Step into luxury! 40 Knotts Way is the home your family will want to come back to year after year. This beautiful six bedroom, seven and a half bathroom home is located direct oceanfront in Forest Beach.

This private oceanfront pool deck is perfect for enjoying the nice breeze off the ocean. The private pool & spa offer complimentary heat seasonally. As long as the temperature doesn't fall below 55 degrees, you are all set to enjoy FREE pool & spa heat March through May & September through early November (call office in advance of your stay to confirm and schedule). Enjoy the gas grill while overlooking the breathtaking oceanfront views. There is a covered area with a table for outside dining.

1st Floor:

The living room and kitchen area are all open and feature an upgraded kitchen. The living room is setup for great conversation or a relaxed night watching a movie on the flat screen television. Both have direct views of the ocean. There is a powder room and laundry room located just off the entryway. A full sized second refrigerator is located in the laundry room - along with a washer and dryer.

The second master suite is located on the first level and has a king bed, walk-in closet, and a flat screen TV. The private bath was completely renovated spring 2020 and has has a double vanity, large soaking tub, and walk-in shower.

2nd Floor:

The main master suite is located on the second level and is direct oceanfront with a king bed. The private balcony off this suite has stunning oceanfront views. There is a small sitting area, flat screen TV and even a desk with an ocean view. A sleeper sofa is also in the bedroom for additional sleeping accommodations. The large, private bath has a walk-in closet, double vanity, soaking tub, and separate walk-in shower.

The next bedroom on this level has two double beds, walk-in closet and flat screen TV. Bedroom four is the perfect spot for the kiddos. It has a twin bunk and a queen bed plus a flat screen TV. Both bedrooms have private bathrooms with walk-in showers.

3rd Floor:

The fifth bedroom has two queen beds, walk-in closet, and flat screen TV. Plus it has a private bathroom. The final, sixth bedroom has a king bed, walk-in closet, and flat screen television. It features a private bath with walk-in shower.

There is a living area with a flat screen TV and sectional sofa that overlooks the beach. Enjoy an evening cocktail on the balcony off of this living area while taking in more of the ocean breeze. A full bathroom with a walk-in shower is located just off this room. There is a large wet bar with some of the same conveniences you find in a kitchen - a dishwasher, microwave, sink and a mini fridge. There is a second washer/dryer in this room as well.

We loved it so much that we will not hesitate to rent it again in the future. We were a party of 11: 6 adults and 5 children ranging from 3 mos to 15 years. The amenities of the home were the best we’ve experienced in any rental we’ve had. From the furniture to the kitchen pots and pans, everything was first class and high quality. So many times in a rental you get the bare bones of everything. Not with Knott’s Way; it was all top notch. The pool was wonderful and the beach was so close just over the dune. We would highly recommend this house. Kudos to the owners and the management company. Well done

We had to keep buying ice all week. Most of the drains kitchen & bathroom need to be cleaned, run very slowly. Home was clean, several small items need minor repair and or replacing. The price that was charged for this rental, you would hope all was perfect.

Reviewer Comments: Location is ideal, house layout is very nice and everything about this property would be ideal, but for the one major drawback that is the beach is almost completely blocked by palm trees and new growth palm trees. I am not sure if this is by choice or the owners have just not done landscaping to address, but it is inconceivable that you would allow your beach view to be completely obstructed. That was the only disappointment, but a major one as you pay premium to be on the beach and have a view from your home. If this is resolved, I would stay there again and recommend.

Property was accurately advertised-- read previous reviews and they were spot on. Beautiful home and exceptionally decorated. There were only 7 of us- 5 adults and 2 teens; so plenty of room-- each family had their own floor. Any issues that did arise were addressed immediately and follow up on. The mgt company was very responsive-- would have expected nothing less for the price. would stay here again-- but not in August...too dam HOT!!

Overall, I recommend this vacation rental. Reviewer Comments: We were a group of 8 adults and 1 toddler. This house easily could have accommodated more people. There is plenty of space to congregate when we wanted to be all together, and also lots of smaller gathering spots to split off for some WFH time as needed. The location is perfect! It is located on a dead end street away from the big resorts, so we never had trouble finding a spot on the beach. (And we were there over 4th of July week!) It’s also only a mile from Coligny, which allows for easy bike-access while still being away from the noise and congestion.The house is well-maintained and immaculate. Bed and bath linens are included. Bring your own beach towels, beach toys, and bikes.Also - I HIGHLY recommend renting through Coastal Home and Villa. Their process is easy and reliable. And when I accidentally locked us out of the house, they had someone there within 15 minutes to let us back in. :)

Beautiful Home, Great Pool, Well Stocked Kitchen

Overall, I recommend this vacation rental. Reviewer Comments: The home is beautifully decorated with lots of space, the kitchen is fully stocked, and we had everything we needed. The top floor AC was having some issues and we had it serviced during our stay, but still had issues with it being 78-80 degrees on that floor during the day. Coastal Home & Villa were quick to respond to any maintenance issues, and even dropped fans off at 11:00pm one night when the AC was acting up. There's lots of lush landscaping behind the pool, which provides lots of privacy, but also hinders the beach view from the bottom level. Second and third floor views were much better. Parking would be my only true complaint. There are garages under the house that fit compact SUVs and smaller vehicles. We had 2 XL Suburbans and an F350 Truck and we had to back down the driveway and stagger the cars to fit. It was a tight squeeze. Overall, we enjoyed the pool, shaded deck, beach access and the home was stunning. Just a few small details that should be considered when booking this home! Thanks for a great stay!

