Location Location Location

A rocky start with communication and expectation management, but once we figured out what this place was and wasn't, we had a great stay. Potential guests should know the beach out front is a 6/10 at best, and services at nearby beach clubs/beaches are limited to the pass-bearing residents and hotel guests of the gated community. We felt cut-off at first, like we could t benefit from all that was on offer, however being in town was wonderful (more Mexico vs. soul-less resort), the facilities are great and the staff were super friendly. Waking up every morning to the view was a dream, as was experiencing the life of the town. You just need to use taxis/pangas/creativity to get a great beach experience.

Excellent view and location

We had a wonderful time in Punta Mita - the views and outdoor space from this property were exactly as advertised. Each room is spacious and there is plenty of room in the condo for a larger group. There are some items that required updating, yet I believe these are going to be done shortly.

What a beautiful place

We vacationed here for a week and would absolutely go back. The property is beautiful and has wonderful staff. The accommodations are so nice and the property is very nicely kept. We felt very comfortable and safe.

Comfortable condo and great location. Concierge and housekeeping were helpful and accommodating. Concierge references for transportation, boat trip to Marietas Islands and Chef prepared dinner were awesome. Will visit again!.

Spacious digs

Great location, spacious very comfortable accommodations. Good bedding, reliable hot water, good internet. Giant balcony with great views, a bit too warm for us, could use a shade covering. Attentive sand sweet daily housekeeper, we would have been fine without. Overall very positive experience.

Spacious, clean, convenient, quiet, check in problem

Punta de Mita condominium was a very good place for our Xmas vacation. 4 adults and a toddler. Plenty of space--4 bedrooms and 3 bathrooms, with large open kitchen/dining/greatroom and balcony. The rooms were very quiet, so the toddler was able to sleep with no disturbance. Area restaurants were very nice. Beach is very rocky. Bring shoes to protect your feet. Problem areas in condo: --dishwasher was inefficient. We did all dishes by hand --stove top was very slow in heating up. --lighting seemed dim in certain areas, such as over the dining table. We had some difficulty checking in. When we arrived, the guard at the gate had no information about us, despite the fact that we had communicated with the owner and with the concierge; We had the paperwork, but the owners's name was not listed on any of it. It took about 15 minutes for all of the parties to get the story straight about our admittance to the property. Fortunately we had phone numbers. Be aware that New Year's Eve celebrations take place on the beach in front of the property, as well as the street directly behind the property. Fireworks felt like they were in our laps. But that's nothing that the owner could control.

Perfect break

We loved the condo and the location. The views are gorgeous (pictures don’t do it justice) and the place is bigger than we expected. Being close to the surf was important to us and the pool area was so relaxing. We will be back!!

Sleepy town with beach vibes

Everything was absolutely great, food, service, security. The only issue we had was the ten pm quiet hour which meant absolute quiet. No walking, talking, tv, anything. If you have small children or a loud group, reconsider booking for a later quiet hour requirement.

Love this place but...

We've stayed in this awesome condo a couple times now and always enjoy it. Great location and size for a larger family or group. The only issue, and it's not a big one, is that the TV's were set in Spanish. I emailed the concierge to ask them to have them set to English. The response was prompt and said "yes, right away" but sadly, that's all that happened. If maintenance was there and unable to make the request happen we were never informed. Follow thru or an update would have been great. (this is 100% a 1st world problem) We'll be back next year, but please be sure to follow up with your guests. Aside from that, we couldn't have been happier.
