This bright and airy one room studio tiny home is located right off of highway 83, about 3.4 miles from Garner Park and 3.3 miles from the Third Crossing/Seven Bluffs drop off point at the Frio river.

We are close to the water, yet away from the crowds.


Enjoy the tranquility of front porch sittin’, bird watching, the relaxation of Frio river floatin’, or gorgeous hiking at Garner Park. We are only 2.5 miles from the park, and 3.3 miles from Seven Bluffs Crossing.

Every morning, you will be greeted by a variety of birds in the front yard. The area is known for many incredible birds.

You will have full access to this one bedroom tiny home, including the front porch, picnic tables, and bbq pit.

We offer coffee, tea, and light snacks for you to enjoy during your stay.

It’s Frio time!

*Be sure to bring towels. We do provide all other linens, except towels.

*We do have other rentals available on the same property to accodomidate larger groups.

*This listing will include a 4% local and 6% Hotel Occupancy Tax.

*We only do 1 night bookings during the week. On weekends, there is a 2 night minimum*

**We do have wifi on the property, but it is limited and slow. It's rural country wfi, and cannot handle streaming services. The wifi is here if you need to check your email, send a text, or make a call**

Almost perfect

We loved the area and the campus that all the houses were on. Very easy to find, east check-in. Great vibe and so much personality everywhere! Our only complaints were that the coffee maker was broken, so I opened my new coffee and wasted a bunch of it trying to brew. Also that the fridge was cleaned with some strong cleaner that permeated everything inside. We lost a pound of deli meat, cheese, a pie, and the milk and half & half. Everything tasted like that cleaner smell. I told the host about it, and she apologized... but I was honestly hoping for some kind of recompense for the trouble.

Road noise!

As this property was right on a very busy (constant 18 wheelers) highway, the noise level was awful and continued throughout the night. On the website it never showed how close the tiny cabin was to a major road and it was quite a surprise to find out at check in!!

Perfect cozy getaway!

My husband and I had a great experience here, from the communication before our stay throughout to checkout. This was our first stay in a tiny home, and it was perfect. So many great little thoughtful touches that made a good, clean place to stay so much more than that. Leah & Jake (and Leah’s mom) we’re kind, friendly, super personable, and have worked hard to create a wonderful getaway in a beautiful setting!

Loved our visit

Although our visit was short it was definitely sweet. I love the positive touches all around the room! The cottage is so comfortable and Leah was super easy to communicate woth. She even worked to get us in early to freshen up before a wedding! I can’t wait to go back and stay longer! Thank you for making us feel at home!

Perfection

Super cute cabin with lots of charm and special details like, the softest sheets, herb infused water with herbs grown in the owners garden, hip decor and a fire pit for your enjoyment. This tiny cabin had all the basics like a microwave, coffee maker (owner even provided the coffee) mini fridge, air/heat, dishes, cups and utensils, sheets and towels. All we had to bring were our clothes. Plenty of parking, oh! And a barbecue grill just in case. Close to the river, golf course, restaurants, music venues and of course shopping. Really enjoyed a relaxing time there and we’ll definitely be back

Beautiful hidden gem!

Leah goes above and beyond with all of the little things. Very nice and quiet and clean. So cozy and welcoming... there are even fruit trees and herb gardens for us to use at our convenience! Feels like going to your relative's place. :-)

Adorable, clean and surprisingly extremely comfortable!

This was our first trip to the Hill Country and this rental made the weekend perfect! After a long 6 hour dive to get there is was very easy to find and the fluffy pillows and comforter were amazing! This place is in a perfect location for tubing, just a few miles down from Josh’s and Andy’s. There isn’t tv or internet, which was great! Perfect place to unplug, enjoy the outdoors or read a book. There is a grill and a microwave and all the dishes and bbq tools you will need. Leah and Jake spotted us outside after coming back from the river and came over to say hi. They are very nice hosts and gave us some great suggestions for dinner places. We have already decided to book again for another trip. Book here and you will not be disappointed. TIP#1 : Bring camping chairs. We enjoyed spending time on the front porch looking at the stars at night and watching humming birds in the morning but you need to bring your own chairs. TIP#2: If you go eat at Neal’s lodge ( just a few miles up the road) it’s BYOB. We saw many people brining their own wine/ beer to dinner. We wish we had packed a bottle to take to dinner.

Cute, clean. Bed was ok. It’s right by a highway so you can hear the traffic. When the window unit clicks on its noisy. No Tv or WiFi. Like I said it’s a good place to crash after a long day at the river. The owner seemed nice enough.

Our story is a tale of adventure, mixed with whimsy, love, and surprise. From meeting on the dance floor of a honky tonk , getting married in Botswana six months later, running off to Australia only to come right back to Texas, then California, and now our biggest adventure yet. Moving to Concan, Texas population 100, and starting The Inn Between to share with our amazing guests.

I grew up coming to Concan and floating the Frio River, while Jake grew up camping at Garner State Park year after year. Like many Texans, this place is special to us, some of our best memories were made at the Frio.

We knew we wanted to live in Concan, but in a town of 100 people, we needed to figure out a way to make a living. As a little girl, I dreamed of having a house out in the middle of nowhere, surrounded by plants, hills, and animals, that I could share with travelers looking to escape for a bit. I thought it was just a romantic dream that would never become a reality. Who would have known that this childhood dream would become the exact thing that Jake and I would create as a young married couple?!

We started The Inn Between to help families and friends create lifelong memories. We believe that family/friend vacations are irreplaceable when it comes to building relationships and connecting with loved ones.

Our greatest honor is to be part of your story, to help you connect as a family, and create traditions to be passed down generation after generation.

We take pride in bringing you the best customer service in Concan, and are committed to making your trip as magical as possible. Because we live on the property, we are available to 24/7.

We have several fruit trees and herbs that we grow for our guests to enjoy. Feel free to pick fresh fruit throughout your trip.

Though we are not waterfront, we are very close to the water, and away from the crowds that like to hangout by the river all day.

We love adding extra special touches to help make your trip personal and believe that you don’t have to spend a ton of money to get quality service.