Wonderful house for couples

The house was even nicer than advertised. Kitchen had everything you need including a crock pot! Drawback was one dishwasher but we made it work. Bedrooms were great but the one with the full bed and bunks was not the greatest for a couple. Again we made it work. Rental manager was responsive. Check in and check out was easy. I will say beware of the parking. There is no easy way to get a car in the garage. We had two cars get scraped. We had 5 cars, way too many for the parking space. There is really nothing to be done about it but renters should beware. Thank goodness we had one couple fly. Overall, the house itself was great.

The house has lots of elbow room and is quiet (can't hear other guests). Our 3 family/ 19 person + 3 babies had plenty of space. The rental company was incredible -- got us in an hour early, responded immediately and so kindly to inquiries. Only Down side is the very narrow garage/parking access--very difficult to get cars in and out.

Overall property was great. Kids lived in the pool all week. Heated pool was perfect. Property management company was very responsive. 2nd floor master bedroom mattress was horrible. Literally felt like 2 grand canyons in it. For the amount of money this place rakes in each week the owner could afford to replace that mattress once a year.

Great House, Great Location, Needs a new deck

The house is beautiful and amazing for big or multiple families. It’s has almost everything you could possibly need inside. However, the deck outside is in really bad shape and a lot of people in out party got splinters in their feet or cuts from it, the towels and linens quality was underwhelming for a house of this price range. Bring your own toiletries and hair dryer, the ones provided are horrible.

Fantastic Stay!

We booked the home for a Thanksgiving Family get-together and had a FANTASTIC stay! The home is conveniently located and easy to get to. It was immaculate upon arrival and looked exactly like the pictures online. AMAZING ocean views across the entire back of the home. It was very spacious and well laid-out for multiple families. We were so impressed by how well stocked the kitchen was. We had everything we needed for our Thanksgiving Dinner! Loved the sonos system which was easy to navigate. The bedrooms were also very well laid out and fit our group perfectly. The bonus room on the 3rd floor was a great hide-away for our teens. The pool and hot tub were a big hit. We had one minor issue with the pool and someone came right over! What a wonderful stay from beginning to end!

Good house but needs a few things to make it great

I did a lot of research before selecting this home as the spot to celebrate my 50th birthday with 6 couples in October. The listing was accurate, the rental process was easy. The property manager answered all my questions quickly and even gave me some recommendations for things I asked about. Check in was easy as well. The house has a great floor plan, love that every bedroom is a suite and that there is room for everyone to spread out. Kitchen had almost everything we needed for cooking for a large group. The pool area was fun and it is right on the beach with easy access and beautiful views. We even saw dolphins just swimming by from our 2 floor deck. It’s an easy 5 minute drive to shopping a restaurants. The property manager is excellent- we had a few issues and they we easy to reach, friendly and handled the problems right away. Also we left a few things behind and they notified us and mailed them to our home right away. There are a few things I would recommend to make this property great! It is an expensive rental and I am comparing it to others we have rented over the years. Since the parking is really tight being in an alleyway using the garage would be ideal. We did not use the garage because the basement is really yukky. Mold is everywhere and it is smelly and kind of creepy. The beds in the house need to be replaced. The master bed is lumpy and sagging and several others in our party mentioned that they did not sleep well either. The house should be stocked with basics, garbage bags, TP, hand soap etc. I know it’s not required but most homes we have rented have these and it’s a really nice touch. The elevator needs an update. It is also very moldy smelling and looks way older than the house, we never used it because it was a little gross. Finding two cockroaches in two bedrooms really freaked us out. Ewww While there are some really great things about this house it needs a little attention to make it wonderful.

Reviewer Comments: We stayed for a week in August with extended family.The home had plenty of space for everyone to spread out and it is in an excellent location with great beach views. A few drawbacks:1.the home is dated and a bit tired looking inside-could use some freshening of furniture/decor/paint and a deep cleaning2. Parking is tight and a bit tricky due to narrow street3. Several things were not working when we arrived: elevator, garage door, ice maker-while attempt were made to send repair person for the elevator, we didn't feel comfortable due to covid-wish it had been done before check-inDespite the drawbacks, we did have a fun week.

Great extended family summer vacation home!

Great home...great amenities...great location! Only one concern...the AC on the main floor and to a certain extent the third floor never worked properly. The coolest the temperature on the main floor ever got down to was about 78 degrees during the day and about 76 degrees at night. Management was responsive to our calls for help...but after acknowledging there was a problem but after multiple visits they also admitted they couldn't figure out how to fix it.

Pool was clean and we had everything we needed. The deck Is probably about ready to be redone.... but not an issue. The stove top is also about ready to need replaced. The trash was an issue as there was a shortage of garbage cans. Needs to be picked up at least 2 times during stay overall absolutely a stunning property. Beach was literally your backyard. Again not really any issues just suggestions. Beautiful house! 5 stars would highly recommend !

We did experience a few problems but the management company was great and addressed them immediately! My only complaint was the main washer and dryer weren’t the greatest, probably time for a new set! And the parking was awful, we had 4 cars with us, there was no room to maneuver them so we had to keep using the last two in line. If there would have been any more cars I don’t know where we would have put them, ( we did utilize the garage for one of the cars) very tight alley, cars from other rentals parked on the sides which made it very difficult to back all the way down to the street. Overall we had a great vacation!
