Beautiful Home in River Road Villas, "River Time" on the Guadalupe River

NO PETS ALLOWED.

If you are looking for a family vacation spot, look no more, here it is. This 4/3 home (Villa #5) was constructed mid 2016 and will satisfy all of your needs while at the river. Located between the 2nd and 3rd crossing upstream from the famous "Chute", float from the house. You have access to approximately 120 feet of Guadalupe River front with beach area and picnic tables, it is a gentle sloping concrete path (~100 steps) from the house. Tubes are available for rent next door and they provide shuttle service to bring you back to the house. The "Can Ban" in New Braunfels does not apply here. If you enjoy fishing, this is the place to be, the river is stocked December through February every Friday at Canyon Lake dam. The house is located in Trout Zone 2 so it is perfect for Fly Fishing. The home is close to Canyon Lake, Gruene and New Braunfels.
The 4 bedroom / 3 bathroom home sleeps up to 14 people, comfortably (3 bedrooms & 2 bathrooms upstairs and 1 bedroom & 1 bathroom downstairs). The master bedroom has a king size bed, and the other 3 bedrooms have two queen size beds each. No bunk beds here which means no climbing and safer. 2 bathrooms with single sinks & large walk-in tile showers and 1 bathroom with double sinks & large walk-in tile shower. The kitchen has a large island with seating and a separate kitchen table for your dining pleasure. The large living room has 2 sofas and 1 theater sofa. Also, a large covered deck with seating and views to increase your outdoor experience. The home is fully furnished; it includes sheets & pillows for the beds, hand towels for the bathrooms & dish towels. YOU WILL NEED TO BRING YOUR OWN BATH TOWELS. The kitchen is fully equipped with stainless steel appliances, side by side refrigerator & ice maker, oven range, microwave oven, and dishwasher. Other kitchen supplies include plates, bowls, coffee cups, glasses, utensils, mixing bowls, pots, pans, cookie sheets, mixing spoons, spatulas, knives, measuring cups, can opener, toaster, crock pot, coffee pot, and blender. Cable TV and Wi-Fi are provided along with DVD player. Outside you have plenty of seating with chairs, rockers, sectional and picnic tables. A BBQ grill and heavy BBQ smoker, you will need to provide your own charcoal or wood.

Family visiting from Frisco

We had a reunion with two other families from out of states, and had a great time at the property. It is very conveniently located by the river and close to the fun places in hill country. The house is very clean and comfortable. We will come back again.

Family vacation

We book a home once a year for a family river trip. The entire family enjoyed the home. Every one was comfortable and felt at home. Would definitely look at renting again for next years trip.

Great spot on the river!

We had a wonderful trip at River Road Villa #5! The living space and kitchen are MUCH bigger in person than they come across online, which was great for our group! The kitchen was very well appointed and had tons of seating. We loved that the 4th bedroom was separated downstairs, which worked for part of our group so they didn't have to hear our children early in the morning. We had several groups in other houses that played music fairly late, although it seemed everyone followed the 11pm no music rule and it thankfully wasn't too loud inside the house and the kids slept through it. It's a short walk down to the river - highly recommend bringing a wagon to cart everything - and while it's shallow right at the entry, it does get deeper straight out. We ended up putting our pop up tent in across the river and upstream about 50 ft and it was perfect. We will definitely come back for future river trips!

LOCATION LOCATION LOCATION

We loved this house. Plenty of room for all of us to spread out if needed. We drove 2 miles up River Road and put in at Merricks and floated straight to the house. There is a public area just for the neighborhood that you can float around right there and don't have to drive anywhere. We cant wait to book again for next year.

Great stay, house exactly as described.

Property as described, plenty of kitchen cook and bakeware. The downstairs had a nice hammock and several fans, which was a plus compared to a similar property we stayed at prior year. Lots of upstairs seating. Very close to the river. If staying on a holiday weekend note that the camp grounds next door have music playing late, but we expected that and it was not too loud to fall asleep. My only note would be there is only one toilet paper roll supplied per bathroom so if you are going with a group you’ll need to bring extra or run out. Would book again.

We enjoyed our stay. Everything was clean and comfortable and as described on site. We had a 1 year old so having the gate at the top of the stairs was a plus. Easy access to the river with well taken care of grounds. We will definitely be back.

Perfect River Retreat

This was the perfect house for our river trip. Excellent location on the river and the house was extremely comfortable with 1 king / 6 queen beds. The host was very responsive and I will book this house for our next river trip. (Tip: host is up front about it but make sure to bring own soap/shampoo)

Great house, Close to Fun, Easy walk to Guadalupe

We were a group of friends who have a trip every year for a long weekend every summer and our ages range from 30 - 60. This year was fun and we are glad we chose River Road and this location. Pros: Location was great. Quick into New Braunfels and Gruene. Plenty of places for food and fun near the house, but great places to eat, etc.. within a couple of minutes. River was super low everywhere but the river at the house was great. House itself was nice, furniture on porch and in living room is just starting to be a bit worn but still nice. Bedrooms, beds and bathrooms were great. Kitchen was very nice, large and well stocked and appointed. Cons: One of the bedrooms/bathroom is the only room on the ground / first level. It is not accessible from the second level without going outside and up/down outside stairs. None of us were comfortable using it and rearranged so that everyone was in the house upstairs. Wasn't bad, just wasn't evident from the listing unless we just missed it. We loved sitting on the deck (it's second level and had great views) but in the evenings the noise was intrusive. The houses in this development are very close in and the music being enjoyed by the three closest to us was in strong competition for loudest and there was no cut off time to this music. So if relaxing on the porch to your own music on low is important, weekends in this house in the summer may not be the place. It's a very active area for all adult ages and not many children - so the party is on. :) Overall, we would come back to this area. Good value for the money.

Why they chose this property

We have vacationed on River road and New Braunfels area our whole life. We have actually stayed in River Road Villas before. When one of the houses came up for sale last year, we decided to invest our time and energy into the area. We bought the house in December of 2017 and would like to share our little piece of paradise on the Guadalupe river with you.

What makes this property unique

Great section of river to float between 2nd and 3rd bridge crossings. You float through the natural tube chute just down stream from the house.
