About this property

The Mansion of Kirkhill, nestled in the Pentlands 9 miles from Edinburgh

The Edinburgh Kirkhill Mansion welcomes you. Nestled amid 30 acres of lush gardens and farmlands, the stunning Mansion offers a haven of peace and tranquillity in Midlothian, not too far from Edinburgh.

Originally built for the most powerful family in Scotland in the 18th century, the Mansion occupies what is arguably the most beautiful spot in Midlothian.

The Edinburgh Mansion features bright, modern rooms with large windows and coordinated fabrics. These contemporary guest rooms are tastefully furnished, warm and relaxing.

Perfectly located just 9 miles from Edinburgh city centre with stunning views of Pentlands.

During your stay you can easily visit the many famous sites in the historic city of Edinburgh. Alternatively, you can take advantage of this wonderful countryside location to try hiking, cycling, quad biking, clay shooting and much more. The surrounding area provides a wealth of attractions to suit all tastes.

This self-catering house near Edinburgh offers the flexibility of an exclusive holiday let.

The Edinburgh Kirkhill Mansion can host any number from 8 up to 34 guests. Our individually decorated bedrooms can be adapted as king, double, twin and bunk bed rooms depending on your particular requirements. Whether you need a honeymoon suite, a double, twin, family or a single room, we can make it work beautifully. Most of the bedrooms have en-suite bathrooms with powerful showers.

The heart of the house, the Grand Hall, is Kirkhill’s main reception room. An impressive room packed with period features such as high ceilings, cornicing and patio doors leads directly out to the garden. With picturesque views over the Pentland Hills, it is the perfect place for any event.

Extending directly into the opulent Dining Room, the Grand Hall can host up to 70 guests for a drinks reception and up to 300 guests including the garden. There are also some great books and games, so it also works as a decadent space to relax and let the day go by. If you are a music enthusiast you can try your skills on the beautiful piano which is just next to the big lounge.

The top floor of the house hosts eight double bedrooms, seven of which are en-suite and the eighth has a private bathroom close by. These rooms can be configured in a number of ways to sleep a maximum of 22 people.

The basement offers another four luxury bedrooms arranged with taste and big windows for full enjoyment of our guests. All the bedrooms have en suite bathrooms.

The reason people fall in love with Kirkhill Mansion is the view over the valley under the ancient Scots Pine (reportedly planted at the time of the original construction by the Dundas’ of Arniston). A true country retreat within easy reach of Edinburgh, Kirkhill Mansion has over 3000 established trees. With the North Esk River running around half of the house’s boundary, you’re almost guaranteed to see your fair share of local wildlife. From deer to bats, trout, rabbits, water voles, woodpeckers and numerous songbirds, it is the perfect setting for a country event near the city.

Kirkhill Mansion is situated in the small town of Gorebridge just a 5-minute drive from town shops, post office and train station. The closest big market is Tesco in Bonnyrigg which is a 10minute drive away.

We’re also pleased to offer plenty of activities and experiences on-site and nearby. From highland games and archery, to private chefs and welcome platters.

Note: The price is for up to 25, extra people will be priced on a per person basis. Some rooms may be closed off if you are 25 or below.

The hot tub is available at an additional cost.

More like faulty towers
The property would have once been a beautiful place, unfortunately now it has gone from “having character” to just falling apart. From constant issues with the electrics that eventually tripped the boiler and caused us to have a freezing cold first night, to showers not working and just the general state of disrepair I would highly recommend folks to stay clear. Even if I was going here for a stag do I wouldn’t be happy paying what we did for the condition the place is in. We did eventually get the boiler sorted but continued to have issues with the electrics and on the 2nd night one room was also found to have mouse droppings all over the bed.Whilst we all managed to still enjoy Edinburgh I would highly recommend people to look elsewhere for accommodation unless the place goes through a significant refurb. I would say that countryside around the property is lovely.

Could be a wonderful house but very tired!!!!
We found the house very dirty. The property is very tired and needs a pretty hefty remodel. The risers in the upstairs bedrooms are very dangerous. One person in our group tripped on It and broke her wrist. I notified the owner but had no response. I will be back in touch with the owner over this accident and will file a claim. There was no internet, but said it did in the listing, so therefore, there was no television. For the price we paid, I was very disappointed and I would not rent this property again.

Classic Scottish Estate
170+ year old estate displaying the elegance of a bygone era. A large spacious property in a picturesque Scottish Countryside surrounded by bucolic forrest, pastures and grain fields. It has a large Grand Ballroom and and dining area fit for entertaining that overlooks the grounds. The abundant guest quarters allows for hosting many guests. It is a vintage property with the usual requirements that come this circa, and the property manager was responsive and kind.. My guests had a marvelous time! Thanks for a great stay!

About the host

Host profile image
Hey, I'm Justin and I manage the Edinburgh property portfolio at Adventure Connections.

We've been hosting large groups in accommodation for over 20 years and love welcoming families and friends to our collection of self-catering properties to have a breakaway and celebrate special occasions.

We can also help to arrange activities and experiences. Popular favourite include private chefs and platters, highland games, archery, white water rafting, and lots more.

Why they chose this property

The property owner fell in love with this property as soon as he saw it. Beautiful surrounding area in the Pentlands, and close to Edinburgh whilst having the privacy of your own mansion estate.

What makes this property unique

The property is split over three floors, includes 14 bedrooms accommodating up to 34 guests, although you can rent the property for less. There is a hot tub available for hire and acres of wildlife meadows, woods and even has the river Esk running alongside the property.

Hugely popular for festivities, weddings, and corporate events. We do take well behaved stag and hen parties - we warmly welcome groups that appreciate this grand house for it's character and charm.
