A long private driveway takes you to an elegantly restored, period colonial with modern amenities like geo thermal central air. The secluded property has a crystal clear stream running through it and has been likened to a mini adventure resort that can be enjoyed by hikers, adventurers and meditators. It was named after the springs that feed the crystal clear stream and swimming pool. Imagine hiking for an entire morning without crossing a road, hearing a car or seeing a soul, past turquoise swimming holes, waterfalls, 250 foot white granite cliffs, a small lake, deep gorges and ancient dwarf pitch pine forests. Then returning to lunch at a blue stone terraced Japanese fern garden with fountain pools and small waterfalls and spending the afternoon swimming and relaxing at a 50 X 30 foot, chemical free, swimming pool with a mill stone fountain. An elegant, simple yet grand, private getaway two hours from Manhattan.
NOTE: Eric, who personally built many of the hiking trails is available to lead an optional hike. Eric and Troy live in a converted barn on the property.
OUTDOOR ATTRACTIONS ON PROPERTY INCLUDE: *1) Historic, 100 year old, 50 X 30 foot swimming pool, with hand -carved mill stone fountain, (6 foot diameter mill stones were carved on the property 100 years ago.) 2) 100 private acres (a consortium of four properties connected by beautiful trails) with a mile of pristine creek frontage and a mile Minnewaska Park boundary. 3) pond. 4) Japanese garden with blue stone sitting area with small waterfalls and pools. (blue stone was recycled from historic Kingston Court house) 5) stream and cliff-side fire pit. 6) Blue Springs properties have 1 mile of gorgeous stream frontage with water falls and secluded swimming holes. 7) Large lawn (croquet, frisbee, etc.).
*Pool season: Opens between May 15 and May 31 (weather dependent). Closes between Sept. 15 and Sept. 30 (weather dependent).
NEARBY ATTRACTIONS : Extensive rail trail network (Entrance is 5 minutes by car and 15 minutes by bicycle). Minnewaska State Park "Official Entrance" with carriage roads for hiking and mountain biking: 15 minutes. Stony Kill Falls: 15 minutes. Mohonk Mountain House: 15 minutes. Woodstock: 40 minutes. Walkway over the Hudson: 45 minutes by car or three hours by bicycle on rail trail. Ashokan Reservoir: 30 min. High Falls: 10 min. Rosedale: 15 minutes. New Paltz: 20 minutes.

Beautiful Property

Our small group of friends has a lovely time exploring the woods, hiking nearby, and swimming in the pool. Eric and Troy were great hosts (their house is right next door).

Staying in a secluded private park

Eric and Troy were the consummate hosts, we had a wonderful week staying at their property with our 14 and 17 YO daughters. Eric took us on a guided hike through his property, following the creek up into the mountains and continuing into Minnewaska state park which is contiguous with their property. He showed us the caves on his land which were occupied by native Americans thousands of years ago in which he found ancient artifacts. The house is great, was very cool during the August heat with its geothermal AC. The swimming pool is beautiful, water is crisp and refreshing, great place to relax after a hike or bike ride. We look forward to coming back!

Family quiet time

My family of five (and small dog) had a great stay. While we were mostly interested in swimming holes and the beautiful pool, there was a lot of hiking and exploring right outside the front door. Troy and Eric were very accommodating hosts with many useful recommendations. If you are looking for a very tastefully appointed house in a quiet, secluded location, this might be for you.

Amazing home with amazing host

This property was just magical! The home was comfortable and stylish with plenty of space to spread out. The spring fed pool and swimming hole kept us entertained and cool during the hotter days. There was so much to do nearby including farms, breweries, hiking, arts and great places to eat. The hosts were absolutely delightful and happy to share with us all the property had to offer as well as addressing any questions that we had. 100% will be returning

Exceeded our family expectations. Unique home and property - old home features, plenty of privacy, kitchen/living rooms comfortable for an entire family to gather, and stunningly peaceful outdoor places to see right out the front door - during a thirty minute stroll or during a two-hour hike. Hosts are outstanding - great recommendations customized to the time you have, and stories. Closeby dramatic hikes. Town offers easy access to longstanding produce farm, supermarkets. Westwind Orchard - very nice cidery in town to hang at. Inness - wonderful special occasion restaurant beautifully designed with spectacular view - whether for a drink or for dinner.

