About this property

SALE 100Acre Private Seaside Home Photographers and NatureLovers Paradise&Views!

Mockhorn Bay Retreat is an exclusive 100-acre seaside property with modern home and complete privacy, 180° Atlantic views of some of the most scenic Barrier Islands across Mockhorn Bay. Stunning sunrises and often romantic, memorable full-moon views awe our guests! Read our stellar reviews including comments of the amenities and cleanliness of the home. You have to wander to see another house. The perfect compliment to busy Cape Charles.

This well-appointed home has many large windows to showcase the water views, a pond frequented by migratory and our many species of mid-Atlantic coastal birds year-round. Primary bedroom with water view, walk-in closet, and private full bath; second bedroom with large closet and adjacent full bath, plus an additional den that is sleeper-friendly. Both showers have ADA accessories.

Spacious open dining and living area, large open kitchen well-stocked with many ammenities and small appliances (see reviews), and laundry/pantry/mud room off of main foyer.

Screened porch with unobstructed views of the water, old-growth trees and pasture/yard; dining table with six chairs plus two comfortable rocking chairs for relaxing, reading, birdwatching, etc. Small dock on pond with four Adirondack chairs near the pond for bird-watching and water viewing. Magnificant star gazing most nights.

Ideally located in a private, tranquil location where our guests often prefer to relax and enjoy the abundant wildlife, nature and solitude. When available, there are sea kayaks (WOL required) with a dock and ramp for launching and walking trails onsite for our guests to enjoy. Endless photography options. There are many nearby recreational choices, most about 15 minutes away: 4 convenient boat ramps (2 access the Chesapeake Bay and 2 access the Atlantic seaside). There is plenty of room to park your boat trailer onsite and take advantage of fresh-water rinse hose; close-by are marinas, fueling options, bait shops, fishing charters, and seafood retailers if your fishing luck is running low!

A short drive away is the quaint Town of Cape Charles - with its long public beach and public fishing pier; restaurants and watering holes; art galleries and shops hosting works of our many accomplished local artists; boutiques, antique and gift shops, etc. Kiptopeke State Park with it's boat ramps, parking and popular beach is also a short drive away (State park fees apply).

There are numerous nearby services including a full-service grocery (which is about 10 minutes from the property). For nature enthusiasts, the Eastern Shore National Wildlife Refuge and the Fisherman Island National Wildlife Refuge are minutes away. Day-trippers' choices include Chincoteague Island, NASA Wallops Flight Facility [you may get lucky during your stay and witness a launch!!], or catch the seasonal Ferry to unique, historic Tangier Island. The possibilities for fun are endless!!!

The location is excellent - around 10 minutes from the Chesapeake Bay Bridge Tunnel (designated “One of Seven Engineering Wonders of the Modern World” ), plus easy access to Virginia Beach and the Hampton Roads area.

Our Lower Eastern Shore area is a safe and family-friendly place - where people smile and say 'Hello' when passing on the sidewalk or grocery aisle and are happy to help you with directions, suggestions, changing a tire, etc.

I have a high standard for cleanliness and sanitation in Mockhorn Bay Retreat to protect our guests. Unlike the standard same-day turnover, I block off an extra day between rentals to allow for thoroughly cleaning and disinfecting the house.

Relaxing getaway

We were looking for some time to ourselves to enjoy nature and a getaway from city life within a relatively short drive from Richmond. We definitely found it here. The house is private but conveniently close to amenities like a grocery store and restaurants in Cape Charles. We loved the house. It is beautiful and comfortable with a nice view of Mockhorn Bay. And the hostess, next door, is very welcoming and respectful of privacy, and she makes a great key lime pie as well.

Great Location and Excellent Property

Our week at this property was so enjoyable. The home is furnished with all that you need to have a great stay and it was immaculate. The owner also gave suggestions about areas of interest to visit in the Cape Charles VA area. This is definitely a 5 star plus property. We will definitely stay here again when we visit the area.

Beautiful house/property

Gigi was amazing. The place is absolutely gorgeous. We took our boat and went fishing in the bay most days, but were blessed with the most beautiful sunrises and moon rises for the entire week. Morning coffee on the screened in porch and beautiful walks out towards Mockhorn Bay in the evenings. I highly recommend!

