This comfortable two-bedroom annexe sits on the edge of the River Exe in this popular and beautiful mid-Devon location, and is just 10 miles from the city of Exeter.. Ground Floor:

Bedroom 2: Double (4ft 6in) Bed Ensuite: Bath, Toilet. Gas central heating, electricity, bed linen, towels and Wi-Fi included. Travel cot and highchair. Welcome pack. Back patio with garden furniture and barbecue. Private parking for 3 cars. No smoking. Please note: The property is situated on the river’s edge and is unfenced.. The Annex is attached to the owner’s Grade II listed cottage – a traditional picture-postcard cottage you’d expect to see in Devon.
Sitting on the banks of the River Exe, with great access to Exeter which is just 10 miles or so away, and Tiverton, just 4 miles on the A396 that passes directly past the cottage. The original house was built in the 17th century and had been used as a guest house for many years.
The Annex itself is a lovely property with two double bedrooms, both with en-suites, and one with beautiful river views. Downstairs is a cosy living room facing the river, with Smart TV, electric fire and a games console. Outside you can enjoy the gorgeous location on the patio and treat yourself to an al-fresco meal or evening drink as you look up at the stars and listen to the water flowing past. Young children should be supervised as the property sits on the water’s edge. There is also a lawn area the owner is happy to share, which also offers access to the main section of the location, where you will find a restaurant just over the lovely bridge.
The location, which is well known for its riverside walks, is just 10 miles from Exeter, with its magnificent cathedral, many shops and canal-side pubs. Spend a day exploring tranquil moorland and winding rivers in Exmoor National Park, as well as the breathtaking coastline full of secluded bays and spectacular cliffs. Exmoor is sprinkled with quaint villages, attractive towns and charming harbours. Enjoy a day out at Tiverton Canal, walk with the horse-drawn canal boat or enjoy a boat trip. Alternatively, take a trip to the North Devon coast and explore the dramatic coastlines and sandy beaches, some of the best in the UK!
