This is a wonderful, spacious, traditional seaside townhouse, built at a time when wealthy Edinburgh families also bought a house by the sea in order to cool off on those hot summer days.

Laid out over 3 floors, the wide staircases are a feature, particularly the winding staircase between the first and second floors (note; they're a bit too wide for standard stair gates, so may not be ideal for young children). The Living Room is positioned on the first floor, as was the norm for the time, with 3 large windows that let the light stream in. From the top floor there are views over the roof tops to Arthur's Seat from the front and across the Firth of Forth to Fife at the rear.

The house offers 4 bedrooms, Living Room, Dining Room, Kitchen, Family Bathroom with Jacuzzi bath, a WC on each floor, full gas central heating, high pressure hot water system, Primary Bedroom with ensuite, WiFi, Smart TV, travel cot, high chair, iron and ironing board, hair dryers, linen and towels. Loved our stay
The house was great! We loved the second floor sitting room and the proximity to the beach. There was a delicious bakery very close by. Our flight was very delayed and we didn't arrive at the house until much later than anticipated and Patrick was very responsive to our plight. The only drawback to the house might be the parking but we used public transportation and didn't pick up our rental vehicle until the day we left,

Very welcoming home on 3 levels. Was beautifully decorated with quirks and style but also very well kitted out in the kitchen. Great heating, hot water, relaxing lounge, great kitchen and comfy beds with lovely white linens.

I do like to be beside the seaside!
The house was exactly as promised , and suited everyone in my family party . It would have been lovely to have made use of the garden area but the elements were against us in early February.

Absolutely loved this holiday home.Fantastic house.....,charming , spacious yet snug and with bags of character.Well equipped kitchen ,plenty of seating in the lounge and a lovely dining room.Bedrooms with great beds and spotless linen and bathrooms, also spotless with super showers.Location could not have been better,two minutes to Porty beach and two minutes to high street with all the necessery amenities.Co-op supermarket ,just around the corner...so handy. Loved it !!

My family (seven of us between 5 and 70) stayed here and loved it. Plenty of room so we weren’t on top of each other. The living room is amazing with the large windows and very comfortable furniture. Would’ve loved a whisky with the fire going, but it was a little bit too warm for us. A 2-3 minute walk to the bus stop for Edinburgh, the beach and a Co-op grocery store as well as restaurants. I could see parking being a concern, but also realized that Patrick offered to give suggestions (and we found a place nearby anyway). Lovely home and highly recommended.

We were a group of 8 (3 couples and 2 singles all 64+). Patrick’s Portobello home was a welcome retreat at the end of each day! The home is clean, well maintained, and undoubtedly one of the most well-stocked VRBO homes we have ever booked! The coastal location is convenient for bus and train travel. Take Lothian Bus #26 in front of Portobello Town Hall for travel into Edinburgh (Princes St) and Waverley Train Station. Buses take either credit card or pounds. There are restaurants, grocery, pharmacy all within easy walking distance. A special shout out to Bayne Bakery, Butternut Squash, Esplanade, and Mira’s Restaurants! Communication with the host and caretaker were always quick and easy! You won’t be disappointed in renting this VRBO!

This house is just fantastic! Very comfortable and spacious, and good public transport. Walking distance to Leith. Parking is tricky but you don't really need a car as everything is on your doorstep. Would not hesitate to stay again.

Wonderful week in Edinburgh
We had a wonderful week staying in the Portobello house and visiting the Fringe Festival on about 4 of the days. Another day we hiked up Arthur's Seat for an amazing 360° view of the area, and another day we took a Rabbie's guided tour to Fife and St. Andrew's. For the days in Edinburgh, it was an easy ride on the 26 or 19 bus from Portobello High Street, just a block from the house. The nearby Portobello beach is charming, with a couple of casual restaurants and a long paved promenade for walking, biking, or jogging. Patrick's house is lovely, and just as described. We enjoyed the back garden, right off the well-equipped kitchen, on a couple of the less chilly days, for cocktails and dinner. The living room is exquisite, with extraordinarily high ceilings and comfortable seating. Patrick was immediately responsive in the lead-up and during our stay, and the kind neighbor Roslyn serves as the helpful onsite contact, for check-in and for questions or helpful local recommendations. We loved staying in the quieter Portobello (versus a busier more central location) and would choose it again, along with Patrick's home, should we be lucky enough to return to Scotland.

Great location
The location is perfect. The house is charming but was not a good fit for us only because my stepfather hurt his back before we checked in and there is no way to avoid stairs in the house. I did not anticipate the stairs being an issue until his injury but just FYI that the stairs are a prominent feature. There was also a disagreeable smell when we first got there which we finally figured out was coming from a Nespresso. Once we cleaned that out the smell was mostly gone. The house needs some TLC but we appreciate that it is old and charming. We loved the record player and most of all the location. There is a family owned bakery around one corner. I'm not kidding when I say my mother cried when we left because she loved the bakery so much. Around the other corner is the beach, which is lovely. Communication with the owner was easy and he responds very quickly and does a great job with fixes.

Portobello heaven
We spent last week in Portobello staying in 4Mentone Ave. The house was perfect and in a brilliant location so close to the beach. We couldn’t have asked for anything better. The kids had a ball. When I asked my five year old what was the best thing about his holiday, he said staying in the holiday home.

I moved to Portobello from Edinburgh City Centre when I fell in love with what was then a very dilapidated house with a lot of potential. Having spent all my spare time (and money) on the house for 5 years, I got a job in Italy and had to leave it behind in 2010. Not being able to part with it, I decided on holiday rentals which have proven to be very popular.

Why they chose this property

It's a real home. Many guests have commented on that. This could be because of all the dedication and love that went into its restoration!

It's bursting with character and many original features have been retained or reinstated, along side modern twists with lighting and art.

What makes this property unique

It's difficult to say what in particular I fell in love with when I first saw the house. It may have been the stairs and the light. There was a lovely feel to the place. The first floor living room with 3 big windows and original fireplace is a favourite, as is the wee room at the top with a view across the water to Fife.. Or the big bedroom at the top with a view to Arthur's Seat.

And I should mention the great community spirit in Porty. So many people will say hello, whether you know them or not and the High Street is full of great shops, bars and cafes.