A Slice of Heaven

From the moment we were greeted by Troy, we knew we discovered a very special place. Troy and her partner Eric have thoughtfully renovated a beautiful home that respects the original details of the space while creating a tasteful, cozy and warm place to stay. We were so grateful for the attention to detail-from the well appointed kitchen and bathrooms, to the wonderful photo's and antiquities throughout. The home was impeccable and spotless which we all appreciated after our daily adventures in the surrounding area. A highlight of our stay hands down, was our nature walk on the property. You can feel their passion, love and respect for their land as we walked along the stream hearing about the history and the natural habitat. I saw some of the most beautiful natural beauty I have seen in a very long time. Lastly, do not underestimate the power of jumping into the naturally fed pool for an exhiliarating end of your day!

Family Apple Picking,

Thank you Troy & Eric for being wonderful hosts and for sharing your beautiful home Blue Springs and the stunning surroundings with all of us. You both went out of your way to make sure we had everything we needed and had a memorable vacation. Our family can't stop talking about the amazing 2 hour hike with Eric that was filled with local history and beautiful surroundings even our 11 month old grandson enjoyed it. Lasting beautiful memories were made on this trip with the help of Troy and Eric. The lovely house felt more like a home then a house, very cozy, it was perfect for our family which included 2 infants and a dog. The home is fully stocked and immaculate, it even has a high chair and a comfy bed for the dog. All Troys recommendations for local attractions were great from apple picking, a hike to waterfalls, and the local brewery and Cider farm. We highly recommend Blue Springs, Troy & Eric are two lovely welcoming people, it felt like we were visiting family. You won't be disappointed in stay at Blue Springs. Karen L

In a league of it’s own

We just spent 5 days at Blue Springs and it was exactly what this city family needed. Troy and Eric are great hosts and have a very special place. The house is well stocked and property is spectacular. We were content to stay and just hike the 100 acres that lead into Minnewaska state park. We spent our days either hiking or in the pool and started our evening with s’mores at the fire pit that Eric will happily prepped for us. Late nights were spent watching the fireflies and listening to the frogs. It was such a great place to end our summer.

August Escape

Property was perfect for our two week stay. The property is nicely secluded for lots of privacy and the House was clean and comfortable with every amenity including a fantastic pool. Since we were an outdoorsy group, the bonus was the trails that start right on the property. Location was also perfect. Convenient to groceries, restaurants, and local ice cream spots. There were great roads to bike in the area and we tended to start our day with morning 15-20 mile bike rides. After biking, we hiked the great trails in and around Minnewaska state park (highly recommend the Gertrude Nose hike). Late afternoons when we were hot, we just hung out by the pool (which was tended to every morning and perfect for the day). The hosts were readily available, very attentive to any requests and introduced us to some great adventures that a would be impossible to find on our own. For a stress-free getaway we cannot recommend this property enough. Perfect for families (kids and adults).

Magical Retreat

We spent an amazing week at Blue Springs reveling in the natural beauty of the landscape, the refreshing and gorgeous pool, and the nearby distilleries. Blue Springs Summer

If you are looking for a quiet family destination to unplug and enjoy all that nature has to offer, this property is the perfect choice. The property is close to state parks, as well as, great farmers' markets and just a scenic ride to local towns (New Paltz, Kingston)for shopping, galleries, restaurants and more. Our family enjoyed 7 memorable days of hiking, kayaking, swimming in watering holes, visiting the waterfall at Stony Kill Falls, and grilling family meals with delicious veggies and salads from the local farmers' markets. Each day ended with an afternoon floating in the natural spring fed pool surrounded by beautiful gardens. The owners, Troy and Eric were welcoming and made the stay so much more than we could have asked for, as a trail guide so that we could take in all that this property had to offer. Communication with Troy and Eric (who answered all of our questions) during booking, check-in and check-out was seamless and timely. The house was clean, charming and comfortable and fully stocked to meet all of our needs. We so look forward to a return trip!

