This luxurious, contemporary 4 bed property is a spacious open plan layout providing the perfect setting for entertaining, working and relaxing. It is surrounded by idyllic countryside with a clever use of architecture and glass providing an indoor, outdoor flow with nature. The sliding doors accessing an expansive courtyard and barbecue area provide an ideal space for entertaining and yoga. Set in 2 acres of paddock, wild flower garden and orchard with access to the South Downs National Park.
The space
Biophilic in design and architecture, this stunning property maximises the natural lighting and ventilation, natural landscape and the elements, creating a unique, expansive space within a tranquil location. The all round glass sliding doors provide an indoor/outdoor vibe leading out to patio areas for relaxing and entertaining. There is a total of 2 acres of land. The property is surrounded by fields, and meadows, situated just outside the South Downs National Park. Offering an idyllic countryside setting for family and friends to get together.

The Utility/ Boot Room is equipped with washing machine, dryer, and a pet bed which leads to the triple aspect Kitchen, Dining. Bar and Cocktail Areas.

The Bar is equipped with drinks fridge and pull-out drinks cabinet with cocktail making facilities.
There is a fully fitted kitchen with main oven, steamer oven, combi oven and 5 zone induction hob. All Siemens. Plus a conventional microwave.

Nespresso Virtuo and a selection of cafetiere's and a boiling tap.

Also, a breakfast bar with stunning views across the farmland, and a luxury dining area with seating for 8, and a round table for 4 which can be used internally.

Outside there is an all day long South facing sun trap. The large courtyard patio area has a dining table, and seating for 10, plus a smaller round table and seating for 4 with a parasol and sunshade, and a barbecue set in front of the wild meadow with expansive countryside views.

The hallway/ walkway leads you right around the property in a U shape from the kitchen area around to the bedrooms via the front door entrance.

There's an open office that can be used as a dedicated workspace with laserjet printer and optional ethernet connection.

The main living room area is adjacent to the music room, providing a comfy, stylish and spacious area for entertaining, hanging out and jamming or kicking back to watch the 72inchTV and play computer games. There are a selection of musical instruments for your enjoyment and a PS4.

The media wall unit separating the working from home space and the lounge & music area has boards games, books and magazines.

The Gym area onto patio includes a treadmill, exercise mat, and light hand weights. Ideal for a workout or yoga.

There are three bathrooms ( two en-suite ) and a separate vanity area and toilet near the front entrance hall.

Heating Air-Source pump with zoned, underfloor heating throughout, off grid solar panel power system, TV with SKY Package, secure Wi-Fi, 72 inch TV, Sonos Music System and Ethernet connection in all the bedrooms and workspace.

The bedrooms sleep up to 10 adults and 2 children comfortably.

The large gated driveway provides ample, secure parking for exclusive use by the guests. The driveway is accessed by electric gates and the two acres of enclosed paddock, lawns and meadows are for dedicated use by guests.

Additionally, solar panels, storage battery and electric car charging point add off grid power security.

There is an EV Charger in the open garage for you to use if you are a paying guest. It has a Type 2 7kW connector.

A cost will be charged on inspection after check-out should there be any damage or extra cleaning, so please refer to the guest manual for pet etiquette.

Exclusive use of this unique, part renovated new build property.

Guests have access to the whole house and the amenities therein. Outside they have use of the area inside the post and rail fence, with the exception of the closed garage and sheds.

There is ample parking for six cars with two covered bays.

EV Charger - there is an electric charger in the open garage for you to use if you are a paying guest. It has a Type 2 7kW connector.
Other things to note
Please notify us of any damages or breakages during your stay so that we can make the necessary arrangements to ensure the next guests enjoy their stay as much as you have.

Check-in time is after 3pm and check-out time is before 11am.

Whilst we will try to be flexible and offer late check-ins and check-outs, this will be dependant on a number of factors and will be on request.

Depending on the circumstances, if we can accommodate and it doesn't interfere with the cleaning prior to check in or post check out, then a charge may be incurred.

We can provide an executive chauffeur service including a private minicab transfer from the property to events, conferences whether business of leisure. Please enquire for more details

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
