About this property

Living on the Edge... Amazing cliff home with incredible white-water ocean view

Built in 2005, this solid-built concrete and steel "treehouse" is nestled amongst the tree-tops high above Montezuma. It is a peaceful, quiet retreat in an enclave of million dollar homes that include Lunatica, Montezuma Hills and Villa Paraiso. It is just a 5 minute car ride down to the Montezuma Beach and about 6 kilometers to Cobano. Malpais and Santa Teresa are a 20 minute ride for world class surfing and a happening party scene. The Montezuma waterfall is a 4 minute ride, and there is a small secluded waterfall that is just a short walk from the home if you want to enjoy a private adventure just a short walk from the house. Or if you just feel like hanging out, you can just lounge by our beautiful 14' x 28' private pool, just steps from your door.

The views are absolutely breathtaking. The wildlife is abundant. The vibe is unforgettable! This home is set up with everything you need to enjoy what Costa Rica is all about!

The Details:
The main / entry level is approximately 2200 square feet (204 M2) and features the kitchen, dining area, huge living area, a large air conditioned suite with 2 queen size beds and a full marbled bath. It also includes a wrap around balcony with breathtaking white water coastline views. The lower level features 2 large, air conditioned bedrooms with good quality orthopedic queen-sized mattresses. There is also a full bathroom with a nice big tub.
Our home sits on 2.5 acres 300' above "Playa las Manchas" and has beautiful gardens, dozens of fruit trees, a 14' x 28' swimming pool, and a large barbecue area for outdoor gatherings.
NOTE: Our master suite is NOT in the photos, nor included in this profile. It is only available by special arrangement, and at an ADDITIONAL charge. If you need to accommodate more than 8 persons, please speak with the hosts regarding the possibility of renting the master suite. (It will not be occupied by anyone else during your stay.)

In June 2022, we hired the dream team of Mario and Alleda to manage the property. Mario, lives in a separate casita away from the main house, and is available to help with any needs and guidance. Mario and Alleda keep the place immaculately maintained and are always willing to help in any way possible. .
Outside Security Cameras! We have cameras on the front side of our home, the car park area, and the driveway approach. There is one camera that faces the ocean on the backside of the home. We have a ring doorbell. There are NO cameras IN the home. The TV will display all the cameras in PC mode.
Other notes...
We strongly encourage you to rent a 4 x 4 car as many of the roads out at the beaches are rugged. It is possible to walk down to the beach but the walk down to town is steep and arduous. If you do not plan on having a car, there are a number of reliable taxi drivers.

Charming secluded retreat with an exalting view.

We (4 adults in out 60s) loved our stay at this charming place with a thrilling views over the jungle and beaches just below the house, straight across the gulf of Nicoya to the mainland, and miles of coastline to the north - a huge panorama from the charming wraparound covered deck. Total seclusion and privacy surrounded by nature and exalting views. Nice open layout of main part of the house. Only minor quibbles: A micro wave would be nice, pool a bit chilly, plumbing delicate, and bedrooms fine but less special than the rest of the house. But overall an absolute delight to stay here.

The view!

Amazing outdoor space, the view is tough to beat! Roads are rough but once you get there you’ll never want to leave. Montezuma is small but has delicious food. We loved las delicias cafe for breakfast/lunch/coffee/smoothies and restaurante Montezuma latino beach food for tacos. Cute little shops to buy souvenirs and necessities. We took our 2 kids on a scuba diving tour with montezuma crew. It was their first time trying it, the guys in the boat were great, the food was delicious, the diving was murky but usually clear, lots of tourists… overall pretty great. Had a great stay and would recommend bringing all of your food if you don’t feel like driving back and forth for 15 minutes on bumpy dirt roads for each meal.

Perfect remote getaway with helpful on site management

This slice of seclusion allows you to unplug and unwind. Off the beaten track with panorama views and close (driving) proximity to Montezuma town and waterfalls was an ideal vacation for our family. Mario (property manager on site) went above and beyond to ensure we had everything we needed when the rains became so fierce getting in and out became impossible. So grateful for Mario who literally saved our vacation due to the weather.

