showed us round the property and was available for advice but never intrusive.
A wonderful week away from it all. Stunningly/lovingly designed house in peaceful surroundings, the kind of place where you could write a book, whilst still just being 20mins drive away from all the beautiful beaches in the area. A wonderful place to stay
Die Lage des Hauses ist grandios, herrlicher Ausblick, sehr ruhig. Guter Ausgangspunkt, um an die famosen Strände in der Nähe zu gelangen. Das Haus selbst ist geschmackvoll eingerichtet und mit Kreativität und Liebe zum Detail gestaltet. Alles hat bestens funktioniert, nichts hat uns gefehlt. Wunderbarer Garten mit vielen Annehmlichkeiten, sodass man immer auch gerne draußen verweilt. Ideal auch für die Kinder, die besonders das Baumhaus sehr zu schätzen wussten :-).
Ein besonderer Dank an Marco, der sich herzlich um uns gekümmert hat und immer tolle Tipps und Empfehlungen gegeben hat. Wir fühlten uns wie ein Mitglied der Familie und es wurde dadurch ein sehr besonderer Aufenthalt mit vielen tollen Erinnerungen!
Vielen Dank auch an James und Federica bei dieser Gelegenheit für die besondere Gastfreundschaft.

Fabulous location for a relaxing holiday!
We enjoyed a lovely, relaxing holiday at James's property. The house is in a fabulous setting with such amazing views of the Sardinian countryside. It is full of character and has been carefully designed and crafted, just as the photos show. It was clean and well equipped with everything we needed. Many thanks also to Marco who gave us a warm and friendly welcome as well as lots of tips about where to go. Our boys enjoyed the swings and hammock and the toys, books and dvds, spotting tortoises and lizards. We enjoyed spending a lot of time eating outside and relaxing on the veranda. We went to a different beach everyday - each one was stunning and all within short travelling distances. The last 2km drive up and down from the house has to be taken very carefully but it was worth it!

Utterly wonderful, we loved this property
This property is very special and we loved staying here. If you like houses where you can really relax, with a genuine feel that you're in Sardinia, and staying in a house that oozes charm and is clearly loved by its owners, then this is very much the place for you.
From the moment we arrived having driven up the track to the house we fell in love with it and loved every second staying there. The house has been carefully converted and decorated by the owners James and Fede and they have done it very, very well.
It all looks wonderful, and is also extremely comfortable. Inside is a big open space decorated in a uniquely Sardinian way that makes the whole place, somewhere you'd be quite happy to stay in throughout your whole holiday.
Some days we enjoyed being there so much that it was difficult to leave and venture out to the beaches, towns and restaurants. There are dozens of lovely beaches nearby and you're spoilt for choice. If you venture away from the beach then there are wonderful walks in the hills around the property and some famous ruins and friendly towns and villages nearby.
A special mention for and thanks to Marco who lives next door and made sure we were looked after on arrival. Marco was also happy to help us if we had any questions and gave us loads of advice and tips. He's also an all round good guy and we quickly made friends with him.
To summarise we cannot recommend this property enough. It was an amazing and wonderful holiday and we loved staying here.

Sardinian gem
A week really was not long enough in this lovely villa. Well positioned in the beautiful Gallura hills just below the Costa Smeralda we were able to enjoy the silence and peace of the countryside while being close enough to arrive at all the tourist hot spots of the Costa Smeralda within a short drive when we wanted to. Can't fault the villa at all - clean, light, spacious, beautifully designed and built, well equipped for all the family and obviously well maintained. The views and sunset from the villa are spectacular. The list description was completely accurate and we immediately felt at home. Our six year old particularly liked the well stocked dressing-up box. She even managed to meet one of the local tortoises on the track! Marco, who helps manage the place, was extremely helpful and gave us lots of useful local information and tips for places of interest and restaurants upon arrival. Particular highlights of the holiday were the less well known beaches of Cala Ginepri, the sailing boat trip on Rumbera from Palau, exploring the Nuraghe ruins all around and the market at San Pantaleo, not to mention the amazing Costa Smeralda beaches and sea. Stunning location and beautifully designed villa
I couldn't recommend this villa more highly. It's exactly as it looks in the photos - in fact better. The views all around are stunning, the interior of the house is beautifully and tastefully designed - spacious, uncluttered and well equipped. We had a glorious week here with our 4 teenage children. Even in the height of peak season we found lovely, uncrowded beaches relatively nearby. Don't hesitate to book, you won't be disappointed.