A beautiful spot on the Eastern Shore

We spent a wonderful week at Mockhorn Bay Retreat. The house and grounds were beautiful. The home had everything you could need for a visit. We did have a few days of intense rain and winds, but made the most of it. We enjoyed walking the property, kayaking, eating meals on the sun porch, and touring the ESVA. This was the perfect home base for our family!

Amazing

This property was amazing. The house has everything you need for your stay. Gigi and Roger were very courteous hosts, checking in from time to time. They definitely go above and beyond for their guests! The town of Cape Charles is very clean and laid back, a must visit. Grocery store close by. We experienced deer, rabbits, a turtle, and numerous types of birds during our stay, secluded in the woods. Great view. Very warm and humid this time of year, so there were bugs outside, but again it's wooded with nearby water. Highly recommend!

Mockhorn Bay Retreat

The Mockhorn Bay Retreat is a gem! Our Host’s Jeanne, Roger and Mia were attentive and gracious. The Retreat is certainly a nature lovers paradise. Seated along the Atlantic coast on the Chesapeake peninsula of Virginia. Hidden from the main highway by farm fields and barrier trees, the cape cottage is nestled at the coast, quiet, serene and unfettered by civilization. The cottage is well appointed, clean, with wood floors, art, fashionable linens, and all you need for home dining and relaxed meals. The cottage encompasses views from all rooms along the eastern side facing the barrier island coast. The property allows one to capture sunrise through evening light into deep dark night shade for restful sleep. If you are a bird enthusiast this is a great place to experience the magical songs of both resident and migrating birds. Enjoy evenings at the pond and close the day with the conversations of the bullfrogs. A short drive to Cape Charles, North Hampton State Park and the northern barrier islands for eco tours of nature, birds and wild ponies. The Cheasapeake bridge to the Norfolk area is also conveniently close. Enjoy!

Peaceful Paradise!

Mockhorn Bay Retreat is an excellent home base for exploring the area. Drinking coffee on the screened in porch, watching the sunrise was a perfect way to start the day. The days were filled with visiting Cape Charles, Chincoteague, Wallops facility, and many of the smaller quant towns all around MBR. After the day of exploring it was wonderful to come home and relax in the peace and quiet of MBR. Gigi and Roger were wonderful and we look forward to visiting again!

Couldn’t be better

Gigi and Roger are amazing hosts! We can honestly say we have never stayed at a more beautiful or comfortable accommodation anywhere. Even rainy days with little to do we’re pleasant. Our hosts stocked both the kitchen and bathrooms with anything we needed and checked in regularly to see if we needed anything else. We were looking for a leisurely pace and evenings on the beach and that is what we found. For us the location was perfect with a pond and flock of resident egrets in the back and a view of Mockhorn bay. We needed to drive about 10 minutes to get to the beach and Cape Charles which worked for us. We thank Gigi for her delicious key lime pie. If we re ever in the Cape Charles area again we would hope to sta again at Mockhorn Bay Retreat😊

5 star property! You don't want to miss this!

This property was everything we were hoping it to be...perfect! The description private waterfront nature lovers' paradise is spot on. Gigi and Roger were absolutely wonderful as hosts. Very helpful, friendly, communicative and accommodating. We arrived early evening and were thrilled to see deer in the yard, horses in the pasture and a beautiful water view from the back porch - first the pond and then the bay. Mia (the dog) was a wonderful addition and occasional visitor. The back yard has numerous bluebird houses, so blue birds were plentiful. There were also many other birds for example hummingbirds, cardinal, ibis, and chickadee. The drive up to the home is gorgeously tree lined, the home itself is done very well and extremely clean. There is anything you'd need at your disposal. We thoroughly enjoyed walking the grounds, taking in nature, relaxing on the screened porch and exploring the eastern shore of Virginia. Cape Charles is a cute town about 6 miles away that has a beach, restaurants, and shops. Anything you might need is within easy driving distance. Although we've heard the sunrise is wonderful we never woke up in time for it, but did enjoy the sunset over the wheat field at the entrance to the property. It was also beautiful to watch the eastern sky change on the property during sunset. We were very sad to leave and hope to return in the near future. This property is highly recommended and something you don't want to miss as a nature lover.