Incredible views, great pool and wildlife

Yes, we had multiple power outages and had to throw some food away. Yes, there will be bugs (and we had a massive Giant Peppered Roach inside that was over 3" long, which the kids thought was amazing!). Yes- getting there is a bit tricky and you'll need a 4x4 for the precarious driveway. And yes-it would be better if there was a working dishwasher, a microwave and air conditioning throughout instead of just the bedrooms. But this is Costa Rica, and if you're okay with the above, then you can't beat this place. Excellent communication from both owner Chris and local manager Mario, including a broken toilet seat fix within minutes when we had an issue, and a late checkout granted to help us out. The hammocks overlooking the ocean are a highlight, but our best evening was spent floating in the pool watching 15-20 howler monkeys playing and eating all around us.

Cliff house

Location is beautiful, however there were some issues. Dishwasher didn’t work, toaster was broken, fan was broken, plumbing was archaic. Very charming house, but definitely needs some work

It was okay

The great things about this place were the view and seeing the monkeys up close. This could be a really great place to stay if some things were taken care of. First, our contact gave us the wrong address to drive to, to find the house. We got lost. Then, we had to wait for our contact to get out of work to meet up with us to bring us to the house. Second, we were not informed ahead of our visit that the internet had been cut off because someone had stolen wires to the whole town. This was known before we drove down. Since we had kids who were in school remotely and an online job we needed to check in on, this made our visit less enjoyable. We had to drive in and find a restaurant to get our stuff done every day. It was a nuisance. One of the reasons we picked this house was because it had internet. We would have liked the option to cancel or to know beforehand so that we could get things done ahead of time i.e. to better prepare. Third, when we showed up, we were informed that something didn't work(can't remember what) and that the toilet made a sound all the time and that it was something that needed to be fixed. Fourth, some of the beds had uncomfortable mattresses. If they upgraded the mattresses it would be a plus. Fifth, the front gate was a little hard to open and in the end we couldn't get it closed. Lastly, spraying for bugs. We encountered some cockroaches, and some other small bugs in the bathtub. Yeah, we know Costa Rica is full of bugs but we had stayed in other places and didn't have this occur. It is a beautiful location. Just needs someone that can keep up on upkeep and be available locally. Having to speak to owners who are absent and not completely forthcoming was a downer.

Nice view from remote location.

Fantastic view but the house is extremely difficult to find without the help of the caretaker who was attentive at first but less so toward the end. Be prepared for some inconveniences. During our 3 night stay we lost electricity twice and had to throw out food when the refrigerator failed. Also, it appeared to us that the property needed a really good overall cleaning. But you can forgive a lot while you enjoy the sunrises over the water.

Paradise in the tree tops!

The Tree house is an amazing place, full of life and warm breezes! We loved the views from the deck, listening to the ocean waves while watching the hawks soar all around was incredible! Laying in one of the hammocks watching the sunrise on our first morning is something I will never forget! The house came with everything we needed and then some. The local host Marlon was great, very response to all of our questions! We can't wait to go back and visit Montezuma again !

The big house on a hill

WOW, WHAT A VIEW ! ! ! We were literally dwelling on the edge of a cliff. Now I understand PURA VIDA. We took the small hike to the top of the waterfall.....it was well worth it. Then watched the natives scale the rocks and dive off while we drank fresh coconut milk. from the wildlife in the treetops to the rustic dining, Montezuma is amazing.

Everything about this trip was fantastic. We had vacationed in Costa Rica before, but this was our first time going to the West Coast. Before we left, Chris gave us all kinds of tips on places to see, things to do and restaurants. He treated us just like a real good friend or a family member would. He made sure we made it okay and made us feel really welcomed. Cata, Mario and Marlon (the housekeepers) couldnt' be more charming if they tried. Marlon came to meet us down by the beach and guided us to the house the night we arrived. If you are looking for a peaceful, yet adventurous vacation, Montezuma is the place to go and Chris' Edge Treehouse is the place to be. The house itself is huge and beautiful. The views from the balcony are spectacular. Definetely home away from home. Can't wait to go back!