Just beautiful!
We (four adults and two children of 12 years) spent two very relaxed weeks in a wonderful house: functional and nevertheless comfortably and cozy furnished, calmly located and with a wonderful view to the mountains. Despite the intense heat in July most of the evenings were pleasantly cool and a bit windy, why there were only few mosquitos.
We can really recommend the house to everyone, who attaches importance to individuality, privacy, silence and relaxation.
The only disadvantages (if someone wants to call it so): To go to the beaches it takes between 20 and 45 minutes, the nearest supermarket is in ten minute distance in Arzachena and the last 800 metres to the house are sometimes very bumpy. But all this wasn't important for us. The feel-good factor has been predominant!
Last but not least we want to say thank you to our friendly and always helpfull neighbor Marco!
We will definitely come back!

Beautiful house, beautiful setting
We absolutely loved James and Fredrica's home in Sardinia, and I say home as opposed to house, as they really have created and offer much more than a typical holiday house/villa. We really loved the setting, so tranquil and yet very accessible to towns and beaches.
The ambience in the house is gorgeous and so relaxing and it's really evident a lot of thought has gone into everything. Amelia, our little girl, adored the swings, the tree house and the upstairs play area.
Marco was a pleasure to deal with and provided a really warm welcome and great hospitality throughout our stray.
We will return!

Perfect house for a comfortable holiday
More than two weeks before arrival we were warm and friendly informed and in advance welcomed by the owner Federica. In her email she informed us where to eat, what the most beautiful beaches (locals) are and how to get there. After having contact with Giordano, the neighbour and friend of the owner, who welcomed us Saturday afternoon, we were able to arrive a few hours earlier. Arriving in this beautiful house at a quiet spot (uphill) at the border of Arzachena is like coming home. Giordano is very, very friendly and could not have been more helpful and told us a lot about the Italian/Sardinian way of life.
The villa is completely furnished with very comfortable sofas, chairs, and beds and for young children there are a few swings and a nice lawn to play. We had all the linens we needed and the kitchen is completely stocked with every cooking utensil, including a dishwasher, a barbecue and even a teapot! The two modern showers and the bath are very nice after a long day at the beach. The property has a personal style (nice paintings made by the owner Fede!) and is very clean.
The views from the living area and the terrace are relaxing and enjoyable. The mountains on the left and “a Tuscany-view” on the right of the house are beautiful.
The beaches at the Costa Smeralda and Golfo di Arzachena are very nice and the water is mild for swimming. A ‘must’ go is the Archipellago di La Madellena and the island Caprera, for example Spiaggia di Cala Coticcio.Take the early ferry and you will have a day you will never forget. Beautiful nature and several small and not to crowded beaches.
I recommend this location to everyone who enjoys a quiet, private environment for a holiday.

lovely family holiday !
"Hidden in the hills, with hardly another house in sight, this lovely home was ideal for our three-family-generations holiday. The house itself is just as inviting as the photos suggest and provides everything one needs to be comfortable. From the house one can reach seemingly countless beautiful beaches, and the towns of Arzachena, Olbia, and Tempio Pausania among others. One week was not enough and we all agreed that we'll come back for another stay."

Your home was ideally situated for us.Far enough away from the busy towns yet near enough to get to most places of interest with in 15-20 mins.The house its self was beautiful , set on the hill top over looking the valleys and mountains of sardinia.We had several days just staying at the house enjoying the silence and ambience of the surroundings and cooking for our families in the evening.The house is very nicely finished with every thing you need to enjoy your stay, even the very bumpy steep dirt track that led up to the house seemed apt. we will try and return.

Stunning location
The views from the house are stunning. So much so that we were torn between staying put and exploring the beautiful coast. The house is comfortable and had everything we needed. It has a lovely atmosphere and we immediately felt at home. Very good liaison was provided by Federica the owner and Simona the key holder was very welcoming and helpful.

Great place
We spent 2 weeks in the house. The boat trip from Livorno took longer than expected and we were happy with the warm welcome from Simona who provided cold beer and cold wine in the fridge.
The house is remote an with great views. We were with our 4 kids who wanted to sleep all in 1 room, which was fine with us. In the evening the light becomes beautiful and when there is a breeze its great to sit outside and enjoy the cow bells and silence. Had a turtle in the garden. Musquito's are around when there is no wind, but that is everywhere the same in Sardinia.
It is a great place to explore the northern parts of Sardinia, Arzachena is an OK town, not very beautiful but with all shops you need. Short rides to several lovely vilages, places, archeological sites and many many different beaches. We liked the way the house is decorated and would recommend it!
