About this property

Lovely Cotswold cottage on an award-winning private country estate

Tennyson House (45 Mill Village) is situated in a quiet corner of the award-winning 450 acre private Lower Mill Estate. Close to the Cotswold water park, in the south of the Cotswold region. The estate is fully managed and secure. It includes 7 lakes and the River Thames, the rear deck to the cottage directly overlooks the river itself and beyond, the garden runs down to the banks of Mill Lake. In 2011 Lower Mill Estate won the prestigious award for 'UK's BEST DEVELOPEMENT'.
There is a shared heated pool and sauna, tennis court, and children play area. The cottage has 3 bedrooms, one king double, one double, and a single. The cottage is fully equipped, and has a wood burning fire. All linen and towels supplied except the travel cot. Please bring your own linen for the travel cot.
During school holidays and peak times there is a minimum 3 night stay.
There is a restaurant onsite.
Wi-fi internet access available at the cottage along with a TV.

There are many walks around the estate and beyond, as well as a lovely pub and restaurant within easy walking distance. There are some areas of special interest for wildlife enthusiasts and birdwatchers, and also carp, coarse and trout fishing available on the lakes.
Wildlife and birdlife: The estate is very proud of its untouched areas of some significance when it comes to bird and wildlife.
Late in 2005 the first European Beavers introduced back into England were released and are hoped to thrive in a far corner of the estate.
There are viewing hides so they can be watched.
The estate is also home to a wide range of Bird life, from waterfowl to owls.
Details of guided walks and the best spots are available from the property or the estate office.

Fishing: There is some excellent fishing on the estate, both coarse fishing and fly fishing.
The coarse fishing is specialised and mostly specimen fishing, and the lakes would be classified as 'hard' and not really suitable for beginners. As a tenant you are able to fish (within the estate fishing rules) details of which are available at the house.

Lovely Cottage in a great location - but a little tired.
We stayed in this cottage over NYE and loved it, the cottage was big enough for four adults and two young children with no issues and its well located within the Estate. It is fairly well equipped with everything you would need for a short stay, but if you require anything specialist, I would bring it with you. (the knives could do with a sharpen too) We were made aware that the kayaks are broken before we arrived, but didn't have any plans to use them so that wasn't an issue. Overall we really liked the cottage, however it is getting a little tired and would benefit from modernisation. Please note the single bed mattress is awful, fine for a 3 year old but not great for an adult, it seems to have collapsed. The Estate itself is really nice with a good restaurant and facilities, the local area is lovely with a few good pubs close by. Cirencester is the closest big town for everything else.

June Break
The house itself was nice and suited us internally. We were however, extremely disappointed with the appalling state of the small patio area, rendering it completely unusable. Particularly so, because the weather was so nice during our stay. The hedges were so overgrown that the brambles overhung the very poor seating and rusty garden table. The mattress in the single bedroom needed turning to make it more comfortable to sleep on.

Lovely cottage in a beautiful area
We had a great stay here for a family wedding. We enjoyed walking throughout the estate each morning and although we didn't take advantage of any of the water activities, we saw many people who were doing so. The cottage is fully equipped and it was great to be able to do laundry midway through our longer trip. Communication with the host went smoothly and we had no problem checking in. Would highly recommend!

Good mid week break let down by a few issues
This was our 2nd stay on the Lower Mill Estate which is in a great location and close to various attractions. Nice well-equipped and clean property. Unfortunately one of the main reasons we booked this property was because it included the use of 2 kayaks which my children were really excited about. On arrival there were no kayaks to be found so I contacted the owner who advised that they were damaged and no longer available-very disappointing to have not been notified about this before our arrival. As mentioned in previous reviews, the dishwasher does not work properly and the washing machine is very hit and miss. We also encountered problems with the ensuite shower-if there was someone using the shower in the bathroom at the same time, the temperature of the ensuite shower fluctuated between cold and dangerously hot. No clothes storage in the 2nd bedroom and outside area overgrown. For those reasons altogether a slightly disappointing stay.

Pros: idyllic setting and importantly quiet, lovely house with comfy beds and plenty of towels. very well equipped kitchen. Cons : The outside of the property could do with some upgrading, no cushions on outside chairs etc, also gutters blocked, cobwebs etc, the washing machine didn't work only 2 dishwasher tabs left!

The strange waterfront
Well equipped 3 bedroom, 2 1/2 bathroom unit. It had an outdoor seating area that was overgrown with brambles which I trimmed back so we could sit outside. Spiders and cobwebs everywhere. Photo of property is deceiving, as it backs onto a hedge with a small stream which is the start of the River Thames. The picture on the web site makes it look like lake front. Overall though a pleasant stay with good walks along the Thames Path to a great pub in Ashton Keynes. The Halli balloo restaurant on the estate was worth a visit as well. Nice walks around lakes.