Montezuma, Costa Rica villa style home in paradise

Words cannot describe the beauty and peaceful atmosphere of this wonderful property.. The views are spectacular. Christine and Chris cover every detail and the house is furnished beautifully with the furnishings fitting into and complimenting the landscape and ambience. Their caretakers are lovely and very helpful. Montezuma is a charming little town on the water, a perfect get-a-way location. We enjoyed the restaurants, especially the one on the beach which turned out to be one of the best restaurants in Costa Rica. And rightfully so. We had a short stay and wished we had a longer time to spend there. It was hard to leave.

Fantastic! I can't wait to go back.

The house is great. It has a very aesthetically pleasing, rustic feel that goes perfectly with the setting. Everything is in perfect shape. The kitchen is fully equipped. There is no roughing it. And, the view is unbeatable. The living area opens onto a very large balcony over-looking the forest and the ocean. It's the most relaxing thing ever. The place is about 5-10 minutes from town (Montezuma) and several great beaches. Guided tours and zip-lining is about the same distance. It's hard to imagine how it could be any better. You're going to love it.

A home with peace , tranquility, just beautiful. Sun sets are the best ever.,Cool evenings, wonderful restaurants, beaches, surfing and so much to see. Just wonderful to wake up & watch the sun rise, & evenings to watch it set. Small town with the most unique stores and many locals that are just wonderful. Pictures are only a brief of what you will enjoy at Living on the Edge in Montezuma. for your vacation , We have visited several times & will return. We would recommend it & have to several of our friends. We enjoyed the restaurants, in the small town ,raving a meal on the beach is a great experience., shopping, hand made jewelry, The Green market on Saturdays You not only eat in some of the finest restaurant and meet new travelers at the local residents. Everyone is so helpful, just ask anyone that has visited Living on the Edge

Mac Daddy!

WOW! The very first time I walked into this home, I got all choked up. The view is just remarkable. It has huge open spaces and some very cool furniture. The beds were really comfortable and the place just has a great feel. You are like up in the trees and looking over the coastline with the waves crashing. We had a great time out in the park and had a bar-b-que on our last night. The little private falls at the end of the road was like our own private swimming pool in the middle of the jungle. I love this place!!

More than ocean view

Lazing in the sun deck and discover the magic of Montezuma. It is a beautiful private Villa with intimate garden, fully equipped kitchen, functional dinning area, private and cosy bedrooms. Open spaces connect you with the surrounding nature a lot of different animals monkeys, raccoons a variety of birds such as tucans and macaws, lizards. Epic for your pets but only accessible by four wheel drive.

Paradise Found

I had the opportunity to stay at this fantastic place. The pictures do not do this justice. It is much more beautiful. Peaceful, tranquil, you will not want to leave. There is so much to. A fantastic way to recharge yourself. I would like to thank you for sharing your most precious home.

We purchased our land in 2001. We designed the home to maximize the views, without clearing any significant trees. That's why when you are in it you feel like you are in an amazing treehouse, looking down on the gorgeous Costa Rican coastline. We own a General Contracting business in Palm Beach Florida, so building a rock solid home was paramount. We used sustainable materials wherever possible, and worked with the natural geography. It was built with love and care, and we believe that you will be able to feel that good energy once inside. We completed construction in 2005. We plan to retire here one day in the future, but in the mean time we have decided to share our little piece of paradise with others. We hope you enjoy our home as much as we do. We first discovered Montezuma in 1991. We have seen many, many changes over the years. The one thing that never seems to change... is that just about every single person that comes to this area, falls in love with the place. There is just something about it that is difficult to describe. We have traveled extensively throughout the country over the last 30+ years but it was this area that continued to draw us back. It has the perfect balance of undeveloped beauty, amazing sense of community, and all that you NEED. Truly... Pura Vida.

Our home is above the town in a very serene setting. We see wildlife, have incredible views, and almost always enjoy the ocean breeze coming up the mountain. We are close to everything, yet just far enough from everything!