general info

The standard of the house is so excellent from the wood paneling in the bathrooms to around the windows. Not just that, but everything looks freshly painted/taken care of, this does not look like a vacation property and certainly not one that has been for years. It feels like a home. It's on well/septic but never had any 'rotten eggs' smell from the well that we've had on other vacation properties. We are a couple and it was a perfect size for us, but certainly was big enough for another 2 people. What the pictures doesn't show you is the family room is directly off the dining room/kitchen area. It's very open plan, you can talk to someone in the kitchen easily from sitting in the family room. We stayed there for 2 months in the winter, we did miss a fireplace and although Cape Charles is reduced in the winter (bakeries all close during the week, only open at weekends) we did have nice sunny days to walk around the property. By the time you drive up the driveway your stresses have melted away, so when you see the view of the water and hear how quiet it is* you really are on vacation. Coming from Virginia Beach which seemed to always have the military jet noise and deafening loud, this is serene. It did have the days they were flying over but it was very infrequent and a lot higher up (which is quieter). quirky things - The bed is VERY high up, I'm 5ft 8" and I needed the provided stool to climb onto the bed, so if you have mobility problems you might want to know this but gives a great view. It is a really comfortable bed as well. You need to take your trash out to the local (10 mins away) garbage station, I think this place along with other homes in area have to do this as it's so rural. What I didn't know was that this is free! Coming from another state which charges you $20 just to go in, we were saving trash up just to go every week and we didn't need to. Although rural it is only 15 mins from downtown Cape Charles and the local grocery store. Note that this store (food lion) does not have self checkout and lines can be very long, we tried instacart but didn't have anyone to deliver to the house. RE food I recommend Quail cove farms, esp their frozen meat pies. Owners live next door, and as we are the left alone type, they checked in every few days and were very quick with any responses/requests, lovely people. We appreciated the eggs & butter for us when we arrived to save us going out (they also left wine & made a lovely pie) Great stay.

Fabulous time at the Mockhorn Bay Retreat

The cottage is absolutely beautiful and so very clean. We enjoyed having breakfast on the screened in porch every morning and we loved watching the birds and listening to the wind blowing through the trees. It was so relaxing. Also, it was such a pleasure meeting Gigi and Mia. Gigi recommended great restaurants and other places to explore. Mia, the dog, actually took us for a walk around the property. She was the perfect tour guide. 😊

Hospitality at its finest!

Pictures of this home away from home cannot do it justice-such a lovely house and outstanding property, fully equipped with anything you could ever possibly need for vacation, including all the kitchen supplies and gadgets for any meal/dessert/drink imaginable, outdoor gear for property and beach, even bathroom toiletries should you forget anything at home. And the greatest part is that everything is excellent quality and in great working condition! The hospitality of the home owner is second to none, they really wanted to make sure we had the best time ever. We spent an entire day just walking and biking the beautiful property. Every morning was at least an hour with coffee on the screened porch listening to birds, same spot each night with board games, even on the hottest day was comfortable with the ceiling fan, and was especially fun watching a storm roll through. A birder’s paradise for sure, but we also saw deer, foxes, and lots of bunnies. Would recommend this house to folks needing to get away from hustle/bustle and really enjoy the gift of “quiet” provided by surroundings of property as well as the quiet inside your mind with the “no worries needed” since the home owners have taken care to make sure all your needs are met. 10 out of 10 vacation for sure!

About the host

Hosted by Roger & Jeanne Davis

Host profile image
We were blue-water sailors who love that we settled here on 100 acres on Virginia's Eastern Shore . We live nearby and have successfully listed a VRBO property in Puerto Rico and Virginia for many years. Our goal is always to do as much as we can to provide the best vacation possible for our guests!

Why they chose this property

We have moved more times that I care to remember - from building on undeveloped land to purchasing fixer-uppers. That all changed when we moved here, and we do not plan to leave this amazing spot until we must. Our friends and family love to visit. The Lower Eastern Shore is a hidden gem, but word is getting around!

What makes this property unique

Modern, Clean Home with many amenities on 100 acres of private wildlife 'preserve' with short drive to beaches, boat ramps, Town of Cape Charles and services. A paradise for bird, wildlife, nature, beach and water enthusiasts!