Decent size but needs a clean
Pros- nice large house and great to have pool towels and canoes to use. Cons- needs a good clean and quite a few things didn’t work properly (toaster, hob, dishwasher), generally needs some tlc. Sadly communication with the owner was slow and had to chase for check in information

Wonderful escape
As a family of 4 plus 2 dogs we had a wonderful stay here at Tennyson Cottage. It had a absolutely everything we needed from lovely comfy beds and soft fluffy towels to a fully equipped kitchen , log burner for the cold February evenings and blankets on the sofa to snuggle up with. Upon booking the owner couldn't have been more helpful and gave some great fishing tips. If you stay make sure you visit his fab little coffee van in Cirencester. We would definitely recommend a stay here.

Escape to the Cotswolds
A lovely well-presented stone cottage. Big enough for our party of 4 adults, 1 child and 2 dogs. Well resourced kitchen, (but slight issue with one hob not working and a dishwasher that was a bit hit and miss with its cleaning). Good service from Dexter the host of the property ensuring that we had the firewood we needed on arrival. Very much appreciated - thank you. Amazing nature walks to hand, and our youngest member loved the play activities (especially the heated outdoor pool). We will certainly recommend Lower Mill Estate to others, and may return ourselves in the future.

Tennyson House
Tennyson House was just what we needed. On arrival it was clean and tidy. The master bedroom has a balcony and en-suite. The other 2 bedrooms share a generous bathroom. Downstairs there is an open kitchen, lounge and dining area and another bathroom. Dexter the owner was very friendly and sent us all the information we needed in advance. The amenities on site are very good with a shop and a restaurant. We had breakfast at the restaurant, which was scrumptious. The big and beautiful lake is only a minute away and offers you the chance to do lots of different watersports. The location is very central for visiting the Cotswolds. Overall, we would highly recommend Tennyson House and Dexter.

Tennyson - lovely property
The house has all you need and we really enjoyed our stay. One or two niggles like broken blinds and very hard for older people to get into the bath shower as the glass door is fixed. More individual hanging or even drawer space in rooms would be good. Otherwise everything we needed was there and we were very comfortable.

Brilliant stay
We had a brilliant time away! The estate was fantastic and we enjoyed taking out the kayaks as well as hiring a boat from the activity hub! There is lots of lovely walks and my partner had a great time fly fishing! The house was lovely and clean with all the equipment we needed for our stay. Dexter was always on hand with quick replies to questions before and while we were staying. Only downside was that we had to come home! Looking forward to returning again!

Really enjoyed our weekend break and would definitely stay again.
Lovely location and place to stay. The house was clean and sweet. A great benefit was having 2 kayaks at the property that we could use - thank you! We really enjoyed taking them out to one of the beautiful lakes. Easy to hire bikes on site and we enjoyed the walks and dinner at a local pub. With 7 people staying the property would benefit from a bit more crockery e.g. plates, cups, glasses and cutlery etc. Lastly some hand wash in the bathrooms would be a great perk- as its easy to forget to bring this so would be good if already there. Thanks again.

Beautiful cotswold cottage
A beautifully located property. Many walks on the doorstep and only a short walk to a cosy and very welcoming village pub. Wish there was a little more space for parking near to the property, and the space which was allocated was very narrow. Cottage had fantastic underfloor heating and comfortable beds. A well equipped kitchen and great family sized table. We had a great 2 nights stay. Many thanks

Good location
We were a family of 7 adults in the Cotswold for a wedding. The cottage was cosy for the 7 of us. The sofa bed was not really big enough for2 adults. Kitchen was well equipped. Bathroom facilities worked well. We enjoyed our stay despite the weather. Unfortunately too wet to use the kayaks. Thanks to Dexter for suggesting a kayak route and for allowing us a slightly later check out.

We are originally from the local area and I used to fish the lakes surrounding the area 30 odd years ago. We have been living in New Zealand for 25+ years and purchased the cottage when the estate was first developed. We have had a dozen or so years successfully renting as a holiday home, before we returned mid 2016. We have been staying at the cottage while redecorating and renovating. Now available for holidays again as we are living closer to schools and college in nearby Cirencester

Its is a very quite corner of the estate with lovely outlook over the River Thames and across to Mill Lake.

What makes this property unique

Walking around Mill Lake and Farmhouse lake is a real pleasure, all year round.
