For up to 4 guests, our small, unique guesthouse offers the perfect alternative to a characterless hotel room. The property is a perfect base to visit Kent or London.

The private garden of the guesthouse sits in a secluded plot next to the river, you will soon forget you are so close to London.

When booked with the Farmhouse, the guesthouse offers guests some space and independence with its own kitchenette, shower room and sitting area.

For up to 4 guests, we think that our guesthouse offers the perfect alternative to a characterless hotel room. There is also the option to combine the booking with our Farmhouse, that hosts up to 8 further guests.

The guesthouse offers 2 double bedrooms, a kitchenette, shower room and separate WC, and a sofa with TV.

Both rooms have a TV, and the guesthouse has WIFI.

The shared sitting area and one bedroom has views onto the river, where guests can sit privately and enjoy a beer or glass of wine.

The guesthouse is found down a private track in a delightfully secluded plot with ample parking.

We offer guests a truly unique experience but if you don't enjoy animals, it may not be right for you! Our pets, the dog, cat and peafowl, do roam freely throughout the outside spaces and so you should be comfortable with animals to get the most from your stay. Also, our children are happy to share their garden with guests, but they may be playing in the outside spaces too.

Mill Meadows Farmhouse is situated in Bexley Village which is bustling with restaurants, public houses and delicatessens. Bexley Village itself is bustling with pubs & restaurants & has many reliable transport links.

The property offers a charming rare location for a London Borough.

GUEST ACCESS

The guesthouse has a small private riverside garden and patio, and there is a large shared garden. We also have our own garden where our Peafowl Coup is situated. We kindly ask for guests not to enter our private garden, but you are welcome throughout the other garden areas accessible from the rental properties.

We do have a gated field with llamas and alpacas, but we ask that you don't enter this space as it has a river adjacent that is not fenced and is deep in parts.

Our family business of restoring antique cars is on site, and so we ask for guests to be mindful that this means machinery may be being operated.

You are welcome to use our outside Kitchen, please remember to purchase logs and charcoal for these, and just let us know as we enjoy spontaneous gatherings in this space with our family and friends, and we then won't plan to use it at the same time.

OTHER DETAILS TO NOTE

Late check out when available is charged by the hour, but we respectfully note that we can't promise this due to the schedule of our cleaners.

We respectfully ask for guests to leave the guesthouse in a clean and tidy state at the end of their booking with all used linen stripped from the beds.

Children & safety
Children are not permitted in the guesthouse due to its location next to the river.

Pets
We do not permit guests to bring pets as it upsets and poses a risk to our own – sorry!

Mill Meadows Farm is a non-smoking site.

Guests
The guesthouse has been equipped for a maximum of 4 adults. No more than this are permitted to stay within the property. We also have a strict no visitor policy.

Quiet hours
To respect our neighbours, and our family, we ask for no parties, and no loud noise in the outside spaces. We have guests staying most weekends, and so we have to be careful of not becoming a "party house".

Shoes
We ask kindly if guests could refrain from wearing shoes in the carpeted areas.
