About this property
Cosy Nook, Southwold
Cosy Nook is a charming, bright and spacious holiday home located in one of the best positions in Southwold, overlooked by the famous lighthouse. It offers the perfect blend of tranquility and convenience, just a stone's throw from the beach, iconic pier, and charming High Street. An ideal spot for a seaside holiday or a short break with family and friends, and not forgetting the dog.
This unique and interesting double fronted house is unusual in that it was built as recently as 1990 by renowned local builders Duncan and Son. It mirrors the style of similar Victorian houses in the street in as much as it offers well-proportioned light rooms with high ceilings and bay windows to the front.
The lounge, dining room and all bedrooms have a contemporary seaside style, modern amenities, good wifi with comfortable furnishings and a light wood parquet floor.
As you step inside, a door on the right leads into the spacious, light and airy open plan kitchen / diner. Table and chairs are set in front of the bay window, should you wish to dine in during your stay.
Fully equipped shaker style kitchen with an induction hob and oven, microwave, integrated dishwasher, full size fridge / freezer, washing machine, toaster and kettle.
Door off the kitchen leads into the garden.
Downstairs shower room with walk in shower, WC, hand basin and heated towel rail.
Doors from the kitchen / diner lead into the lounge. Bay windows to the front, and double glazed doors out to the garden at the back, make this a lovely bright room. The lounge has ample seating with a large leather six person sofa, a two seater cuddle chair, and pouffe where you can unwind with a book or a glass of your favourite tipple in front of the Smart TV, or watch a movie on the Cinema 3D Sound Blu-ray home cinema system. For family fun, you'll find a selection of classic board games to enjoy during your stay.
To the rear is a spacious enclosed courtyard garden with 6 seater dining table and chairs and planted with bamboo. This is an ideal private place to dine al fresco with friends and family, or just relax and soak up the sun. The storage seat in the garden holds a handy windbreak, along with buckets and spades for seaside adventures.
Stairs, with a built-in stair gate at the top, lead to 3 bedrooms and the family bathroom.
The master bedroom has a king size bed, dressing table, a bedside table, wardrobe, chest of drawers and a wall mounted TV.
Ensuite shower room with a walk-in shower, WC, hand basin, heated towel rail and a glazed window looking out to the garden.
Family bedroom with a king size bed and bunk beds, hanging rail and 2 bedside tables
Bedroom 3 has bunk beds, wardrobe, small table and a stool. Windows looking out to the garden.
No smoking/vaping throughout the property, including the garden.
No pets allowed on the furniture or upstairs (stair gate is at the top of the stairs)
Please don’t allow dogs to use the family garden as a toilet. Please walk them instead.
No food or drink to be consumed upstairs.
No lighting candles/tea-lights or use of barbeques permitted.
On departure, please replace the windbreak under the garden table cover and tightly secure the cover in place (by using the pull strings and tying them around the table legs)
Please turn the water off on checkout day (press the button to the left of the front door on departure)
