Luxury Country Cottage Retreat – Perfect for Romantic Getaways & Family Holidays, with Easy Access to Scenic Walks, Horsham’s Attractions, and Sussex’s Best Markets & Dining Experiences.

Ideal for both romantic getaways and family holidays, our charming cottage provides a rejuvenating escape with comfort for up to 5 guests. The property accommodation is made up of one super king size (which can be split into two singles) room, one kingsize room and one single room. All rooms enjoy luxurious Egyptian cotton sheets and feather bedding to ensure a restful night's sleep. A travel cot is also available upon booking (extra fees apply).


The tiled floors through the bathroom, kitchen and conservatory benefit from underfloor heating, and all rooms have central heating radiators. The bathroom is on the ground floor and boasts an excellent shower, fitted toilet and basin suite and heated towel rail. The well-equipped and beautifully designed kitchen allows for culinary creativity to flourish. Snuggle up in the living room with the cozy log burner that invites relaxation. Enjoy meals in the light and airy conservatory with dining space that overlooks garden.

The garden has a decking and patio area where your own private spa awaits! There is a wood-fired hot tub and sauna, plus a cold water plunge tank. Guests are welcome to use of these units during their stay as part of their booking, and wood for one hot tub and sauna session is included in the booking.

We also offer pre-arrival services for these facilities so it is all ready for you on arrival. We just need to know your arrival time. Please note that it can take up to 4 hours for the hot tub to be filled, lit and brought up to temperature. The sauna takes about 1.5 hours to heat up and about 30 mins to fill the plunge tank. If you just need assistance with lighting the hot tub or sauna, we can get you going (subject to staff availability) so that you can then take over. More wood can be purchased during your stay.


On patio is the outdoor dining area with a dining table and chairs and comes complete with a BBQ. Additional outdoor seating includes sun loungers around the fire pit, a twin seat and a bistro table and chairs.


Two well-behaved dogs are welcome for an additional fee, with a dedicated doggie welcome pack provided upon arrival. The garden is fenced to keep furry friends safe and sound in the grounds of the cottage.


Easy access to walks and cycle paths (Southwater Woods, Southwater Country Park, Downs Link, South Downs National Park) from the cottage, and to nearby sites and attractions. Horsham town centre is a 9 minute drive away, and offers a broad selection of shops, boutiques, gastro pubs, restaurants and bars selling craft beers. Furthermore, there is an Everyman Cinema, a theatre, and venues hosting live music and comedy events.


Horsham Market takes place twice a week. You can sample some of the best street food in Sussex on a Thursday or fill up your fridge with local produce and artisan breads and cheeses from the farmers market on Saturdays.


The cottage has its own carport suitable for one family sized car (height restriction 1.95m) and there is additional parking outside the cottage for two further cars. This charming property, with its late 18th-century origins, offers the best of both worlds — preserving its original period features while providing all the modern conveniences for a comfortable and relaxing stay.

A perfect weekend

The cottage was immaculate and with everything you could think of - the outside area beautiful and exactly what we wanted for a weekend stay.

Chase Farm is a working farm located in Southwater, West Sussex, where the Edwards family have been residents since 1955.  The Chase farmhouse was built in the late 19th on the grounds of a previous estate called Shaw's Farm.  This farm has roots back to the 16th century and was named after the Shaw family, who also gave their name to the road that Chase Farm is on, Shaw's Lane.  In historic Sussex dialect, a 'shaw' means 'a little hanging wood'.

Originally a dairy farm of Channel Island cows, the farm is now arable and sheep grazing.  The main arable crop is maize for a bio-digestor that produces green energy that is turned into electricity for the National Grid.  We are part of an environmental scheme called the Countryside Stewardship Scheme where we grow crops that benefit the wildlife and improve the soil.  We also produce an annual crop of hay and the grasslands surrounding the Glamping Site are grazed by sheep. Depending on the time of year, you might have sheep grazing nearby or witness the exciting hay harvest in action!
