The 'heart of the home' is the magnificent open plan,fully equipped, kitchen/dining area.Perfect,whether enjoying dinner or a morning coffee-The space is light-filled and flows effortlessly to the private landscaped garden.

This beautiful house is located in a wonderful South East (SE23) neighbourhood, with a good selection of independent coffee shops and restaurants nearby. It is perfectly situated between popular Dulwich, Brockley and Crystal Palace while also benefiting from fast and reliable transport links to Central London locations and also to the Royal Borough of Greenwich!
Whilst the home is spacious, with Victorian feature, decorative fireplaces and high ceilings, it retains a homely and comfortable feel. The entire house has been thoughtfully curated and each space has its own mood boosting or calming colour palette with design features and soft furnishings to compliment.
GROUND FLOOR
The house has a impressive front door and welcoming entrance lobby area from here guests will find the first of two beautifully designed sitting rooms.
SITTING ROOMS
The larger and more formal of these two rooms is located to the front of the house. Ceiling height windows flood this room with natural light and features include a decorative fireplace, classic cornicing, wood flooring, antique desk and dresser, upholstered coffee table, two large designer sofas and side tables. There is a ceiling light along with side lamp and reading lamp for ambiance adjustments.
The second sitting room has a more relaxed feel with a calming blue colourway. The comfortable sofa, in contrasting burnt orange, gives the room plenty of personality! Within this room is an exquisite fireplace, marble top coffee table, large rug, feature decorative chest and an armchair. There are large french doors leading into the dining room area. This is a great unwind space!
KITCHEN DINING AREA
Towards the back of the house is the spectacular, open-plan kitchen and dining room, leading directly to the private garden.
Perfect for food-lovers- This 'heart of the home' includes a well equipped kitchen, with plentiful kitchen surface space and all the expected appliances including a dishwasher, microwave and Belling range cooker. There is a large kitchen island and stools creating a wonderfully sociable space making this a delightful area to cook and eat together. The dining area has a stylish wooden table and seating for up to 6. With skylights above, and full height glazed doors to the rear - natural light pours into this space.
PRIVATE GARDEN
Effortlessly flowing from the kitchen/dining area is the landscaped garden with planted borders, lawned area and large patio. There is an outside dining table, chairs and gas BBQ for alfresco dining and further, more comfortable, seating area to enjoy a drink, on warmer days.
FIRST FLOOR
A traditional wooden staircase leads up to the first floor of the house, which has three spacious bedrooms, family bathroom and additional WC.
BEDROOMS
1 - Located to the front of the property, over looking the street is the Master bedroom. This space is both light and airy and designed using peaceful yellow and natural tones throughout. The room has a spacious King(UK) bed, bedside tables and lamp and is carpeted under foot. There is a decorative fireplace and head height mirror. Fitted wardrobes offer ample storage, both shelved and hanging. There is a Pelaton bike, which guests are welcome to use. (Please note that there are no clip bike shoes available).
2- The second bedroom is a tranquil room located to the rear of the property with views over the garden and beyond. It has a King(UK) bed, side tables and lamps and is carpeted underfoot. There are full height fitted wardrobes to store guest belongings along with a chest of drawers.
3- The third bedroom is decorated in mood boosting hues and includes a day bed which will be set up as a Double(UK) bed. There is a bedside table with lamp available. This space has a desk and office chair and is an inviting 'working from home' area. There is a large Victorian wardrobe for guest belongings.
FAMILY BATHROOM
The family bathroom has been finished to a high standard and includes a freestanding bath, separate walk in shower cubicle with rain shower head, basin, over basin mirror and WC. There is a feature tiled wall and traditional style flooring.
ADDITIONAL ROOMS
There is a convenient utility area at ground floor level with washing machine, tumble dryer, basin and WC.
There is a further separate WC with basin on the first floor.
Guests will have access to the entire house during their stay other than the locked loft room and one of the first floor rooms, containing the owner's personal belongings. As this is the owner's home there will be items of the owner's throughout the house but there will still be plenty of room for guests to enjoy and store belongings.
Remote self-check-in gives flexibility for arrivals, after 4pm. Property Management Company, Pass the Keys®, is on hand to provide 24/7 guest support should you need any assistance before, during or after your stay.

The driveway offers free, off street, parking for three cars. If further parking is required there is some free on street parking on adjoining roads.
CLEANING AND LINEN
The house is professionally cleaned and the linen and towels are replaced with freshly laundered, hotel standard, supplies between each stay. Each guest will receive one hand towel and one shower towel to use for the stay.
There will be some complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel, and soap. Other items provided during your stay are a washing-up pack, toilet roll, and kitchen roll. These should last a couple of days. If more is needed, there are various supermarkets and convenience stores including an Esso Garage 200ft or 1 minute walk or Co-Op store which is a 5 minute walk from the house at 107-113 Stanstead Rd SE23 1HH.
For a larger supermarket there is Sainsbury's Forest Hill which is located 0.7 miles or a 3 minute drive/approximately 15 minute walk away.
IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
