About this property
Luxury Escape with Cinema, Pool Table & Darts
This is truly a hidden gem with rustic features such as exposed beams and brickwork, with walks right on the doorstep whilst at the same time, benefitting from being close to Leeds city centre and a fantastic bus service.
The barn has many wow factors such as a stunning home cinema, pool table, dart board and sky TV which includes Sky Sports and movies and there are TVs throughout the barn.
There are ceiling speakers in the large open space to help create that perfect environment.
About Rose Barn
We have recently finished Rose Barn and we have done our best to preserve some of the barns original features whilst at the same time, ensuring it benefits from items such as insulation, Hive heating controls and wifi and ceiling speakers that enable you to listen to music via Bluetooth downstairs.
The barn also benefits from Sky which includes sky sports and movies and some of the stand out features of the barn, have to be the home cinema and large pool table. (We currently have 4g broadband and we are awaiting BT to install a line which should be happening soon. With it being 4g, normal sky TV and movies work fine but any of the internet services, can be intermittent or take time. You can still take advantage of TV such as Sky Sports and the normal movie channels so you have plenty of choice and there will be some movies saved directly to the sky box for instant viewing in the cinema)
This barn is across the court yard from our own home and it benefits from its own parking.
We are really happy with how the barn has turned out and we hope you agree. It has features you wouldn’t normally expect and I have listed some of these below.
Downstairs
The majority of downstairs is open plan and there is the following.
An American pool table.
Dart board.
Kitchen with washing machine, dishwasher, cooker and wine cooler.
Dining table with 6 chairs.
A living room with stove, seating and a TV.
One of the sofas turns into a bed suitable for two people.
Tv near the pool table.
Ceiling speakers which can be utilised via Bluetooth and they can be separated into 4 zones.
A disco light (We don’t want to encourage parties and simply added this as a fun feature for our daughters).
Downstairs toilet.
A home cinema system which has seating on different levels and it is perfect for watching movies.
Upstairs
There are three bedrooms upstairs.
Master bedroom (Sleeps up to 3)
This is the largest bedroom and has some exposed brick and woodwork and it benefits from a king size bed. There is also a chair that can turn into a single bed, should that be needed. There is a wardrobe, TV cabinet with space for clothes, a TV and bedside tables to either side of the bed and there is a large feature window.
Bedroom 2 (Sleeps up to two)
Bedroom 2 is in the middle and this bedroom can have two single beds however we will usually only keep one up unless asked to add the other one. The other bed is kept underneath the single and can be added with ease. There is a bedside table and wardrobe in this room.
Bedroom 3 (Sleeps up to 3)
Bedroom 3 is at the end with a window that looks towards Leeds and the field that adjoins the property.
The bed is a double and there are two bedside tables, a cabinet, Tv and a chair that turns into a bed, should that be required.
There is a bathroom with a large bath and separate shower upstairs.
Along with the above, there are two cupboards upstairs and you will find additional pillows, blankets and a vacuum and ironing board there.
Area/garden
The barn is located in Farnley which is very close to Leeds City centre and Elland Road football stadium and you are close to a number of walks. There is the added benefit of a bus stop nearby which provides easy access to Leeds City centre.
The barn is located up a footpath that can be used by vehicles using the barn and the barn does have its own parking. As it is a footpath, the lane isn’t tarmacked.
If you are wanting to bring more than one vehicle, please contact us first to discuss as we should be able to accommodate this.
The lane is off a residential street and at the end is a grassed area/field with a wooded area and as previously mentioned, you can access a variety of walks this way.
My family and I live in the house opposite the barn which has recently been extended and does need rendering which I mention as sometime in the near future, we hopefully plan on having it done. This will not be done during a time we have guests.
The courtyard is lit by overhead lighting and there is an outside kitchen/bar with a brick built pizza oven and a large table. There is also a small orchard and the drive.
As we live in the house opposite, we will access our home via the courtyard and we will use it on occasion.
We ask that we are given privacy at the patio attached to the farm house (side extension) and the garden in front of that.
You will have the barn to yourselves for the stay and you are welcome to use the courtyard between the barn and our house, the drive directly opposite the barn and the small orchard/garden area.
All we ask is you to treat the property as if it was your own 😀
