1 Manor Farm Cottage is a well-presented Cotswold holiday home sleeping up to 4 guests in two cosy bedrooms with one well appointed bathroom. On the ground floor the spacious open plan kitchen/dining room has multiple windows providing dual aspect views and flooding the room with light. The welcoming sitting room provides ample seating to relax with loved ones whilst cosying around the wood burner. This traditional Horton stone workmans cottage has been finished in a contemporary style with an expansive garden and welcomes one dog. This cottage is a great choice for multiple families to enjoy when combined with its neighbour, 2 Manor Farm Cottage!

Wonderful place

Lovely cottage just outside Hook Norton

Lovely cottage great location and checking into it was very easy. The garden was large and fenced all the way around so perfect if you have a dog. I thought it was a bit expensive for a 3 night stay but we enjoyed our stay.

Fabulous cottage

Great cottage, well located just out of the village. Nicely furnished, well equipped kitchen, and with great enclosed garden for the dog. Totally let down by the condition of the main bed which was so soft it was almost impossible to sleep. Please consider replacing it - there were comments in the visitor book about it too.

Lovely cottage

Really well decorated and lovely cottage to stay in, everything we needed plus a great garden space for the kids to play in. It's really close to the village but you can't walk there. Would definitely recommend for a comfortable stay and close proximity to great places in the area.

Great base to visit family and friends

We Loved the cottage and enjoyed our stay here at Manor Farm cottage very much. Wonderful accomadation with everything you could possibly need, Lovely and warm and cosy, a great place to return to after a day out, very quiet and our dog (Border collie) loved the spacious and enclosed garden which was greatly appreciated. We will definitely Book this cottage again when we have a return visit. Thankyou.

Country cottage break

Very enjoyable stay, in this well equipped cottage , all finished to a high standard The large rear garden was a big hit with Winston our toy poodle Good location… we visited some of the pretty villages and went to Oxford for the day and we had a some meals in the village pubs and we used the local shop which had a lot of choice and was not overpriced In all a very relaxing break away from our busy lives!!

Relaxing stay

After a bad start due to the fact that the previous occupants had left the house in a disgraceful state and the ladies who do the cleaning had been delayed due to circumstances beyond their control we had a great stay. The property manager sorted things out very quickly and from then on we cannot find fault with anything. The property is in a beautiful spot close to the village and has good parking. There is everything you need to cook meals if you want, a large dining room and a nice comfortable lounge, the bedrooms are large with comfortable beds and a brilliant shower. There is the added bonus of a large private secure garden. All in all a good place to stay for a break. Would recommend.

Excellent accomodation

First time we have visited anywhere in the Cotswolds. Very pleasant and near to Chipping Norton. Hook Norton is a lovely village. The house is just lovely and the owners make you feel very welcome with a baked cake, wine and milk and even poo bags. Everything you need is in the kitchen.Very large garden and patio area ideal and safe for our dog Boomer. The only downside is the road next to the house which can be a little noisy but it’s not all the time and you do get used to it. Otherwise top marks. Will definitely visit again thank you.

Not for us

1 Manor Farm is a basic holiday let, nothing homely about it. Positive feedback: garden is large, flat and well fenced great for kids and dogs, our dog loved it, plenty of hot water for showers. I’m afraid negatives go on: dog hairs in mats and on sofas, sofa covers dirty, doors upstairs did not shut properly, beds were ridiculously soft and uncomfortable, although only about a mile from the village you could not walk in as no pavements and it’s a very fast road, bring your own tea towels and oven glove as none provided, oil smell from the boiler so keep laundry room door shut, washing machine sounds on last legs. The agent for this property responded once to an email before arrival, never came back with the answer to my question and did not reply to any subsequent emails. Take your own pods for the coffee machine (original Nespresso type) as none provided (luckily we took an assortment) Wine and biscuits in arrival appreciated. We will not return to Manor Farm.

Not for us

Whilst this is a lovely cottage (building) and well equipped, for us personally it was an uncomfortable stay. The beds/pillows/towels were awful and the settee’s were low and old. The bathroom is tired and needs painting.No point having a coffee machine if you don’t supply pods or tell the client what to bring and some of the glasses were dirty in the cupboard. The road noise didn’t bother us but if you’re expecting country tranquility it would bother some and should be mentioned. This property has great potential but not as it is to rate the cost.

A lovely cottage & lovely country walks

Booking with staycotswolds was very easy & efficient and we would definitely book with them again! Unfortunately, we did not find the property manager associated with 1 Manor Farm entirely helpful. After receiving an email from her confirming our early check in, we then received no replies to further emails, texts or an attempted phone call. That being said, the cottage itself was lovely, our dog loved the big enclosed garden. The beds are very soft, which was not to our liking. The kitchen is very well equipped and had everything you need to cook. It was a lovely surprise to receive milk, wine & a fruit cake upon our arrival. The cottage is about a 25min walk to the nearest pub along a country road, we did anticipate this and took torches for our walk home with it getting dark early now. We would definitely return and recommend to others.

