Brand new for 2023, Bryn Seion is the perfect getaway home for families and groups of friends looking for an idyllic retreat in Wales. Situated in the town of Llanwrst, sleep up to 16 guests in a spacious seven bedroomed townhouse, with additional annex.

The traditional building provides a spacious retreat with all modern comforts. On the ground floor a large kitchen with island, American style fridge/freezer, dishwasher and gas range oven. Enjoy a spacious dining room perfect for family gatherings and special occasions, with separate lounge, additional family room and games/playroom ideal for younger guests.

On the first and second floor of the house you can find seven bedrooms, three of which are ensuite, with additional family bathroom. Twin rooms can be reconfigured as doubles on request. To the rear of the main house, a separate annex can host up to two guests, with own private ensuite, kitchenette and double bed. Please be aware the annex is accessed via a stairway separate to the main house.

The historic market town of Llanwrst provides an attractive range of independent shops selling everything from books to artisan and specialist foods. Located on the outskirts of the Snowdonia National Park, enjoy the beauty of uninterrupted landscapes, from magnificent high peaks to a breath-taking variety of wildlife.

Parking is available to the front and rear of the property for up to 3 vehicles, further on street parking is available close by.

We stayed here for a family reunion & it was exactly what we were expecting & needed.

Plenty of room for us all. Convenient local parking & shops but felt private. It’s not in perfect condition, and the price reflects that, but in many ways that helped everyone feel at home as we could relax when the kids were off playing in different rooms. Took a little while to figure out the heating as it was a bit cold the first evening but didn’t stop us having a great time.

Lovely house, in a lovely location.

The location is great, the house was great for us all. Plenty of space and different rooms to chill out in. Parking was a problem, maybe get permission to park in the church car park at the back of the house. The cooker and extractor hood needs a deep clean. The grouting needs to be redone in the bathrooms.

The house is absolutely beautiful and the area is gorgeous with lots of nice walks around it. It is about 30 minutes from Llandudno and there's a lovely walk up to Grey Mare's tail that's about 25 minutes there and back. The games room was great for the kids and the dining room table allowed all 16 of us to sit and eat together which was unexpected! The only complaint we really had was the towels and bed linen had a few stains and looked dirty, some of the towels were actually dirty.

A perfect place to base our selves for an extended weekend of road cycling in Snowdonia.

Clean and comfortable, big kitchen with plenty of cookware, nice garden, good location with a super market. Easy access to the house, plenty of parking. The showers were not great, one of the ensuite showers was practically unusable. The WiFi connection was unstable and unusable.

Lovely family stay in a great location

Lovely large house and garden which accommodated us well. Great location so close to local amenities. Easy to travel to further afield places. The house could have done with a good clean as it was dusty. We had to clean most of the kitchen pans and trays as they weren't clean. The annexe smelt of sewage where we discovered the drain below, to be completely blocked and leaking. The smell was not nice for our guests. The house could have done with a good clean, the dishwasher had an inch of scum at the base of the door, there were food scraps inside and the filter needed cleaning. Which we cleaned. The spin arms were blocked with food, so the dishwasher didn't clean very well until we cleaned them out. First floor shower didn't drain which we cleared. We were very disappointed that the coffee machine didn't work.

Multi generational family holiday

Well located in the town within easy walking to supermarket and local shops/pubs take always. Well provided with crockery , cutlery and glasses. Children enjoyed their playroom! Well located for exploring North Wales from Snowdonia to coast. The Wi-Fi was not working properly but we spent the first morning rebooting it and it’s boosters throughout the house. There was no Wi-Fi in the loft annexe. There was no hot water in the loft annexe sink taps, but the shower worked well. The showers in the main house were very varied.

Nice location in Llanrwst, near to all amenities and central for lots of activities. A lovely old house with a beautiful garden. The kitchen needs a good clean. The coffee machine was very dirty and the kettle doesn’t heat enough to make tea. Water needs to be boiled on the hob! There was only one tea towel and the dish washer was not very efficient, several none stick pans are too scratched to use. The grouting in the showers is very badly maintained, giving a general dirty impression. The water pressure in the some showers is none existent. The basin in the downstairs toilet is blocked and the door sticks so that children are unable to get back out. If they close the door. I could continue but I think this is enough. I found this unacceptable for the price we paid.

Lovely house and garden for larger group

The house was spacious with great accommodation for a big group and a lovely garden. WiFi was poor. We contacted the company/owner and tried various re starts but could still only access WiFi in the small back playroom. This wasn't great as we were a large group and had expected to have access in different parts of the house. This really needs addressing for renting the house. A few other issues, the toaster didn't work and we couldn't light the grill. The oven was a bit difficult to gauge the heat. A few items in the kitchen weren't clean and the dishwasher seemed to have not dissolved the tablet, maybe that type of tablet didn't suit it. And despite a plentiful supply of crockery and glassware we missed a water jug. Nice to have some milk biscuits etc as a welcome pack, a few teabags would have been a good addition.

Great location, shame about the house

Let's start with the positives. The house is very big and was great for accommodating a lot of us on a big multi-family holiday. The large fridge freezer came in very useful. Our bed was comfortable and clean and the lounge has a decent TV (a must with little ones) and the house has good Internet and WiFi. Parking is a bit tight, but there was plenty of it. The location is fantastic for exploring north Wales and Llanrwst itself is lovely. Now for the negatives, on the whole I think all of us were a bit disappointed by the property. It just feels unloved, very tired and in places just plain dirty! The kitchen is poorly equipped, it's just a random collection of old junk shoved into any old cupboard or drawer. Good luck finding the utensil you actually want unless it's a broken bottle opener and then you'll be spoiled for choice. The oven and extractor are absolutely filthy. All of the glassware and cutlery is kept in the dining room, which isn't ideal. The showers are pretty terrible, all of them are little more than a dribble and are showing their age. We had people swapping bathrooms to try and get a decent shower, but they are all as bad as each other. A lot of the silicone and grout is really moldy. Some of the furniture is falling apart and is very worn. Bedside tables with no fixings holding them together, mirrors falling off wardrobes for example. A few of our party, some in the annex and some on the top floor were kept awake several nights by the adjoining neighbor shouting racist language at the top of his voice into the early hours. It's a shame, because you can see it was a really lovely family home at some point, sadly it's time as a holiday let hasn't been kind.
