Villa Emilianna is an elegant villa with air conditioning and private pool, located in the first hills of Fano. The privileged position offers a splendid view that ranges from the surrounding countryside to the sea. The ancient farmhouse, completely renovated, has been transformed into a refined country residence that can accommodate up to ten people. The interiors are characterized by classic finishes and ceilings with exposed beams. The strong point of the main villa is the veranda: an excellent place to relax and enjoy the greenery that surrounds the structure.
The annex, located in front of the main house, offers another four beds and a lovely additional living area.

The villa is on two levels connected by an internal staircase.
Ground Floor: Entrance, living room with fireplace, dining area, fully equipped kitchen, laundry room and bathroom.
First Floor: Four double bedrooms (two with ensuite bathroom with shower), a bathroom with tub and shower, a bathroom with shower and a study with a double sofa bed.
Depandance: Kitchen-living room, double bed, two single beds and a bathroom with shower. The kitchen-living room and sleeping areas are divided by sliding curtains.
The garden, completely fenced, is an oasis of tranquility, enriched by relaxation areas, outdoor furniture and a panoramic swimming pool. A barbecue area and several furnished terraces offer ideal spaces for outdoor dinners and moments of leisure.
The swimming pool, accessible from different points of the garden, offers a panoramic view of the surrounding hills.
Mainly rectangular in shape, measuring 15 x 8 m and with a depth varying from 1.40m to 2.40m, covered in beige PVC and equipped with Roman steps, brick solarium with sun loungers and umbrellas.
Internal and external lighting, open from the last Saturday of April to the first Saturday of October.

Villa Emilianna is the ideal starting point for discovering the Marche. Fano, just 2 km away, offers a rich cultural and gastronomic heritage, as well as Blue Flag beaches. Don’t miss the Arch of Augustus, the symbol of the city, and the lively tourist port. Nature lovers can explore Mount San Bartolo or ride the long coastal cycle path that connects Fano to Pesaro. The surroundings also offer picturesque villages such as Mondavio and Cartoceto, known for their local products and food and wine traditions.