Long weekend break with the oldies!

The cottage was very well equipped, clean and spacious with plenty of off road parking and a bottle of wine to greet us. The stairs are fairly steep but my eighty year old parents managed to climb them. However, it would have been difficult for them to carry suitcases up and down the stairs if they had been on their own. The bedrooms are comfortable and a good size. The garden is large and well maintained with a patio and garden furniture. It is located next to a main road which did not cause any issues but there is no footpath to the local village of Hook Norton. It is a good location to stay and in close proximity to many local villages, gardens and houses. The only downside is the smell of oil from the boiler in the utility room. We kept the door closed and the bathroom window open but maybe a door draught excluder would help. Would definitely recommend and stay again.

A quality stay

A quality cottage that has much to recommend,personally we like the key safe and email arrangements and felt sure had there been any problems we had easy contacts, large car park in front that possibly could take two cars, Inside was very clean and warm,under floor heating and a wood stove in the sitting room,the kitchen/dining room,which I personally would love to have,,there are plenty of china,cutlery ,glass,cooking pots etc and room at the dining table for 6,instructions for the equipment in the drawer,which I had to use for the dishwasher not having one ourselves, the utility room has the washing machine and cloakroom,two bedrooms were comfortable with twin and large double,so easily accommodate four adults,there was plenty of drawer space and good quality pillows and duvets,our only quiery was how low the beds were as if the feet were removed!,the bathroom was roomy and warm.sadly we didn't get to use the garden,the weather being damp but ideal if you're a young family visiting or with a dog. Location is an issue as it's a good 25 minutes walk to the pub,you would need a car, Oxford park and ride is excellent,again a 30-40 minutes ride away, the road in front is quiet and sat nav maybe useful.I would say if you like walking and country quiet it's for you but not if you need somewhere close to amenities and Oxford .

Lovely cottage - peaceful getaway

This break was for me, my sister and my pet dog and it was to zone away from life. The location suited us very well, away from the village which was a short drive away and town was 15 min drive. The cottage was well presented and mostly clean. We expected some bugs however in every room on every wall there were spiders, multiples. The guest book’s last recording was a couple of weeks ago therefore assumed these spiders had accumulated within this time. It would have been nice if they were cleaned away. Luckily, my sister was able to get rid of most of them. The cottage was fully facilitated and the log fire was a bonus, making the autumn nights more toasty. The bathroom upstairs had a good running shower however there was an infestation of lady birds around the window. We counted around 25 and thereafter lost count. We managed to get rid of them and they didn’t seem to come back. The beds were super comfy and warm. The bedrooms were a good size. On our last evening, we did some washing in the utility room and flies started to appear. They seemed to be coming from inside the light bulb socket. Some came from the light bulb above the TV but most were in the utility room. Luckily, the house had a fly spray which we used however it is concerning that there was well over a 100 dead flies all over the utility room floor in the morning. The thought that there were potentially maggots from which these flies emerged from whilst we were staying there did not please us in the slightest and we were happy to be getting out of there that morning. We can understand some things can’t be helped but this many bugs is a bit too much which is a shame as the cottage is lovely.

Disappointing stay

1 Manor Farm Cottage is a modern and picturesque cottage in a good location for exploring the Cotswolds. However, we were unaware that the cottage is on quite a busy road and with windows open, it can get noisy so that is worth noting. The kitchen was well equipped with the basic starter kit of sponges and kitchen roll, we did have to buy more to ensure we had enough for the week. I mentioned we did not have oven gloves which are a necessity for cooking, we were informed we have an oven cloth, we found it was useless in stopping the heat come through. We had our one year old with us too, therefore we selected the travel cot and highchair when we booked. We arrived to no travel cot set up in the bedroom and we eventually found it in a cupboard and resorted to setting it up ourselves. The property manager informed me the reason for this is they are not insured to put the travel cot up for guests use. For future reference, this would be useful to clearly state this so there is no confusion, or at least get the travel cot out, unassembled. Also, when we arrived, we instantly saw the highchair was not safe to use. It has no safety straps and what is there, is being held together by cling film. I let the property manager know as soon as we arrived as we couldn't use the chair. In the end, I had to ask for a new highchair as soon as possible. This was delivered the next day unassembled in the box, meaning we did have to build this ourselves in order to use. We noticed the maintenance and general up keep of the property was lacking. The tap in the kitchen was not secure and fixed to the worktop, there was old food on the dishwasher that I had to clean off, the sofas are covered in stains and marks and the travel cot is also covered in stains too. We had paid a lot of money to stay at the cottage for a week we found the standards unacceptable. We had to set up the travel cot ourselves, clean parts of the property that have not been suitably cleaned, ask for a new highchair and build it ourselves in order for my 1 year old to use it. I wouldn't recommend this property.