Paradise

We have stayed at several very nice properties in the Hudson Valley, but this place is in a class by itself. The house is lovely, with charming and comfortable furniture. All conveniences; everything we needed to cook, play, and pass a rainy day. Everything was immaculate when we arrived. The biggest attraction is the outdoors. The pool is as clean and blue as promised in the photograph. You can float for hours, surrounded by trees and ferns, mini-dolmens, and the sound of a fountain. The children (and their puppy) loved playing in the creek, which has swimming holes and little rapids, mossy banks and some weirdly attractive mushrooms. Also tiny orange newts which allowed themselves to be picked up and named. I can't say enough about the owners, who were so kind and welcoming (and extremely respectful of our privacy). Troy helped us with everything from restaurants and activity suggestions to boots and raincoats for woodsy explorations. Eric took the kids to visit a millennias-old cave in the forest, which they talked about for hours. Beyond that, they are just very nice people. So we all hope to come back again and spend more evenings watching the fireflies and listening to the frogs.

Oasis In The Woods

We stayed over the week of July 4th. Troy and Eric were amazing hosts. The pool was glorious and despite a bit of colder weather we got to really enjoy it. On one of your last days the weather cooperated and we spent the whole day in the pool. We swam and floated around on the inflatables they provided while my son did cannon balls. Eric also took us on a hike on their trails. He took my wife and her sister on a short hike to a nice cozy spot where they could sit in the sun and dip their feet in the stream. My son and I continued on the hike where Eric brought us to a swimming hole and left us so he could go back and pick up the ladies to walk them back to the house. The swimming hole was amazing. Deep enough to swim and for my son to do cannon balls in. We spent a couple hours and walked back by ourselves. The trails are marked by logs and quite easy to navigate especially if you stay near the stream. I highly recommend a stay here. Your family will love it. So much to do on the property and in the surrounding cities of New Paltz and Kingston.

Private retreat

We spent an unseasonably cold and rainy Memorial Day weekend at this lovely house and had a wonderful stay. The house was full of charm and had everything we needed, and the property had beautiful trails to walk. Troy and Eric were extremely welcoming and helpful. We were close to some breweries and about 20 minutes from New Paltz so we were able to have a few excursions, but we mostly enjoyed the privacy and serenity of the woods. Would love to come back when it's warmer so we can enjoy the pool! Thanks for a great weekend away!

Troy and Eric live in a restored barn on the property. Troy is a social worker. She grew up in Manhattan and moved to the Hudson Valley in 1977. Eric grew up in Hartsdale, New York and moved up to Accord in 1975. Eric was a playwright until Troy and he started an adventure travel company, "Earth River Expeditions" in 1989 which does international river conservation work and takes people on rafting and multi-sport expeditions from Patagonia to Tibet. Eric co-founded the Rondout-Esopus Land Conservancy in the Valley.

Why they chose this property

The secluded 90 acres (actually a consortium of three properties connected by beautiful trails) have a mile of Minnewaska Park boundary and offers a multitude of adventure activities right out the door including; hiking on numerous trails and swimming in deep blue pools in the stream that runs though the property. It is also a marvelous place for photography.

What makes this property unique

The house is a fully restore Colonial with modern amenities including geo thermal central heat and air conditioning. There are numerous places to relax including a flag stone Japanese garden with small falls and pools, stream-side fire pit, poolside patio and chestnut gazebo, screened in porch, living room with fire place, sitting room/den and authentic country kitchen with full wall cooking fireplace. The historic 100 year old, 50' X 30', chemical free swimming pool and mill stone fountain were constructed out of the same cement used to build the Brooklyn Bridge and the base of the Statue of Liberty.
