An impressively modernised classic 18th Century Georgian coachman’s cottage near the divine village of Hartest that is wonderfully set off the beaten track in timeless and unspoilt rolling countryside. Meticulously upgraded, the cottage blends historic character with whitewashed style and rural comfort. With a large landscaped courtyard and separate private orchard, there is oodles of space to relax under Suffolk’s large sun filled skies. After sunset the log-burner, underfloor heating and modern appliances provide luxurious warmth in a bucolic cocoon.
Ground Floor
Entrance Hall & Boot Room – arm chair, original fireplace, boot bench and coat hanging with loads of space for country paraphernalia including muddy pawed dogs.
Washroom – lavatory and hand basin.
Sitting Room – astride immaculate wooden parquet flooring are a stylishly upholster two seater sofa and two armchairs orientated around a splendid log burner below a large 50” smart TV.
Kitchen – four chairs with matching table looking over the courtyard and adjacent to modern and large fridge/freezer, dishwasher, microwave, electric oven & hob, sink, toaster, Nespresso coffee machine and kettle.
Utility Area – built in cupboards with washing machine and separate tumble dryer; and door into the courtyard.
First Floor
Master Bedroom – double bed with matching bedside table and reading lamps and large windows facing east and west along with large built in wardrobes. There is a door leading to Jack & Jill style shower room.
Shower Room – en-suite to both bedrooms and generously sized with travertine tiling, walk-in power shower, lavatory and large hand basin.
Twin bedroom – two single beds on seagrass flooring straddle the chimney breast and with a door to the shower room.
Outside
Through the kitchen is a large west facing wall enclosed courtyard garden that is gravelled between Buxus boarded beds and newly planted boarders. Four rattan chairs, matching table and a Webber style barbeque create a perfect place to enjoy the trapped sun in complete privacy. From the front is a large grassy apple orchard to play and picnic in.

Lovely, relaxing stay

Great holiday property in a lovely location. The enclosed courtyard and orchard was a real treat for our 2 dogs. Local pub very welcoming. Hope to return soon.

Four night stay at Orchard Coach House

Enjoyed our stay at Orchard Coach House. No problems whatsoever. Would definitely recommend it, very relaxing few days. Nice routes around the area for dog walking. Would recommend the black lion at Long Melton for a good meal. Second time using idyllic cottages website and would book again.

A pleasant stay

We enjoyed our stay at the Coach House. The orchard was very inviting and generally it was a great place to unwind. The bed was comfortable but in such a big room, why not have a king bed? There was attention to detail but a few things were missed: the telly command stopped working and we had to buy batteries for it, one of the frying pans was bent, rendering cooking with it impossible and the general bin had a mind of its own. We had to plead with it to open, it was temperamental. These are small things but one would expect the place to be spotless at all levels. Hence my mentioning these here so that they can be fixed for the next person coming in. I suspect these things weren't flagged up and so, they go under the radar. There is much to recommend the place.

Relaxing stay

The Orchard Coach House made a good impression. The living space was clean and comfortable. The kitchen is modern, well lit and adequately equipped for our needs. The outside space is particularly good. We enjoyed using the gravelled garden and the Orchard for snacks and drinks. You can hear the occasional passing traffic from the garden and the Orchard. There is no noticeable traffic noise at night. The Orchard was great for our dog too. We thoroughly enjoyed our stay.

Suffolk hideaway

A beautiful coach house with access to an enclosed courtyard and an enclosed orchard area so excellent for dogs too. The stairs are quite steep so need care . Would be good to have a bedroom mirror or dressing table. We thoroughly enjoyed our stay.

Lovely property with a bonus orchard for the dogs

Lovely airy detached coach house with tasteful furniture and decoration. The house benefits from a large courtyard garden which was a great space although the road was did appear slightly noisy but I think that might be connected to the local haymaking which was in progress during our stay. The property has the benefit of an enclosed orchard which was a wonderful space to exercise the dogs.

A Gem

This is a beautiful property, as described, with plenty of space. Thats before you even explore the adjoining orchard or the very private garden. Easy to find, and access with parking right outside. Perfect for our needs, and ideally located for us too. Communications with the team are excellent….certainly would recommend this lovely place.

Neat but needed some more love

Tiny bit too minimalist for me. Comfortable double bed in the main bedroom, but used to and would have preferred a king size. Also, could have done with a chest of drawers/dresser in the room, and maybe a full length mirror? Generally good quality items, but the cheap taps, didn’t make sense to me. All things considered, not sure it was right for us.
